      Landlord management ** was recently hired to oversee the management of Condominiums in my building. I own a condominium. There is an ongoing legal issue regarding the board of managers. Landlord management has no involvement in this issue. However, this management company has started to harass me. They send bills to me that include the board managers Legal fees (this is one of the issues that was previously submitted to the court for the Judge to decide). In addition, their bill also include payments of my monthly common charges which I already paid to the management company. They also recently submitted this false bill with additional charges to the court. I contacted them and addressed this but they have been unresponsive.

      We just took over management responsibilities for Canarsie Gardens Condominiums. ************************* is listed as a delinquent owner because that's the information that was transferred over to **. She has attempted to make payments which was returned by her bank. As with any management company, we are now responsible for all collection of any past due unpaid maintenance charges. This also include legal fees. If the owner chooses to dispute the charges, she can do so in court .As per the Bi-Laws for the property, owners are responsible for all legal fees incurred in the recovery of past due owed maintenance fees. This includes court cost, attorney fees, etc; .These are the rules for any Condominium.

      I have reviewed the response made by the business in reference to complaint ID# ********, and have determined that my complaint has NOT been resolved because:

      The only delinquent payments were well over a year ago, prior to Landlord Management taking over management responsibilities for ******** ************.  Those areas were due to ******** *********** failure to address numerous reports of leakages, raccoon and squirrel infestation.  Nevertheless, this matter is currently being addressed in court and the Condominiums attorney have requested attorney fees.  Landlord management also submitted inflated numbers to the court ($8,000). Despite this, Landlord Management is billing me on a monthly basis for the attorney fees, condo dues and anything else that they may feel like adding.  Additionally, I have been making monthly (condominium dues) religiously since 12/2021 (despite having to deal with my window leaking).  In February 2023, a representative from Landlord Management contacted me and stated that they did not receive the payment that I sent for that month.   I instinctively sent the payment again through my bank., but then thought that funds that were recently posted may not be immediately available.  I then sent the same payment from another account.  The next day I learned that  Landlord Management had received 2 payments ($304.88 *2) totaling $609.76. I contacted landlord management and requested that the additional payment be used for March 2023. They refused, stating that the money would be put towards my arrears (legal fees). I then contacted my bank and requested that the excess payment be returned to my account.  Landlord Management is an unethical Company. They continue to lie to the court and now to BBB. Landlord Management have received all payments since taking over ******** ************ payments in 12 / 2022.
