Hi I m here to share my bad experience with the contractor called B BLUROCK located in Bayside, Queens: My house has leaking at the corner of the front wall ( Chimney corner) every time when its raining it starts leaking, eventually my neighbor refered this Contractor ( the Owner called *****) . We showed him around the house and he promised us after replacing the tile the leaking will be resolved, ( actually my house tile was replaced not long ago ) we paid $10,500, then after the job was done the leak in my house is still there, and my house was badly damaged after the rain storm a few weeks back, I called the Contractor for the reason and he said the leaking part is not done because on the contract it indicates that part not not included, I was so shock to hear that we hired someone to repair the leaking eventually he made money out of me by replacing my new tile and leaving the leaking there, and he asked for another $2500 to repair the leaking part..Anyone has any suggestions to this greedy business owner, thank you so much for any advice and help!

We are sorry to hear that this is the way that you perceived how the series of events transpired throughout the course of the project in question.

The existing flat roof was in bad condition on both the main house and the garage. This is what we were hired to replace.

There was in fact water coming in from what looked to be stemming from the flashing around the chimney and the chimney cap itself (being severely damaged and cracked). This area is located on the front of the house where the matching Spanish tile is continuous throughout the entire length of the attached housing, keeping the buildings looking uniform and of the same aesthetic. This is the reason as to why no work was to be performed on the tile roof, aside from the flashing, chimney sealing and patchwork around it.

The tiles that currently exist on the front of the house are extremely rare to source and most of the time, have to be found second hand as they are not produced anymore. In order to be able to repair the damage if work was to be performed on that area, we would be taking a great risk and potentially making matters worse. (Again, keeping in mind that the assessment of the roof, wall damage, water stain locations etc.  at the time of the consultation, gave beyond reasonable evidence that the chimney seal was the issue and that this would resolve the problem).

The customer (who is not *********************, and was not present during any of the course of the roof project) was made very well aware of this and thus, the reason why it is stated (2) times in the contract. In no way was there any sort of greedy or sneaky actions being taken on behalf of BluRock Services. As seen in the attached contract, all overages, scopes of work, materials etc. are clearly outlined and broken down to the best possible ability for our customers to be aware of any costs that *** arise as well as what we as a company intend to do.

Out of good faith after being contacted in a very malicious and intrusive way (by *********************) we offered to replace the tile roof with a new GAF asphalt shingle roof at cost in order to keep the peace. After much back and forth, we agreed to replace it at our cost although we were not going to assume liability on the first contract and that portion of work by conducting this act of good faith. This we would be able to guarantee and ensure no further leaking (the screenshot message seen attached by customer).

In order to complete this scope of work, we would need to build a chimney cricket and tie into the adjacent neighbors roof. This, we needed permission for and would not proceed until it was granted in writing by all parties. Up until this moment, everything and everyone seemed to be on the same page and in agreement as to what was to be done and the outcome that was to follow. We schedule the work.

After a day or so goes by, I begin receiving harassing texts threatening my business and my livelihood, demands and requests that were not previously agreed upon, and harsh statements about my character all while we are busy getting the paperwork and materials ready to go and replace this customers roof for free the following week. This act of malicious behavior was not something that we would tolerate and also be held responsible for when we are trying to rectify the situation at our cost no less, and uphold to the customer service standards that ********************** places a strong emphasis on.

We will provide our photos and evidence to support this claim so a clear light *** hopefully be shed on this situation. (We even offered the customer a one week grace ****** post job completion to hold $2,000 of the balance prior to performing a high pressure water test throughout the roof- no leaks were found once this was performed with the customer present- they then released the remaining balance- stated Paid In Full on the contract, signed by BluRock Services).

We are still open to completing the roof at our cost despite the dozens of reviews and postings that have been put out there thus far.

We appreciate the time that was taken to read our side of the story!

