Home was closed on 7/12/2021. Attorney has not provided seller (***** *****) legal closing paperwork following 3 email requests and a date of 8/2/2021 provided as the suspense date to provide paperwork. The attorney presented a one page Microsoft Word document with calculations which are discrepant with the terms of the sale. The sale price is $139,050.00 from which deduction should be made. The attorney began with a price of $137,000.00 from which she deducted credits to the seller. Additionally, she added a deposit of $1,500.00 to go back to the buyer, which should be applied toward purchase per contract.Business response

This is in response lo the complaint referenced above. Ms. ***** was not in the area at the time
her house closed. She requested "closing paperwork" and I sent her the statement of sale
detailing the expenses paid from closing, which is what T provide to all of my sellers. From the
complaint I received it appears that it is more of an issue of not understanding the numbers. I
don't know what they don't know or don't understand.
Ms. * signed an addendum agreeing to a reduced purchase price equal to the appraised
value of the home of $137,000.00. She also signed an addendum agreeing to a credit of $500
toward repairs. Repairs were significantly more than the $500, and in actuality, were more than
the difference between the original purchase price and the reduced purchase price but the buyers
agreed to make the repairs themselves in return for the agreement to reduce the price to the
appraisal.
With regard to the $1,500.00, the realtor who held the deposit retained the deposit and the check
she received at closing reflected that credit. This is an issue of not understanding the numbers.
I will be emailing my response to Ms. *****, and I am hopeful that it answers all of her
questions. If she does have further questions, by copy of this letter, I am hoping that she just

I have reviewed the response made by the business in reference to complaint ID ********* and have determined that this does not resolve my complaint. For your reference, details of the offer I reviewed appear below.
The party is discrepant in her response to BBB regarding the deposit which she states was provided to me in the sale, yet it was given back to the buyer. Secondly, I continue to await the receipt of the closing paperwork and again requested it from the party. Finally there is a disagreement about the initial asking price of the home (paperwork provided to BBB0.Regards,

This is in response to the continued complaint referenced above. After my initial response, Ms. ***** and I communicated by email. Her last request was: "I am requesting all of the paperwork related to the whole process of the sale of the home on which all of the calculations are based from inception to the date of closing.". This information bas been provided to her either by myself or her realtor during the process. I responded that I only do calculations for the closing.
It is unfortunate that I must provide private documents to a third party, but Ms. ***** has forced me into this position. The following documents follow:
1. The amended contract initialled by Ms. ***** reflecting a purchase price of
$137,000.00, together with an addendum agreeing to a credit of $500.00 for repairs. 2. The commission statement from Chapin Real Estate based on the net selling price of
$132,950.00 ($137,000.00 less seller's concessions of $4,050.00), and also showing a credit of $1,500.00 for the deposit which was retained by the realtor as part of the
commission 3. The commission statement from **** ******* Real Estate together with a copy of his
payment. The bill for the abstract which is a closing cost. My fee, mailings, and the transfer tax (a state tax), are also reflected as credits on the statement of sale merely because the same
were paid from proceeds not directly from Ms. *****. 5. The Statement of sale.
I had also provided Ms. *****, by email, a copy of the appraisal of $137,000.00, upon which the reduction in purchase price was agreed. As can be seen, the numbers are entirely in order. I believe there is enough information here that you can determine that complaint can be closed as satisfactorily resolved.

Dear Representative;
This is in response to the continued complaint referenced above. After my initial response, Ms. ***** and I communicated by email.
I do not believe Ms. ***** is due $50.00, as the statement of sale was made pursuant to the amended agreement negotiated by the realtor. I was advised, by her realtor, after the appraisal which prompted the change in sales price, that Ms. ***** brought up the issue of the $50.00. He was prepared to chip in the $50.00, if requested by Ms. *****. I prepared the statement of sale consistent with the contract and amended contract.
Ms. *****, after I addressed every previous concern, both by response to this complaint, and even more questions after that by email, she resurrected the $50.00. On Monday, Aug. 30, 2021, at 7:51 pm, by email I responded "Don Stanton [her realtor] was aware of it. If you want it, please ask him for it." I have not received an email response from her,
I believed after my prior response that there was enough information here that you can determine that complaint be closed as satisfactorily resolved. Kindly advise what will end this, because I consider any continuation of this complaint to be harassment on Ms. *****'s part.
