      Phillips Edison Company (****** ************************* is the worst company ever to conduct business with. I've been renting a unit from them for over 1 year 1/2. My customers and I have been dealing with a persistent foul smell for a long time, and despite my complaints the issue was not resolved. As a result, I made the decision to move out due to the intolerable, incurable, unbearable, death smell. It is very disappointing when landlords/property managers do not address issues promptly and effective. In addition, I lost more than 80% of my clients due to the smell. I have a record of all communication and request that I've made regarding the smell as well as responses taken by the property manager/owners. My rights as a tenant have been violated.

      Phillips Edison & Company strives to provide an outstanding customer experience to its tenants. We regret that the tenant was unhappy in her space at ************** *************** despite our best efforts to respond to her concern. All efforts were made by our property manager and portfolio manager to quickly address the tenant's concern, including working with the neighboring tenant to eliminate any potential source of odor. When these remedies proved insufficient to satisfy the tenant, the Phillips Edison team worked with her on an early termination of the lease.

      If I could leave a 0 I would. If youre small business owner and this company buys your building you rent from, good luck and start praying! There has not been one person I have dealt with that treated me with the bare minimum of human decency and kindness. They dont care about anyone. Point blank period. It is a corporation and everyone who works there speaks to you very condescending and rudely. I was told wrong information by one of their employees when asking if I could pay my rent balance at closing table but 3 weeks before the sale of restaurant they threaten me with eviction if I dont pay 5k a week until closing or they wouldnt assign the lease to buyer. I was already not able to make ends meet before that. Not their fault I understand, but I had taken proper steps to call the person I was directed to call to ask if I could pay the balance at the closing table. Told yes, very rudely, only to come back and threaten eviction! On top of that they verbally agreed to waive the late fees at $622.00 a pop but then, only waived one! A multi million dollar corporation. I wouldnt have even had some of those late fees if their employee wouldnt have told me incorrect information! This is why they say the big corporations dont care, because they dont!!! They are out to get you and really only care about their big grocery chains! Good Luck from the bottom of my heart!

      Phillips Edison & Company strives to treat each tenant with respect, acting in accordance with the highest of professional standards. We regret that the tenant feels that she was not treated fairly. The tenant was in significant arrears and attempting to sell her business when she reached out to us. At that time, she was told that her overdue amounts could be paid at the closing of the sale of her business, however, that did not relieve her of her obligation to continue to pay monthly rents as they came due. The tenant was still required to continue to pay monthly rent in a timely manner, which she failed to do. This resulted in a need for a payment plan. When the tenant's husband reached out to us regarding the delinquent account and pending transaction (which required an assignment of the lease and Landlord approval of same), we agreed to a payment plan beginning 9/29/2023 as per the email dated 9/28/2023. In this email, we indicated that the assignment would not be approved until the balance was paid in full due to the now significant arrears. This payment plan was agreed upon by both the tenant and her husband in a telephone call prior to the email. Late fees had continued to accrue throughout the year and the Phillips Edison team had agreed to work with the tenant on those fees. A portion of those fees were waived. The Phillips Edison team worked diligently throughout this process to try to help the tenant get back on track and complete her transaction to the satisfaction of all parties.
