  I paid $11,000 for a 1995 16x80 mobile home from the owner of Glens Falls Modular and Mobile homes. It was supposed to only need interior improvements but after it was delivered the transport company notified me that they seen the frame twisted in 2 spots. After removing the siding because something didn't look right, the roof was sagging after the trailer was leveled, which I asked Sam about the roof and he said once the home was leveled the roof would straighten out, anyway after removing the siding I found that the home was actually rotted in half but Sam had it all patched up inside so it couldn't be seen. The furnace had no burner so Sam stated he would throw one in, upon meeting the transporter at Sam's he stated he gave the burner that would work with the furnace to someone else and gave me a junk burner and said if it won't work he will pay to fix or replace it. I talked to a hvac guy and was told it needs a ******* af-15 burner and he has one for $150. I called Sam and let him know and he told me it was my problem not his. I never received a title for the home or a contract, just a receipt out of a generic receipt book with the amount and his signature. The home is not worth $11,000 as it is not even close to inhabitable

  Mr. ****** purchased the home in May of 2023. It was purchased in "as is" and "where is" condition; with no contingencies. 
  At one time he called my office with threats to allege wrong doing unless I paid him $150.00 which I do not owe him. He is trying to extort me and I am considering charges of my own. 
  He states twisted frames, I believe probably caused in transit or sitting on his lot. 
  Regardless, there are no contingencies to the purchase he made, as proof see the receipts provided.

  I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.
  when I looked at the home the roof was bowed in several spots. Sam stated it was because the home was not level sitting on his lot and once level it would be OK, it was not ok 35 feet of the sill was totally rotted off and he stated the furnace only needed a furnace gun but the furnace is no good and needs to be replaced. He provided no title and according to Hud it was an illegal sale because he couldn't provide the title to prove ownership