Date of contract 5/5/2022 We paid and advance for $18,000 per contract + the bank loan $22,0000 was released to BlueRock on 7/21/22 ( BlueRock submitted a payment request and the bank released the payment to the contractor directly, due to their policy). We were informed, during the singing of the contract both bathroom and Deck work will be started at the same time, and completed this summer. we had other contractors but were not available for timeline We contracted BlueRock for Bathroom renovation and complete Deck installation. Bathroom work was started on 7/22/22 after us reaching out to the company many time, as we had all the customer provided materials to get the work started . After many delays the work was compleated on 9/20/22. While the bathroom work was in progress we had requested *****, the owner of the business about the starting the deck work, which required pulling the permit from ***. After not getting satisfactory reply , we hired a expeditor, recommended by or architect to get the process moving. The expiator informed BluRock that their insurances needed to be renewed to pull the permit. Finally the insurance information was updated in the *** system late September. Since then we have been trying to get a schedule to start the deck work, but ******** has not responded. We have hired a project manager to coordinate the deck work, and deal with BluRock directly, because we have had an incident of ******/BluRock threating and shouting at us in front of his workers and family members and a guest and also over the phone while the bathroom work was in progress. When our project manager reached out to *****/BluRock , we were informed by our project manager that ***** was rude/unprofessional and hung up the phone. When our project manager reached out again, a agreement was made to discuss at 2PM yesterday 10/13, but ***** didn't pick up the phone, the project manager has left a message and haven't herd back from ***** yet

The complaint in question is based on false pretenses. The facts at hand are not accurately stated in the complaint. The customer had agreed to all terms and conditions of the agreement and then decided to reuse to accept the terms and would not allow us to proceed with the project and is depending a full refund of his money for services already rendered and produced as per the agreement.

I contracted the business in question to completely gut and renovate my bathroom in my Co-op apartment. I was sent a contract and happy with the price and timeline for the work. However, when work began there were some issues in regards to damages to my walls and flooring in my apartment that I brought to the owner's attention. I was assured that these would be remedied. As work progressed it became clear to me that the owner and workers were not doing the correct work. Incorrect materials were used, framing was not adequately done to support the walls, sheet-rock was not professionally installed, and waterproofing features installed by my plumber were cut and therefore rendered useless. When I brought this to the owner's attention, he first denied all these things and then tried to make excuses for it. I asked that he not come back and subsequently hired someone else to finish the job properly. I asked the owner several times to provide me with a list of things done with the breakdown of the costs as I feel I was grossly overcharged for sub-standard work. I paid for more than 2/3rds of the total contracted price and had to hire someone else to correct the problems left by this contractor and complete the job. The owner never got back to me with the breakdown of the costs. I believe it's because he cannot reasonably justify what he charged me.

The complaint in question has not accurately been depicted. The homeowner had been going back and forth with a request of who is to do the shower pan-originally supposed to be prefabricated- and then changed into doing a custom mud pan. The plumber had been instructed to install the pan, then was placed on BluRock to install. After a few days of delays and back and forth correspondence, it was left to the plumber to install the pan. Up until the day of the install, all was good with the job and customer service. Yes the floor immediately outside of the bathroom had been scratched, which I had actually offered to replace after being made aware of it and then told that it was no big deal and not to worry about it. I still insisted on repairing it as it was due to my employees negligence while demoing the bathroom space. The complainant had then told me that after all sheetrock was installed, that the job was not up to par and that it was not properly installed. As per the pictures in the complaint, taken after a half of day installation, the job was not complete (obviously) and still needed additional fasteners, compound and cuts to complete and have ready for tile. The homeowner had requested a breakdown of the costs and had informed me that the job was sloppy and that I was not allowed to return to complete the work. They had asked for a breakdown of the monies paid as I had supplied to the customer. She felt as if she has overpaid for services rendered, if that is the case, then why did she not allow BluRock to finish the job as we had been delayed due to the plumber and could not keep moving forward u till he was finished.

