      On 11/20 I viewed a rental property at ******* Court with Gina. I was interested in the property and went on to fill out the application and pay the application fee of 35.00 and a deposit of 500.00. On 11/22 Gina e-mailed me to stay I was denied the property. I asked when the deposit would be refunded and she stated "asap". On 11/23 she stated she would check Monday morning. On Tuesday 11/26 she stated she turned the paperwork in. On 11/27 I asked Gina for a date on the refund since "asap" was not an actual date per her previous email. Gina replied on 12/4 stating she was checking. She has still not responded to a date other than the original e-mail of "asap." On 12/5 I email Gina once again asking for a date the refund was sent to my bank as the application was denied and no need for them to hold a deposit. Gina has yet to respond to my e-mail. A call was placed to Gina from my lawyer asking for a date of refund and she stated to my lawyer she sent the paperwork and did what she was suppose to and I would possibly get a check but could still not give a refund date. When Gina was questioned she stated "yes we should not take a deposit when someone has not been approved yet". Gina became annoyed when she was asked again to check on a refund date and hung up.

      My first lease began in January 2018 at **** ** ********** ** **** ******* **** Cleveland, OH 44113. In October 2017, I paid a $300 security deposit. My final lease went until May 31, 2024 but I moved out at the end of March 2024 but paid my rent through May 31, 2014. I provided my move out notice via email on April 1, 2024 and dropped off my keys and parking lot gate opener to Daniela ***** on that same day. Since 30 days have passed since my lease ended and I have not received an itemized list of deductions from my security deposit, I am now entitled to my full security deposit as well as an additional $300 in damages and 5% interest for the 6 years I was at that apartment. My total request is $690.

      On February 19th 2024 I spoke with the property manager at the time ( Robert ******* ) about my apartments bathtubs paint peeling. This causes us to not be able to bathe our 10 month old son properly due to all of the paint chips accumulating in the bath water. This is very dangerous for him because if accidentally ingested it may cause poisoning. Mr. ****** then told us he would have someone the following week of February 26th. No one ever reached out to us. The first week of March we found out Mr.******* had resigned and there would be new property owners to take his place. There was a transfer of 3 different people in the leasing office so they asked us to bear with them while they smooth out the detail since they were new. March 26th I then placed a work order again. They sent out Andre and he told us that they have to send someone else out because he couldnt repair the bathtub. Then the work order was closed on April 2nd. I then tried calling 5 times to no avail. I then placed a new work order on April 10th. Then on the 17th of April Andre came back over to fix our sink and closet, so I brought up the bathtub again and he said he was going to take pictures and go tell the property managers. April 18th I got the notification that the work order was closed again. I then came to the office and spoke with the property manger about the situation and she said that later she would call around and see what other properties are doing and she would get back to me. After my spouse got off work I had him go down to the office and the property manger told him that they cannot fix it properly because if they fix it like they have done before it will peel again. She suggested for us to just peel it ourselves until they can find a solution. I

      This dispute is regarding the East 4th Leasing property at **** * *** **, Cleveland, OH 44115 and RHM Real Estate failing to provide me with a written lease agreement/notice of rent changes. In May, I sent RHM a request to provide me with a lease notice as it was 60 days prior to my lease ending (July 31). The leasing office did not return my messages, rather, mid-June, RHM sent me a notice of rent being raised by +30%. Since the increase was significant and short-notice I asked extend my lease to the full 60 days when I received the notice per our contract, but they denied. Then, I asked for a month-to-month lease as I needed time to move. The leasing office said fall is a bad time for them to get tenants so agreed to continue my current lease price until renovations in spring. I agreed to this. From August-September, I continued making the payment requested in my resident portal. However, after multiple attempts to receive a new lease I began to get worried that they would spring a new price on me as they had in the past and been doing to other tenants. When I didn't hear back after multiple attempts, I sent in my 60 day notice of vacancy which the leasing office confirmed my lease end date of November 2023. In October I was charged an additional $200/month for October and back charged for August-September. I contacted the leasing office several times to which they ignored. Finally, they responded threatening to evict me if I did not pay the charges. I told them I have no documentation, lease agreement and the charges were not set to my account during those months, so I had no way of knowing I was going to be charged. If I was aware, I would have moved out sooner. Since I did not want to be evicted, I paid the amount. In my 3 years at East 4th Leasing I have experienced many problems from being hospitalized and injured from my unit not being to code to the leasing office throwing away by belongings and inability to provide notice and appropriate contracts.

      On March 1, 2023, I moved out of my apartment at **** ****** *** *********** ** *****. The apartment building is called "Sheptytsky Arms", which is managed by RHM. The manager is called Charmaine R*****. I received a letter from her dated 03/08/2023 letting me know I was entitled to the amount of $272.00 of my Security Deposit. Since then, I have repeatedly sent emails and texts to both her and RHM trying to find out when I can expect my $272.00 Deposit Check from RHM? I have not heard from neither party as of yet. This is money that is entitled to me and I want it. I would appreciate anything you can do to help me receive it.
