      I have been dealing with them for about a year or so. Everyone is very helpful, Danika, Evonne and John made me feel very appreciated, The rent is reasonable and the maintenance is reliable. I hope to stay with them for a long while. Desiree

      Executive Rental Homes is an excellent, customer service oriented company. We have been in a rental home with them since 2019 and their communication is excellent, they are very pleasant and prompt, and their maintenance staff (Ken Green and Louis C) explain things clearly and respond timely to any and all issues. It is rare to find people who take pride in their work and stand behind what they do. In addition, they care about their property and have high standards, which is evidenced by their upkeep, quality products, and high expectations for any one they use to complete work or do maintenance. We enjoy our lovely home and they make all the difference in our decision to stay in one of their properties.

      I am so thankful for this property management company! I have been renting from them for 3 years in counting and I couldn't imagine renting from a different company.

      John W***** of Executive Rental Homes is not to be trusted. He has an emotionally and mentally sick and twisted lying behavior. I rented from these people since 2007. I was evicted over 25.00. The only thing they have to say about me is yes, I paid my rent late. But here is the story I had been overcharged late fees for years and asked John W***** to give me a copy of a ledger with what he had been charging me. I finally received a copy of the ledger and he had double charged me since 2007. The issue was that I told him until I get a copy of the ledger I would not pay the balance and he refused to give me a copy because he knew he was stealing. Secondly, he forged leases that he said I signed I have that on a recording. Thirdly, I hardly ever received a writtten lease and when I would call him to ask for a lease it would take him 5 or 6 more months to get a lease to me. John, wrote an email to me telling me that I did not have to pay late charges during the pandemic and there would be no increase in rent. So, I continue paying the amount that I had been paying. We went to court he and his lawyer showed up with an old lease not even an updated lease and the judge ruled for them anyway. John W***** sent me a email with his signature and said he never sent it. Lastly, this is how tenants are being treated by these judges I paid April's rent he took me to court for eviction stating I did not pay April's rent but yet it was proven in court they had cashed the check and the Judge sided with them anyway saying that I did not pay enough rent even with the letter in my hand stating they he wrote their would be no increase in rent. John W***** of Executive Rental did some things that he should not be able to practice real estate again. I asked them for my deposit of $1650.00 and they sent me a letter showing that I owe them 9950.00. This total is a cost that they estimated that would cost to fix the condo. Well, like I said I moved in 2007 not one time did they come to the condo and do maintenance, upgrades, paint, change carpet or even check on the furnace or air condition. Then they are going to send me a notice because they did nothing to take care of their property to fix it. What cruelty? Whenever I asked them for a upgrade John's replied(I have emails to prove)that I would have to pay for it but yet for years he tried to charge me an extra 75.00 for maintenance they did not do. However, I read some of these reviews below and wondered was this racially motivated because all of them below said they called and John answered what they requested but never showed up when I called. Run from these people. I can recall signing some papers that the content was hidden from me and the next two months I checked Montgomery County Court and Art P******* had purchased the condo. I can only believe that since I moved in there on a land contract that I had a right to that property and he had me to sign over my rights. These people are a story someone needs to unfold and I gurantee there is some wrong somewhere.

      Ms. W*********, had a lengthy and well documented history of paying rent late and in amounts less than the total amount due each month. This practice, which occurred over a number of years, resulted in a significant accumulated past due balance for unpaid rent and late fees and was the basis for her recent eviction. Mr. W********* attempted to oppose that eviction through a trial, during which she was represented by an attorney, but the trial judge considering the matter and all of the evidence presented agreed that an eviction was appropriate and fully adopted ERH's position. The "review" posted by Ms. W********* is, unfortunately, full of inaccurate, incomplete, and incorrect assertions in addition to outright libelous accusations and charges levied at Executive Rental Homes' staff, attorneys, and even the Court. If anything, ERH waited too long to evict Ms. W*********, attempting to work with her informally to address the past due balance, and every effort was made to resolve the matter with her outside of the judicial process. Any insinuation that there was any sort of racial bias toward Ms. W********* is unfounded and contradicted by the fact that she was a tenant for over 14 years and was not evicted earlier even though she had a large accumulated past due balance owed. ERH does not in any manner discriminate nor condone discrimination in any manner and the accusation otherwise is repulsive. Even a cursory examination of Ms. W*********'s "review" makes it clear that she is upset regarding her eviction, but such emotions are not license for slanderous accusations and personal attacks, particularly with regard to racism. ERH stands by it's well documented history of customer satisfaction as can be seen from the numerous 5 star reviews submitted by other tenants.       The Business states that can stand by their service. They stated they waited too long to evict me. They stated they had a long history but unfortunately that's not true on their part. If what they are saying is true why would I contest them in court if I had such a bad history. There was not a month I missed paying them. Never a month can they state that I missed paying them rent. The charges is proof on the legder they were unfounded. I went through the charges on the ledger one by one days were I paid rent on time they were out the office. They charged me. It was a code to the door and John Warner would not give me the code and I mailed my rent and he charged me. John admitted in court that their billing system did not work correctly. He also admitted that sometimes the secretary did not come in till Wednesday of that week. Many of the charges were very off. Even when my rent was on time John found some reason to say it was not. When he did not care enough about me to come fix, upgrade or do maintenance on that condo and most of did not care enough year after year to give me a lease. I went years without a lease. When he stop caring enough to treat me like a tenant I lost my caring too.

      According to the statement above that they have well documented records. Well, according to the testimony of John Warner in court that the billing system was not good. The well documented records produced the ledger. According to the ledger the amount of my rent in the month of April was 825.00. This is the amount i paid on April 6th. This is after I received a email from John stating no late fees. My rent due on April 5th I paid it on April 6th. The court filing said I was being evicted because I did not pay April's rent. But documentation presented to the court that I paid and they cashed the check. The judge ruled I did not pay enough. To help you to understand I emailed John asking him for a lease because I had not received a lease since 2018. This is proven because this is the lease that was brought to court by he and his lawyer. I emailed John Warner in October 2020 asking for a lease because I was trying to apply for a program that required a copy of a lease. John sent me a six month lease with a rent increase. I emailed him back and asked why was he raising rent during a pandemic and asked if the other tenants was getting a increase. I then received an email stating there will be no rent increase and no late fees during the pandemic. So, that made the lease that he sent in October void of increase. The judge had the email and still ruled for John they brought to court the old lease because their record keeping was messed up. The lawyer took the information that i presented and jumped ship on arguing another point. How do you go to court file that I did not pay April's rent and then get a award that I did not pay enough. Either I paid, they cased or I did not. So, the lawyer Wagner begin to argue I did not pay enough well the ledger clearly stated that my rent was $825.00 and that's what I paid but the judge said I should have paid the increase of 25.00. So, an eviction will be on my record for 7 years based on the lawyer convincing a judge that the email that clearly was sent from John was not sent. TO me that makes no sense and something seems to be not right. If there records was well documented why did I pay the same amount since 2018 til May 2021 and the only month I was taken to court for was the month of april that they clearly cashed. I thought when a landlord file and eviction and cashes your check that should make that case void but this judge ruled for them. something is wrong somewhere. I never had a updated lease I went years without having a lease. They are saying I am upset no I am tired of people getting away with the things that are getting away with. Yes, I paid my rent late. Yes I did and that's all I did to them but I have emails of the stuff they did to me. I only stayed because I was comfortable in the location but the only reason this went to court is because I wanted people to know what has happened over the years. I went to court because I had the email sent to me from John and it was ignored.
