They have compassion and truly care. There was a fire in the building across from mine. The poor man lost everything from a guest cooking when he was in the hospital. The managers showed up right away and when the tenant got there from the hospital he was in a tshirt (and it was COLD out) but he didn't have no coat because all his clothes burned up. I watched Mr. Jamie take the coat off his own back and give it to that man so he could keep warm. I started crying when I seen this young man show so much care for another human being. Color didn't matter, class didn't matter he just saw a human being in need and took action. I was truly touched. Don't let anybody tell you they don't care because I saw it first hand that they truly do care about people.Abbeyhill Realty & Management, LLC Response

Do not rent form Abby hill they change your rent through out the year they don’t fix anything and most of the places for rent are inhabitable to even live in don’t move in kingford or Harris or anywhere near Wedgewood, or any place out east or up north abbyhill is a slum lord leasing agency that will soon come to a endAbbeyhill Realty & Management, LLC Response

A. The "reviewer" John Strong is not, nor has he ever been a customer of Abbeyhill. He appears no where in our tenant files past or present. B. Abbeyhill does not, nor have we ever managed Wedgwood Apts, Kingsford Apts., or Harris Apts. C. Abbeyhill is not a "slumlord". D. This review is fake and should be removed.Review from Kyesha B

Paid the rent on the 2nd, I put it in the drop box, they called on the 8th saying they haven't recieved it and was going to evict me. Told me they had cameras but was not willing to review the time stamp I gave him. The owner of the company is the only one with a key to the lock box. There needs to be a separation of duty. This apartment management are very unprofessional. I have a hole in the ceiling of my bathroom, there is barely any hot water, I have no mail box key, my oven has no burners, there is a hole in my bathroom door. There was a man squatting in the apartment the same day I moved in, and the counters were messed up when I got here. I was desperate for a place and this one I thought would work. But the new management is rude, careless, and will hold no wrong doing for their error losing my money order. Stating you don't have it, and never received it, instead if saying there is a possibility that it was misplaced would be more reassuring but they are power hungry and you can tell by the way Jamie speaks. I questioned why they went to a new management company. He said we are evicting you and hung up the phone. Waiting to see the video of me on February 2nd, 2024 around 6:12pm placing the envelope in the drop box and the excuse that they would come up with- we we go to court. The mistake is on them and they are not willing to try to fix this mistake by looking at the video and piecing together how they lost my money order for my rent. Then stating I'm responsible for a $95 late fee plus the rent or go to court and pay 450 plus the 95 plus the rent.Abbeyhill Realty & Management, LLC Response

1. The tenant DID NOT pay her April 2024 rent. 2. The money order she claims was submitted was never cashed according to the tenant. 3. We have given her every chance to pay April rent but she failed to do so. 4. Our rent drop box is on camera. No person appears on the footage on the date and time she claims. 5. Abbeyhill DID NOT rent to or and prepare an apt for Ms. *******. 6. Ms. ******* has also failed to pay her May 2024 rent. 7. Ms. ******* has been sued for eviction for non-payment of April 2024 rent and for NO other reason. 8. Ms. ******* has failed to adhere to her written lease contract and is in breach.Review from Desirae Y

The resident lives in a 1 bedroom apartment on a month to month tenancy and pays $590 per month. We have offered him a new fixed term 1 year lease at $640 per month. The new rate of $640 is still $110 per month LOWER than the current market rate of $750 for the same apartment. The Tenant seems very unhappy and we do not want that. He is free to submit a 30 day notice to vacate if he chooses and he can find more suitable housing if he desires.Review from Alexis S

Office staff very rude. Owner liar. Drugs on property. Camper in parking lot with an old man that lives in it and walks around in alley looking for drugs. Don’t live here unless you are down on your luck or very desperate.Abbeyhill Realty & Management, LLC Response

Abbeyhill realty has very rude staff, I've been cussed out by the property manager, I've called in multiple complaints about the drug dealers and their customers harresing me with no results. If I could leave -2 stars, I would. They are simply in it for the money and do not care for the tenets amid a pandemic. Example in point: We paid them for being late in January a total of $1098 for $675 rent, $50 late fee, & $373 lawyer fee for filing the eviction. We contacted them, letting them know we would be late and why. That was paid to them on January 26. 2022. Of course, now February's rent is coming. Again we knew we would be late. On February 9, 2022, I called to tell them we had the $675 for the rent but not the $50 until the following Wednesday. I was informed that if I did not have that $50 in by noon on February 10, 2022, they would again file eviction and owe $373 plus $50 by Wednesday, February 9, 2022. Now they were nice and are only charging us $50, as the lease says, and not the $95 they started charging when they took over this complex in November 2022. But they list our deposit as $0 on our account, yet we paid $675 to the company who used to own it here. Why? It was ridiculous they charged us $373 after all we had managed to pay in just three weeks ($1773) and would not simply wait for the final $50. Like I said, all about the money SMH. I just moved in to ********************* apartments,Columbia gas could not turn my gas on because of the flu not being properly set I notified ********************* to have maintenance fix it. All maint did was remove the red tags and turned my gas on I notified ******* again with a response of impossible and yet nothing has been done my furnace is not working well either I put in a maintenance request and was told number on my file is wrong and there not going to fix it until I call in. I try calling I get voicemails every time. My back door I dont have a key for nor my shed was told by ******* maint would fix it and Im still waiting. ***** I cant post picturesAbbeyhill Realty & Management, LLC Response

The tenant has provided no working phone number to help him. I would encourage the Tenant to call us asap with a working phone number. We are open Monday thru Friday from 9am to 4pm. As far as his HVAC, an independent maintenance contractor made the very minor adjustment to remedy the red tag from ************ immediately after we were notified. This complaint is without merit.
