    This company is not reputable. They say they "flip" houses. Yes, they make them look beautiful on the inside, but the work they do is sub-par. Paint splatters all over the floors and carpet, you'd think they would put down drop cloths. The plumbing was completely screwed up. Lines crossed, hot water to the toilets, cold water to the dishwasher, fixtures installed upside down in wall. The new wall had to be cut into to fix the mistakes. Seals were not put into new drains causing leaks. The plumber should not be working in this field. Holes in wall that were promised to be fixed, but were not. Electrical box not labeled. Fuses were not even put in all the way. This could have caused a fire! Deck leans due to not being level, already detaching from house, boards warping, steps don’t even touch concrete. That thing is a death trap! And claim to have gotten permit, but deck was already built so never inspected. The lower level has been leaking water. Wall and carpet were taken up and there is clear evidence of old water intrusion. They just covered it up with paneling and did not address this! And come to find out from previous owners children there was a sump pump that had been installed. IT WAS REMOVED during renovation. And this damage was not noted. We thought this company was reputable, but now we know they are not. The thousands of dollars we have had to spend since purchasing is insane. And it is going to cost us a lot more to fix their “remodel “ Yes, we did pay for an inspection but wonder if he was working with their agent so she would get a kickback since there is so much that should have been caught but was not. This company is nothing but a joke and should be put out of business. Just makes you wonder how many other people they have screwed over with their crappy work

    Heartland Home Buyers, LLC response to the claims that were filed to the BBB office about our company. Our company takes what we do very seriously, and by no means do short cuts or subpar work. We do very much care about the buyers who buy our homes, and we make each home unique and never the same look. We take the time to design each home, we work hard on finding contractors who are knowledgeable, and take their work seriously and willing to go the extra mile. If there is ever a issue with a home that we are aware of we make sure to take care of, address it, fix it and report any disclosures that we are aware of. Key word Aware of!!! WE buy homes from all different reasons and from sellers that may not have any knowledge of the home because they never lived in it. That same thing goes for us. We have never lived in the homes so we don’t always know everything that may arise after living in it for weeks or months. When we list a home, and the home goes under contract, the new buyers then Hire their own inspection companies who are state board licensed. When a home inspector that they chose to hire goes in, they are to inspect every aspect of the home, inside and outside. We are thankful that this is the process, so that way when an inspection is done, and things are notated then the buyers with their agent, writes up the items off the inspection report and submitted it to our realtor as the sellers. That report is then given to us to address the items they want fixed and we negotiate that. The report was agreed upon and we fixed the items that we were addressed to us. Once the items were completed and reports given to the Buyer’s agent to show that they were addressed by the contractor who did the work. The buyers at that point signed off stating that they were satisfied with work completed. After closing about 3 weeks later our realtor received an email from their agent with concerns from the buyers and our realtor immediately sent it to us to read. I immediately responded to the buyer, who also happens to be someone my husband works with at the Air Force base and has known for over 20 years. I sent him a message on March 19th, 2022 at 9:51pm, and asked him to please call us the next day so we could respond to some of the things they were concerned about. They had bought the house on 2/2/2022, so this email came to us 47 days after they bought the home. We never got a call or reply from the buyer, we do know he received the message because we could see that he read the message. My husband even tried reaching out to him with no prevail. Our company would have listened and would have tried to address their concerns, not only because the buyer was friends of ours, but because that is just who we are. Our name in the community means a lot to us, we give back to the local Dayton area in many ways. We have given back to the Homeless Disabled Veterans thru the HUD VASH program, we support the local fire departments by donating food, games, and other items. We have also supported local hospitals and police departments!! No person associated with Heartland ever resided on the property while we owned it. No known defects were disclosed to Heartland from the prior owner’s son. No defects were found or noted during our ownership of the property. The property that the buyers hired had the property thoroughly inspected by a home inspector of their own choosing. The inspector, despite the thoroughness of his evaluation did not find any of the problems of which the buyers now complain. We assume that the buyer’s inspector ran all the faucets in the house for some minutes and flushed all the commodes, as is customary, but no main-floor leak or basement level plumbing leak implicating the newly installed fixtures, and the hot and cold-water lines reversed. There were two items on the report that the electrician was to repair, and those repairs were made. If those items would have come up on the home inspection, we would have Definitely had that repaired. There was no sump pump in this home. There could not have been any water damage to the carpet as stated, as the carpet was brand new carpet installed with new pad two days prior to going on the market. As far as the deck a permit was pulled on 12/08/21 with the Planning and Development Department City of Beavercreek for 30.00, in which they came out and looked at the deck. We also contacted 12/20/21, we spoke to Larry they Deck Permit Specialist at Greene County permits office as well about the deck. We were asked to add joyce hangers to the deck in which we did. Your inspector made no recommendations about the deck that we were made aware of. The relatively few issues identified by the buyer’s inspector were the subject of additional negotiation and were addressed to the buyer’s satisfaction before they chose to proceed with the purchase. An obvious question given rise by the inspection is how Heartland can be expected to have spotted a problem that a paid, professional, independent inspector did not spot. Making the statement that Your Inspector was working with our agent so she could get a kick back is slander and false. You picked the inspector, and you paid for the inspection. We were not even given the inspection report, we only received the 4 items that was listed on the defect notice. Finally, the buyers made no attempt to present any grievance to Heartland. You all gave Heartland no opportunity to inspect or, had Heartland been inclined to do so, to repair any of the problems. Rather the buyers first recourse was to make their allegations of fraud and slander us, making it more difficult to communicate. Allegations of innocent mistakes are one thing, but accusations of conscious, deliberate dishonesty are quite another. This complaint to BBB is very upsetting to us, we were given no chance to address any concerns.
