      Upon moving out my rental property I shampooed the carpet per the lease. I emailed Global Realty asking for a walk through of the property upon my departure and was denied. I received my security deposit back less $160 because Global Realty did not believe it was done professionally. I provided my bank statement and the receipt showing it was done. I paid for a service twice because someone "believed" it was done. I believe this is a matter of opinion and I deserve my $160 back. Everything else I agreed too. Especially, since I paid for the service and had receipts to back up the information. I have not cashed the check for the refund because i don't think it's fair business to do a tenant this way. I hoping to be refunded my $160.00. The business has a copy of the receipt from the carpet people and i am attaching my bank statement information.

      Good Afternoon,

      I'm surprised to learn of this complaint.  I'll keep my response as brief as possible.  1) I advised the Tenant that our property inspections are scheduled after the Tenant vacates, and after we confirm that all utilities are in service.  The Tenant informed me that she would be out of town after she vacates.  2)  Upon arrival for my inspection, based upon the appearance of the carpet, I found it to look as if it either not been cleaned, or a period of time had passed since it was cleaned.  As per our normal policy, I contacted the phone number on the carpet cleaning receipt to inquire, and to offer them the option to return for follow up treatment (as would any legitimate and reputable company), but the rep ************** In fact, the rep also refused to provide me with the actual name or address of the company or their business license number.  See attached receipt.  3)  My next step was to contact the Tenant about this. See attached screen shot of the last text about this subject wherein the Tenant expressed her inability to get satisfactory results from them and stating that she would be "cancelling them", which by phone she clarified to mean that she was going to "dispute that charge right now".  In that same text, the Tenant asked about hiring another "legitimate company...", to which I explained that once we have possession of a property, we only trust and hire Keystone Carpet Care.  See attached receipt.  4)  Also via text, I shared the need for minor landscape maintenance, and allowed the Tenant's family to return to take care of that to save the Tenant that expense.

      I gave this service a 30 day notice that I was moving and that my disabled aunt was living with me and willing to take over the lease. We have In writing (email) that this would be ok and global realty requested my aunts SSI number and DL on January 3, 2022 and that it would be ok. This was done per global realty stating it would be better for me so that way someone else would take over the lease fora seamless transfer. It took a full 3 and a half months off then stating they were waiting on an answer from the owner before stating it couldn't be fine then turned strong and cited me for moving people in illegally despite there being emails clearly stating this was ok. My aunt did not move her own children in until after I moved out and we received the ok email from global realty. They have totally changed every written agreement and turned this into a finger pointing contest and placing all blame on me when I haven't done a thing wrong. I have never been late on the rent and was a model tenant for 11 years

      Business Response /* (1000, 14, 2022/04/27) */ ***Document Attached*** Good Afternoon, I was informed via e-mail form the Tenant on January 3rd 2022 that January will be his last month at the house, and "My aunt was staying with me and she's gong to stay in the house". Over the course of that week the Tenant and I were communicating about his options in this situation, including me informing him that her "taking over" was not a unilateral decision on his part. I was hopeful for a smooth transition of some sore. See uploaded e-mails for details. I did request and receive ID and a completed Rental Application which has a place for her SS#, however, no credit check was performed as the property condition was to be restored first and foremost. All parties were informed that her Application was not approved, and the previously collected Application Fee was applied to prepaid Rent. I learned that it was not just his Aunt, but her adult daughter, grandchildren, and large dog who now reside there. I've also learned via an e-mailed list from the Aunt and my subsequent property inspection that the property is not being properly maintained and promises from the Tenant and his Aunt have not been kept. In spite of my efforts to find a way for us to come to a meeting of the minds and avoid displacing an entire family, the Residents and Tenant refuse to cooperate, the Lease Violations continue. The Owner does not wish to allow these ongoing Lease violations or the Lease itself to continue; this month we initiated the 5 Day Lease Violation Notice and the 30 Day No Cause Notice, both processed by Southern Nevada Eviction Services. As recently as this Monday, I offered to the Tenant via text that he and his family restore the damages and his family agree to maintain the property thereafter in conjunction with allowing them some time to find another home, and then possibly agree to an increase in Rent close to fair market value and remain on a longer basis. To that I received no response. The Owner thinks I'm wasting my time trying to work with them and said that they're walking all over me, but I'm just trying to exhaust all opportunities to come to a peaceful and fair resolution. Thank you for time spent on the matter. Regarding the Consumer's Desired Resolution: "Correction to a credit report" Our office has not made any reports or inquiries to any of the credit reporting agencies.
