#Investors #lenders, #realtors take note!!! Below is my review of having dealt with ***** ****** we do not need individuals like this in the Cleveland Market ruining deals because of their incompetence and stupidity. I will be reporting him to the appraisal board and if any of you have dealt with him please do the same let's have his license revoked!!! We are going to destroy his business so he can never work in Cleveland again hurting good people!!! ************ ****** of appraisal keys is the scum of the Earth. He has fucked up twice on our property. on the latest one where we were working on selling the property he decided to make rental comps that were several hundred dollars below the actual rents when I rents were already under Market rent. then when we use the HUD numbers which were several hundred dollars over his and the rentometer which were even higher to send him rental comps the asshole refused to correct his mistake. first The jerk takes forever long time like two and a half 3 weeks to get the initial appraisal that he fucked up on not only was he an asshole refusing to fix his mistakes and damaging deals he wasted 2 weeks after the initial appraisal to say he's not going to fix his mistake. if you are a realtor and investor A lender avoid this jerk like the plague we must put him out of business now!!! going through his website and looking into them him there are multiple complaints against him messing up other people's deals using incomparable comps that are not accurate and not measuring square footage so he totally messes up people's deals. if you have dealt with this person please report them to the appraisal board with the complaint so we can have his license revoked immediately!!! In response to the claim. ** **** was not our client on this assignment. We were assigned from the Appraisal Management Company(AMC) to complete an appraisal to assist in the valuation of the subject property for the borrower and lending institution. Upon completion of the report a final opinion of value and an opinion of rent was determined in which supported the purchase agreement. The owner of the property(not our client) felt as the opinion of market rent was too low. A reconsideration of the opinion of rent was submitted through the AMC and additional rental comparable were provided for review. The additional comparables were reviewed and determined to not be valid indicators as the subject was a four-unit home and the additional provided rental comparables were those of detached single-family homes. These additional sales and commentary regarding the reason for not using were added to the report and submitted back to the AMC in a timely manner. At no time did the appraiser refused to address the items of concern. We do not have direct contact with lenders and communication and report delivery is channeled through a middle man. the use of an AMC, in which may cause delay in timelines due to reviews and underwriting. All this was explained to ** **** upon his call into our office but was met with explicit language, name calling, and physical threats by *** ****. At no time during this assignment was ** **** our client and at no time during this assignment were any fees collected from ** **** to Appraisal Keys. Both the lending institution and the AMC reviewed the product and had no issues with the work performed.
