      This company has filed a total of 5 false evictions on my name and record which has caused me and my child pain and suffering. This company refused to remove the evictions from my personal record. I would like the removal of the evictions or money for pain and suffering.

      Ms. ******* signed a lease with the previous owners of **** ****** *** in 2017 prior to our ownership. She and the other occupants in the unit were evicted because they were all listed as lessees. When the eviction and writ were granted, Ms. ******* contacted us to have her name removed (06/2022). We agreed to honor the removal or seal of the eviction if she could show proof from the previous owner that she had legally vacated, and no longer resided in the unit when we purchased the property. She has never provided us with the requested information.

      So I was approved for an apartment through Big Guy Properties which I went to see and everything looked okay still was kind of iffy but at the showing of the apartment things looked okay. So they gave me the option to pay 1400 first months rent and deposit or just to pay deposit and then the rent on the first of the month because the lease signing was scheduled Saturday October 30th 2021 since it was so close to the first they gave me my keys with just paying the 700 deposit. So I signed the lease and gave her the deposit Saturday the 30th of October and decided to wait on giving them the rent until the first. So the 31st I went to clean the apartment before I moved anything in. I then found some roach casings or eggs fly from under the fridge. It was also a roach in the refrigerator. So I wasn’t quite sure what it was exactly so I looked it up on google just to make sure before I contacted the lady who showed me the apartment. So I texted her a few photos of what I found that very next day after the lease I told her I am terrified of bugs roaches aren’t doable for me and that I rather not live in that type of place with me and my two children ages 9 and 2. I asked her if the people before me had roaches she told me she was not sure but that they would send pest control that following Wednesday. I still decided not to pay the rent because of the matter because they should have definitely brought that to my attention before letting me move into a inhabitable apartment with an roach infestation. So I decided to go ask the neighbor in the next building because I wanted to know if anyone else had the problem which would lead me to believe the company knows about the issue. So sure enough the lady said she had roaches and a few other tenants as well as mice. So I made my decision that I wanted my deposit back and I wanted to move out before my things get infested. At this point my things are moved in which I had to move my things from Pa now my belongs are infested

      *** ***** contacted our office re roaches. She agreed to pest control service. We agreed to do that for her. Pest control treated and did note one dead roach, but nothing live (attached). We offered to move *** ***** to another unit or another complex. She agreed. We agreed to waive the transfer fee and charge for the lock change $39. She did not pay rent, only her security deposit and despite being asked multiple times to pay her rent, she has not (Text thread attached). She kept all her belongings in the unit precluding us from re-renting it. She never turned in her keys. She was supposed to come in to sign the transfer paperwork 11/11. After multiple calls and her mother attempting to negotiate on her behalf without a release, we have come to an impasse. She claims that we lied to her about the pests in the unit and at the complex. This unit has never had a pest problem (attached) since 2017. We never said there were no bugs at the complex; that would be impossible and a lie. There are always bugs. She said she will turn in her keys, but is not taking any of her belongings since she does not trust them to not be infested. Since *** ***** is abandoning the unit without paying rent, we began the eviction process by posting a three-day notice 11/10/2021. In the background, we began negotiations for mandatory treatment of the entire complex (attached). We feel that we negotiated in good faith, addressed all of *** ******* concerns in a timely manner, and waived almost all fees. *** ***** does not get to force us to buy her all new personal property when she could have removed her property immediately. She said she didn’t want to pay for a *****l or storage, however, since she did not pay November rent, she did have funds to cover the fees. The offer of to refund her the security deposit less prorated rent for the days she has been storing her things and I will waive the $39 fee as long as she removes her belongings.
