      L & B manages the property at ******* ****** where I live. Joell, the rep for our complex. When old remnants of a leak on the wall/ceiling of 1st floor hall suddenly became an issue, Joell threatened legal action against the owner/board member of the condo above, where Jo decided the water was coming from. The board member contacted me knowing I have knowledge of the buildings structure. I sent detailed information to Jo, with pictures, showing the only way to access any water lines is through the ceiling of the condo complaining. The condos sit on steel floors. There is no way to look down at the water/leak location from the hall or condo above. I gave her the history of the leak. .Jo ignored the structural information, again, wrote more nasty emails to the owner/board member restating legal action. I received nasty emails from Joell stating I harassed her by giving her structural information. Because of her ignorance, arrogance belligerence and disrespect of the owners, she will serious damage our complex. There are multiple other incidences which other owners will share.

      I did not write clearly or make the point I intended. My complaint is L&B management firm threatens owners with legal action, makes dangerous decisions and will not make repairs necessary. They retaliate against owners and will not address concerns.

      My complaint is for my concerns and for I have been treated.

      The board member I referred to felt so threatened by the actions of L&B she resigned. She also fears more action from L&B.

      Under L&B Management all but one board member resigned. That is scary. My interactions with L&B have all been approved by the HOA.

      I have a physical disability that was not taken into consideration when filing out forms and voting documents.

      I will speak to Jo about this. But doesn't sound like anything Jo would do. She's bee nwith me for several years and had no 

      complains from anyone.

      I have had several issues with L and B management having to do specifically with my HOA manager. I've had charges on my account that seemed excessive and in the past I just payed them and moved on. I asked advice on this issue once on a public sight and my HOA manager threatened me with a lawsuit for defamation via mail. Most recently I was charged for an assessment fee for the new year. I'm in between two board members in my unit. I hadn't heard we had voted on a special assessment so I asked other residents if they were charged. In fact they were not. My neighbor to the right of my unit has some sort of personal relationship with our HOA manager. She often comes to his apartment and while there blocks my parking space and sometimes my door as some sort of means of intimidation. I do not react to this and ignore it though other residents notice this. I was told by a member on the board that we were not to have a special assessment until may and the matter was not voted on yet but my account was charged for an assessment fee for January first. On numerous occasions the manager has become belligerent with me she has refused to give me the bi laws or the name of the firms lawyer or her supervisor. Today as I've put this all together I wrote an email to their help desk via their website. My email was rejected I assume she has access. I was told by the neighbor who is a member of the board whom has a special relationship with her she plans to leave l and b management and take my community with her. Their is a plethora of unprofessional behavior going on here and I'm at an honest loss as to whom I need to contact to remedy the situation as any email I send is blocked and I'm unaware of how to reach her supervisor or the management firm any other way.

      I have reviewed all the allegations in Ms *********** complaint, and after investigating each, can only not speak to one, the parking she complains of as I was not present.  However, it doesn't seem that it can be proven exactly where the vehicle was parked with no pictorial evidence.

      As to excessive charges on her account, that is unfounded, and copy of her account is in the attachments as proof.  Only charges in her account are monthly fees, a few late charges (not nearly as many as times she was late) and association special assessments, annually.  She currently has no outstanding balance other than the assessment which is not yet due.  So I don't understand what she feels is wrong with her account.  She was not the only person charged for the assessment, there is a charge in every single homeowner's account.  Not sure where she gets her information.  AS to voting for a special assessment, I'm not sure if she is implying that the membership should vote on such an assessment, but that is not how it works.  The governing, body, the Board, determines assessments.  Notice was given to all owners, in the form of a Newsletter, emailed and hand delivered by a board member to each unit.  We cannot speak to receipt of said notification.  It doesn't seem to be a problem to any other owner.

      The neighbor, a Board member, she refers to is friendly and conversational with the property manager when the manager is on site.  Why would it be inappropriate to be on friendly terms with someone that you deal with frequently?  The manager has a good rapport with the Board.

      The documents have been given to her in the past.  The name of the supervisor, me, has been given to her, evidence of that email also attached.  She obviously can reach our firm with no problem by phone as she called today and I spoke with her.  I would have been happy to send her the documents, again, had she not hung up.

      I'm not sure what the issue is with he website, but the property manager did not block her email as Ms ********* alleges, and has no access to do so.  She can easily reach us by phone, or email.

      So I don't understand what the issues are that she wants "resolved".  She can reach us, her account is in order, no one is intimidating her by parking a car somewhere in the parking lot.  

      Also attached, you will find an email trail from our software which shows Ms ********* clearly stating that she likes to write letters to the BBB for fun.  This was in response to a very polite email from our collection dept stating facts regarding her past due amount and a problem with her check.  Perhaps she should re-consider her use of the BBB "for fun".
