This community of apartments are RACIST and rude. They were eager to schedule and appointment to view the property and when I got there, they immediately became uninterested seeing that I am black. They did not want to show me the property without an ID, which I told them you did not tell me that over the phone. They assumed I would not have my ID--but I did. Very unfriendly. Made me wait 10 minutes to recognize me following up with well your appointment is not until later.Goldberg Companies Inc. Response

Thank you for the opportunity to respond to this review. First and foremost, I’d like to say that GCI strictly adheres to all Fair Housing regulations. We make all real estate available without preference, limitation, or discrimination because of race, color, religion, sex, handicap, familial status, or national origin. All persons are informed that all of our apartments are available on an equal opportunity basis. We received the following email from Michelle ****** and promptly contacted her, to which she responded she was unable to speak at that time and scheduled a phone call with our Regional Property Manager at 11am the following day. She then ignored the phone call and did not call back despite leaving a voicemail requesting her to do so. Her email varies greatly from what was stated in her BBB review: “I am writing to inform you of my experience at your Cobblestone Court Apartments located at *** *********** ****** ************ ** ****** I have to admit that I was extremely disappointed in the manner in which I was treated. Earlier today, I received a call to confirm my appointment time. However, once I arrived (30 minutes early), the leasing office stated: that they would be with me shortly --after all your appointment was not until 2 pm. I asked if I should come back later and the response was, “No, I am in the middle of something and will be with you shortly”. The response was stated in a manner where it sounded like the young lady was appalled that I had the audacity to interrupt her. Then, when she finally told me to come into her office, she asked me for my ID and stated that would be the only way my husband and I could view the property. That was not a problem, but I expressed that I was not informed of that when I scheduled the appointment. It was a horrible experience. I would like to think that in today’s society, where most businesses have a diversity, equity, and inclusion policy in place, this would not be an issue. I am a doctor, my husband is a pastor, and we are simple quiet people. Our friends are judges, attorneys, executive leaders, etc. Why did I feel like pointing this out? Because, in other words, we would not be a menace to the community’s culture! I don’t expect you to reach out to me, but I wanted to ensure that you firsthand are aware of my experience as I am sending this information to the Better Business Bureau in addition to a Google review.” Upon examining the three accounts Michelle ****** submitted via different platforms, as well as interviewing the team at our property, we are of the opinion the extreme language in her BBB review is defamation of character. Michelle ****** arrived for her appointment a half hour early, was asked to wait approximately 10 minutes, and was taken for her appointment 20 minutes earlier than she had scheduled. In addition, it is well adopted policy in our state (as in all other U.S. states) to require a government-issued photo ID to tour. This is done for the safety and security of staff, customers and residents, and is consistent for all of our properties. Michelle ****** had her ID but her husband did not, and she was upset that he would not be able to tour with her. **Westwood Reserve: A Regretful Mistake** Moving to Westwood Reserve was one of the worst decisions I've ever made. I thought I had found a great place to live, but I couldn't have been more mistaken. From the very beginning, I should have known something wasn't right. If I could give them 0 stars I would. During my walk-through, I noticed several issues that needed attention. Excuses were made, and work orders were submitted, but nothing was truly resolved. My supposed brand-new countertop was already stained, and maintenance shrugged it off, saying there was nothing they could do (a recurring theme with them). I was also promised new windows to replace the severely warped and blurry ones in my apartment, but those never materialized. The property itself is poorly maintained, with dog feces everywhere. The leasing office staff are incompetent, rude, lazy, and clueless, especially the assistant manager Claudia. The maintenance team is no better, taking forever to respond to work orders only to do a half-assed job in the end. For the exorbitant rent they charge, you would expect top-notch service, but that couldn't be further from the truth. This place is closer to section 8 housing than any semblance of luxury living. The corporate office is equally unhelpful, caring only about their bottom line and not the residents. I've had to deal with numerous accounting errors and constantly have to stay on top of them to ensure corrections are made. The lack of professionalism and competence is alarming. Don't be fooled by the pictures on their website or the lies the leasing office staff will tell you. The apartment itself is nothing special—no linen closets, for example. I wouldn't recommend anyone live here. They will smile in your face while blatantly lying to you. Save yourself the headache and avoid Westwood Reserve at all costs.Goldberg Companies Inc. Response

Thank you for the opportunity to respond to Mr. ******’s complaint, we are disappointed that he does not recognize the credits that have already been applied to his account as a goodwill gesture on our part. Mr. ****** accrued additional late fees after we refunded the initial late fees. We have already waived two of his late fees, we will not be providing additional credits. The additional charges he is referencing in this review are NOT the charges we waived, they are IN ADDITION to those charges. Please ask Mr. ****** to carefully re-review his accounting and the documentation we sent so that he has a full understanding of the charges on his account. I am a past tenant of Pine Ridge Apt in Willoughby. I lived there for 3 years. I was lied to from day one. I was forced to move in not to lose my $500 deposit. I had placed a deposit as I was apartment hunting. Within 2 weeks I made a call to inform them that I was no longer interested and was wanting the return of my deposit. Well, I was advised that if I didn’t move in I would lose it. I couldn’t afford not to. When I moved, the apartment was old. The only thing new was the carpet. The apartment was empty, NOT clean. The stove was at least 15 years or older and the dishwasher was on its last leg. The burners on the stove didn’t fit to it and I called and they brought more that never fit. The blinds and the windows were dirty, damaged blinds had not been replaced from the last tenant. The main bathroom shower NEVER worked. From the day I moved in, I was making maintenance requests. They would come put a band-aid on it. There was always a back up of the garbage shoots. Hallways littered with garbage, people kids running up and down hallways. When calling the leasing office was told to call “security “. Told them security was sitting in the car on their phone. People let their dogs go in the hallways and didn’t clean it up. Called I was told they don’t have cameras in the hallways just the main lobbies. Dogs feces in the parking garage, called and was told the cameras don’t work. Explained why maintenance was able to smoke and work on their cars without no repercussions. The residents service females are a bunch of that don’t like their job and show it to the residents with no repercussions. I was glad to move. Well home getting prepared to move I inquired about my deposit. I was told the amount was less because of application fees and something else? Which I paid that separately. So I thought I had $300. I finally received my statement account and now I owe them. They charged a $582.93 “inspection charge “ this place is a joke. Don’t move here.Goldberg Companies Inc. Response

