This company will find a way to charge extra for everything! When you complete the application, it comes with a form to sign up for "Rentistry Credit Builder" which is a total scam. $8 per month to tell the credit agencies that you are paying on time... The credit agencies can find this out themselves. Even though we NEVER completed the attached application, they automatically enrolled us. I then called and said we did not want it and never signed up for it. They then said that they automatically opt you in -EVEN IF YOU NEVER COMPLETED THE APPLICATION FOR IT THAT THEY INCLUDED- and charge you. When you pay rent, you do NOT have the option of paying less than the full amount (including the Renistry scam payment). So, you have the option to be late on rent or to pay for something you never signed up for... They also charged ridiculous amounts for subleasing for summer to both the subleasee and subleasor. Welcome to “luxury living” at Somerset Apartments. Just kidding, this place is an absolute dump. The apartment complex is 25+ years old, has been poorly maintained and not safe as you can see from photos. My windows don’t shut as they’re swollen and rotting, I could pop the window out if I pushed hard enough. The stairs which are the only means of egress are rusted/rotting. The apartment wasn’t cleaned before I received occupancy(bathroom, floors, kitchen etc). Appliances are old/outdated and don’t function properly. This is the furthest thing from luxury! Furthermore, the application fee was $500! This should have been my first red flag. I changed my mind the following morning and decided it wasn’t a good fit but I was already locked in for a year with no way out of the lease. Again, another red flag. Clearly they can’t effectively keep their tenants so they have to resort to using predatory practices. Deceptive and Unprofessional management, I’ve never dealt with a more disgusting group. As I’m signing the lease I was told that water, Internet and trash are going to be an additional $250 per month… Super shady practices, avoid this place at all costs. Go down the street to the “One Deerfield” or “The Grindstone Apartments” as its the same price and you actually get to live in luxury.Review from Don M

SCAM!!! STAY FAR AWAY!!! In the summer of 2023, my son was coming back to Florida for 2 months. We called this apartment complex to ask if we could sublet for two months since my son found someone online who said he was looking to sublet his apartment. The girl told us yes that they did subleases. At that point, we jumped online and filled out the online questionnaire to rent the apartment. Everything was going fine until the paperwork came in. The paperwork said that we needed to lease for 12 months. I told them that they must have made a mistake and that this needed to be moved down to two months. It was at that point when the apartment property manager told us that we were given bad information and that they were not allowed to sublet they could only reassign the lease and the lease would be for 12 months. We told them that that would not work for us and they said that we still owed $150 application fee. We told them that we were not going to pay the $150 application fee because we were given bad information by an employee. We escalated that up to someone at a corporate office somewhere. That person told me that it was clearly a mistake made by the young girl at the desk , and once was realized by the property manager, they should have just reversed it right there. He told me he would take care of it, and it would be voided and cleared. We found out today that it wasn’t cleared. It was actually sent to collections. They are literally trying to scam money out of a 23-year-old college kid because someone at their front desk is so incompetent that they could not give the proper information. When I called today and spoke with the property manager, she just kept telling me that there were no notes in there. so she said, basically, I’m sorry, but you have to pay this debt to the collection agency. This is a poor business practice and it’s nothing short of fraud. Stay away from this place, they will steal your money at every chance they get.Review from Patrick L

The people who live there are normally nice but the administration has turned from bad to worse. Band-aids over bullet holes and money-grabbing move out costs help define how this place is run.Review from Lori O

The Commons at Sawmill (Flagstaff, AZ) has shown multiple times that they are Owner driven, claimed to be affiliated with NAU but have no regards/respect for students. The owner rents out a four bedroom apartment for $3240, no utilities, and give each room their own contract at $810, furnished. This does not include the application fee of $300 per room for a total of $1200. With utilities it is about $930/room = $3720/4bdrm unit. If not paid in full by the 5th of the month the student has to pay an addtl $81 dollars (5 days, not even a full week to get in another paycheck, 1st and 2nd land on a Saturday/Sunday you pay the extra fee). The day after, on the 6th of the month you receive a "5 Day Notice". Basically, by day 12 "you may voluntarily vacate and surrender the apartment and return possession of the premises to the owner". This all happens during FINALS! (Dec/May). Added frustration from having to pay a full year contract even though students return home Mid May-Mid Aug. Student pays a full month in Aug but cannot move in till the 20th, our specific apartment wasn't move in ready, it appeared someone was squatting for 3 months (a roommate did not have to move out last day of July, like other students and we were not allowed to move in on the 1st)Review from Andy B

The Commons at Knoxville is telling students one rent price and asking for a $300 application fee. When the application is approved that price is no longer available. The new price is several hundred dollars more. When you pass on the new "inflated" price, they won't give you your deposit back.Review from Peter M

The Commons of Knoxville has started price gouging their existing tenants. Rent is currently $660/month. They just sent a renewal lease for 2024/2025 school year and raised the rent to $1450/month!! Absolute crooks. They are also requiring a decision in 48 hours or that rate is no longer valid! They are asking college kids to pay over $1400/month for a run down apartment. I signed a lease with Tetro Student Village in San Antonio tx starting January 2022 to December 2022, on top of which I was caught between them switching to landmark properties, they ended up messing up my lease. I told them my lease was incorrect and that the lease ends December 2022. They had informed me it was corrected. Now after moving out it being October 2023, I am finding out I am being charged for damages along with one of my ex roommates. They did not notify me of this charge so it was sent to collections. On top of that they did not inform me of what the reason was to withholding my security deposit within the 30 days, not did they give me a list of the damages. I had called to dispute this, but they basically told me to pay and this is my fault for not being informed because there was an email sent out. I don't not receive an email. They had charged me fees upon moving out and I was under the impression that I was paying for damages and clean up. They also failed to take me off the electricity bill which I had to fight with them about as well. This apartment complex is a complete mess. Now I'm dealing with my credit score being messed up because of someone else's lack of integrity and professionalism.Review from Kellie F

I signed a lease for my 18-year-old son to live at The Reef Student Living in Fort Myers,Fl. My son was an incoming freshman. Never was I told during a tour of The Reef Student Living that there was even a remote possibility that he would be placed with a 45-year-old man who is not a student. When I contacted the manager I was told that I would have to find someone to take over the lease and pay a $799 reassignment fee. Any reasonable person would expect that an apartment complex named the Reef Student Living was for students. Very deceptive!!!
