      This complaint concerns JBT Quality Property Management, LLC in Liverpool, NY From 7/23/22 to 1/9/23, they managed my rental property in Holland Patent, NY. I sent JBT money for repair work, and paid JBT a management fee to cover supervising the work. I also paid JBT for cleaning services. JBT collected one month of rent, and a one-month security deposit. On 9 January I fired JBT for not meet basic requirements of the job; for example, they rented the house in an unacceptable state. Work that I paid them to manage and supervise was never done, including repairs and cleaning. JBT owes me my portion of 1 month’s rent, the tenants’ 1 one month security deposit, and a refund for maintenance work not completed, for a total of about $9000. When I complained about this to JBT on January 9, I received a text saying they would pay me back right away. As of 2/5, they have only sent me $3500. I am asking JBT Quality Property Management for: My portion of the first month’s rent: $1,650. The security deposit that they are holding: $1,850. A refund of $1553 I paid JBT for work not started: replacing a water heater and roof work. See the attached invoice from October 7. I sent JBT an additional $10,000 that should have gone to the contractor, ***** ********. I paid JBT 5% on top to manage the work and ensure completion. See the attached invoice from 10/7. The contractor stopped work because they only received $6700 of the required money. JBT did not tell me about this. Instead, they said the house was ready to rent. I learned the truth after tenants moved in. JBT should send me the remaining $3300 so that I can pay and work with ***** ******** directly. JBT billed me $675 on 8/16 for what deep cleaning. When tenants moved in, the house was filthy, including trash inside appliances and cabinets. JBT should refund the $675, or provide documentation of the following: who did the cleaning, how JBT confirmed the work was done, and when JBT confirmed it was done.

      We have been processing a refund for the work that was not preformed. Customer has only complained when he found mold throughout his home which was never part of the scope of our work. Our company preformed the work, rented his place and refunded whatever funds were warranted for refund. Customer during this complaint has still cashed checks as part of the refund. Please contact us for further clarification and detailed explanation. Customer is in breach of signed legal contract.

      I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below. JBT completely fails to address my complaint. Below I show how each of their point in their response fails to address the problems. 1. They have been processing a refund for the work that was not preformed. —In my original complaint I say they partly refunded, leaving about $5500. Since then they have paid an additional 500. That leaves $5,000 owed. And they haven’t said when they would pay the rest. 2. Customer has only complained when he found mold throughout his home which was never part of the scope of our work. —The money owed to me has nothing to do with mold. It concerns rent owed me, first months deposit, repairs not done, and appliances not installed. All of this is listed in the complaint. 3.Our company preformed the work, rented his place: —Not true, as shown in pictures and stated by tenants, they did not preform the work I paid them to have done. The contractor they hired says he did not perform work because JBT didn’t pay him the money JBT took from me. 4. Our company rented his place: —They rented the place in a state where it should not have been rented. Repairs weren’t done. Kitchen and bathroom were in an unusable state. 5.Our company refunded whatever funds were warranted for refund. Customer during this complaint has still cashed checks as part of the refund. —As stated above, $5K remains owed. 6. Customer is in breach of signed legal contract. — Contract allows me to terminate for failure “maintain Property in a condition adequate and reasonably safe“ and for failure to meet other duties that JBT failed to meet. See the agreement included in the attached documentation. I gave JBT their portion of 1-month’s rent, which covers the 30-day notice. Furthermore, when I first contacted JBT on this matter, the owner did not mention a breach of contract, and he claimed he would repay me immediately.  Regards, **** *****

      Customer has been refunded in full for work that was not completed. JBT rented to the tenant and the tenant continues to reside there. Owner continues to collect money from this tenant using JBT's lease agreement and the terms JBT established. Customer only complained after they found mold throughout the entire home which was not part of the scope of the work. JBT has issued a fair and reasonable refund and no other refunds will be issued.
