      I had a home inspection provided for $400 on April 30th with a report provided.Major Defects in the House were missed by the Inspection Report including a Non-functional Shower Plumbing Defect as well as a Downspout that is not connected to any nearby drainage. Without the correct information I allowed the house to close and found the major defects only after taking possession. These missed defects will cost in the order of $1400 to remedy and home inspectors are responsible for missed defects that should have otherwise been flagged and would have changed my mind about the potential purchase. The owner of ProCheck, ****, has offered to refund the inspection (admission of guilt) but refused to remedy the missed items as should be covered by his business insurance because I had one of them fixed (the shower for over $315 at ******************* Plumbing) without calling him first to re-assess the issue (not required by law). I have provided him with Video and Photographic proof of the defects. I have been told by other inspectors and realtors this is unacceptable and should be remedied by the ********************************* coverage.

      The complaints involved would conclude the inspector actually did not flush toilets or run water during the inspection.  This does not seem plausible as this is so routine for an inspector.  Also, contrary to the terms of the inspection agreement, willing and knowingly signed by the client, ProCheck is to be notified in advance of the client contacting any contractor.  This was not done.  Additionally, the inspection agreement, willingly and knowing signed by the client, states that a refund of the fee of the inspection agreement is all that is required by the agreement.  This was offered to the client, but they refused.  ProCheck offered the refund, NOT as an admission of guilt, but as a cost of doing business and as a courtesy.  Sometimes it is just easier to offer a refund than continue to debate the merits of a complaint.

      I contacted ProCheck Engineering the week of 9/25 to come out and assess a crack in our basement wall as requested by the bank for our refinance process. William (Tre) G****** came to our home around 9:00 on Friday 9/29 and completed the inspection. When he was done in the basement he spoke to my husband and I upstairs in our living room for about 10-15 minutes about the condition of the basement and his recommendation to stabilize the wall. He educated us about straps and how they would be the best option for our situation since the measurements of the bow in the basement wall were not over 2" and the basement was partially finished. Neither my husband nor I had ever heard of what he referred to as kevlar straps. He explained if we went with beams, we would lose space in the finished part of the basement and that would not be necessary since the straps would do the same job. It sounded like a great solution and when I asked about basement companies he was clear he couldn't recommend any because he wasn't associated with a specific company, which I completely understand. He did provide me a couple "basement" names and that helped me remember where I was given their company name from and gave me a contact to have the basement fixed. I received the engineer's report from Tre Friday night and sent it to our bank. When I was contacted by the bank, they wanted us to have beams installed per the engineer's report. I had not paid much attention to the report since we had a conversation in our living room. I called ProCheck the morning of Thursday 10/5 and Friday 10/6. The secretary thought Alan the manager was going to call me on Thursday afternoon and I am yet to receive even a phone call. I paid this company $500. They came to my home, lied to my husband and I, have caused an issue with the bank and now I have to hire another company as well and I can't even get them to return a call.