      Better Business Bureau:

I have reviewed the response made by the business in reference to complaint ID# ********, and have determined that my complaint has NOT been resolved because:

The business owner's response is not correct.  I have NEVER received an itemized breakdown WITH costs for the work that was performed.  In regards to the shower pan, the contract with the business states clearly that they are to build the shower pan with sand/cement mix.  I agree that I ended up purchasing a pre-fabricated shower pan thinking it would make the job easier and faster, but was unable to use it since the drain was no longer going to be set to center.  We were then back to building the shower pan as originally contracted.  My plumber NEVER agreed to build the shower pan with the cement mix.  The owner is confusing the fact that my plumber informed him that he would be providing and installing the Oatey vinyl pan liner which he did and which the business owner subsequently cut apart and made useless.  It was at this point that I had zero confidence in the owner's ability to do this job properly and that is why I did not want him to come back.  In regards to the sheet-rocking, there is no 'fixing' metal frame screws being used instead of drywall screws.  In addition, there were large gaps left around the piping, electrical outlets, and perimeter of the ceiling that cannot be fixed.  The way the sheetrock was done made it impossible to tile around.  It had to be taken down and redone. More framing had to be added inside the walls as well.  I have gone through extra expense hiring another contractor because this business was not able to properly complete this job.  If I allowed this contractor to finish I definitely would have been left with more problems.

The screenshots are there to provide evidence of the varying stories that have arose to what your complaint was initially about, therefore showing that there is no credibility to justify or back your claim at this point. You have now changed your complaint basis 3 times since the initial. At this point, we dont really know what your complaint is regarding as it has been very hard to follow and is beyond overstretched from the facts of the situation in its entirety. We did provide you a break down of the costs when requested, no it was not itemized with a dollar figure attached as we do not disclose nor have any legal obligation to share these costs as it is a competitive industry and we must keep up with the industry fluctuations and provide our services at rates that are cost effective to us as well as producing a quality product for the consumer.  I will attach a screen shot of the breakdown for what was incurred. The contract was breached by yourself and we agreed to terminate and sever our binding liability to the project. The scope had already been started, materials paid for and damages incurred on our end due to the termination of the contract in order to satisfy your request. You were not over charged nor taken advantage of in any way. You assumed we were incapable of the job based off a family friends opinion after 1.5 days on the job with only a small crew. Do you have any the cost associated with the demo and disposal of a 50s bathroom and 9 guys over 8 hours and transportation costs? On top of all of that being said, you did not move in a timely fashion and everyday there was a delay on your end, thus taking away from other jobs we had scheduled at the time due to the plumber not showing up, the change in scope 3 times with the shower pan and then to, without prior notice or complaints, (clearly the messages justify that the terms of our relationship were not hostile at all), be we could not come back and no reason other than you had to go to the office for a week had us at a standstill. As for the floor, yes, there was some minor damage that I did beg you to allow me to replace the day you had mentioned it and your words specifically were you dont have to do that dont stress it. You actually really didn't care at all, but I did as we do not work in a manner like that where our mishaps become the customers problem, and we walk away. The heavy debris put a few minor gouges in the entrance to the space (approx. 5 sq. Ft.). Replacement was definitely not a question of if it were to be done or not. To further back this claim, you state in one message that you were going to put up the insulation as you felt it was to much to despite of us despite my advisement bot to that you hired our company to do the work and that i was going to take care of that for you. If this defamation and horrid set of lies and untrue statements continues, you will receive a notice from our attorneys on how we will proceed with protecting our credibility. We hope this addresses your concerns and complaints in the right accordance of events.

I have reviewed the response made by the business in reference to complaint ID# ********, and have determined that my complaint has NOT been resolved because:

The basis for my complaint has never changed.  I feel I was overcharged for inferior work PERIOD.  I had 2 professional contractors come in to tell me the same things, that in essence, the work that was done by your company was not done by contractors that know how to properly perform bathroom renovations.  And also thank you for bringing up the issue of the demolition and haul away because it was nice to have to deal with your office person the morning the work was to start that there was no plan in place to handle the haul-away of the debris (which was in your contract).  This should have been my first red flag that your company does not handle things properly.  I only wanted a fair and reasonable assessment of what I paid for; that is all I have asked for.  If you are not legally obligated to disclose these costs then why not mention that when I asked instead of saying that you would put something together and get back to me?