Thank you for the information. This resident did make a payment of $500, a credit check of $300 was due. The $200 difference was applied to the rent due in 09/2020, which was the first full month after move in. Looking back through completed work orders, it seems that we had completed each work order correctly, and the only ones left open for a longer period of time were due to delays in received parts or awaiting a vendor. During the time of moveout there were no open work orders, and none reported since 4/17/2023 indicating any work needing to be done in her unit. Her final unit inspection charges were $583.93, the items resulting in this total are as followed: Rescreen patio door- $25 Carpet charges- $433.93, carpet was last installed a month to moving in, at the time of moveout the carpet was asses to be heavily soiled and have very worn pile. Wall repairs- $125, these holes were from a tv mount All repairs do have corresponding pictures, if needed. She was also charged a $50 late fee due to her final payment not being submitted until the 21st. She was also charged $8.46 for her electricity since she removed service out of her name prior to vacating. Sadly I live in Pineridge Apartments in Willoughby, OH. The building is dirty. The laundry room is not clean. Mainetance does not come quickly when you put in a request. Sometimes there is no hot water. The appliances are old. Nothing is remodeled. The price of this apartment is super high for the quality you receive.Goldberg Companies Inc. Response

I am living in the Four season apartment in Beachwood, run by this company. I suspected someone enter my house without my permission and I complain to the management. She (Philisha?) totally ignored me. What she cares about is the fee they want to charge. I told them I don't have a problem paying the unbelievably high electricity bill. But I am not satisfied with the poor management and I can not tolerate someone might just enter my house from time to time. I even offer a picture of the suspicious 'white mark' on my floor. What she told me is, I need to continue to pay rental of the room even if I move out according to their leasing agreement. It is terrible management and this company tried to use their 20+ pages of leasing agreement to make tenants pay more than they deserve and could not say no and leave even if they felt very uncomfortable. I was forced to stay due to their unfair leasing agreement. what I can do is try to tell everyone my story and let them know this apartment is terrible. I hope the Bureau can help to protect the right of the tenant. I did find an organization that protects our right of us and can help us terminate the leasing agreement in a fair way when we felt uncomfortable and unsafe living there.Goldberg Companies Inc. I lived in the Four Seasons apartment complex in Beachwood, Ohio, which is managed by Goldberg Companies, Inc, for just over one year. I terminated my lease early due to multiple safety and noise issues that went unresolved by management. One particular Four Seasons employee is extremely aggressive and made me feel unsafe after multiple unprovoked confrontations, to the point where the police intervened on my behalf. The on-site management office is unresponsive and unwilling to enforce lease rules like building quiet hours and noise in the common areas. On dozens of occasions, I was woken up early in the morning by neighbors screaming and running in the common hallway, and prevented from going to sleep late at night by neighbors playing extremely loud music -- these behaviors are lease violations but management puts the onus for enforcement onto the police. The condition of building 4 is also deteriorating rapidly, despite being less than 10 years old. The trash room on the first level and trash chute rooms on individual floors were always filthy, stinky, sticky-floored, and frequently overflowing with trash, and the common hallways were poorly lit in a vague attempt to conceal the perpetual stains on the carpets.Goldberg Companies Inc. Dear Emilia, We are disappointed to read your review and apologize for your displeasure. Our account of events differs from what is stated herein, so we will try to help clarify. Our team did its best to address your noise complaints but requested your assistance since our employees were not present while the noise was occurring after business hours. They asked you to please contact emergency maintenance or the police when the noise happened before/after hours, but we have no reports of either being contacted for noise-related issues. Unfortunately, if we are not present when a disturbance is occurring/have no documentation of same, we are unable to issue a warning or violation. We understand how frustrating it is when neighbors are not adhering to the rules and we sincerely wanted to help Emilia, but if we are unable to identify the residents causing a disturbance then we cannot address the situation. Regarding our building, we don't feel it is deteriorating and we're sorry you felt this way. Our hallway lighting has been the same since we opened building 4 so there’s no attempt to conceal anything, it’s simply our style of lighting. We will immediately check the floor of the trash chute rooms to ensure they are being kept to our high standards. We understand you were frustrated at our team for speaking with you several times about properly storing and sharing community carts with other residents. The carts are provided for everyone’s use and should be returned to the designated areas so all residents are able to use them. We are aware you called authorities regarding a conversation about a cart, but they did not intervene on your behalf - they simply came to take statements but were unable to document anything amiss in the situation. Finally, we do not practice price gauging and our pricing is based on market rents, we provide upscale apartments for fair market value.
