this company was utilized to provide me with a home appraisal. They provided an appraisal amount of $415,000 . This was then adjusted to $390,000. I was never told of this adjustment, only of the initial $415,000. This miscommunication was a huge oversight that ultimately caused me to decide to purchase my home which has proven to be a huge mistake due to all of the inaccuracies in this appraisal report. The appraiser noted details within the report that were blatantly wrong, such as a chain link fence vs the actual wooden privacy fence that’s on the property and stated the roof was relatively new when in reality it was visually obvious that it was structurally unsound and pushing 20+ years old. I have attempted to reach out to the appraiser, ****** ***** on August 17, 2023 August 24, 2023 August 30, 2023 And received no correspondence back.Business response

We sincerely apologize for the any miscommunication that may have occurred. This appraisal was completed for a lender and therefore the lender should have conveyed the appraised value once the report was received. Appraised values can only be derived after the inspection has been completed and following a lengthy in-office analysis of available data. After review all available data, an appraised value is derived based on the findings.Customer response

the business’ response did not address my main concerns and my requested settlement. Their response did not account for the blatant inaccuracies within their report as detailed in my original claim.

Good afternoon,
I have just returned to work after being out for a while, and realized this had been going to ***** ***** and not me, ****** *****. ***** had left a brief response before but I actually did the appraisal. I did this appraisal for ******* Mortgage Group, whom is considered my client in this appraisal. I am not allowed to address or discuss the appraisal with anyone except my client, which should have been explained to Mr. *****.
I would like to see a detailed list of my inaccuracies, not just comments about a fence and roof. I will then need permission from ******* Mortgage Group to respond.
