We built a house with HBJD and took possession of the house in December of 2021. With that we had a 1 year warranty on all issues as described in our warranty doc and 10 year warranty on any structural issues. Over the year we compiled our list and submitted claims. For the vast majority of the claims they addressed and completed. There was an issue with the front porch in that it is slopped towards the house so water will pool up on the house and could be potentially damaging to the house over the years to come. They have proposed a solution to add cuts to the slab for increased drainage or cutting us a check for 1K. I was suspicious that this would not alleviate the issue, so I got a second opinion who said the only way to address this issue permanently is to replace the slab. I told them that and they are unwilling to replace it, so they have said they will only add the cuts or pay us the 1K. I suggested they send their concrete contractor out to show us how the proposed solution would alleviate the issue. now they will not respond and since we have found a mold issue. We are past our 1 year so we had a professional out to evaluate the issue on our own dime who identified the issue as a structural issue that would be covered by the structural warranty but are claiming we are past the 1 year so not covered without ever sending someone to look at it. This has been incredibly frustrating and the lack of communication is terrible. The total to repair these the issues would be close to 10K should be have to do it on our own so Im not willing to take 1K for them to get us off their books.

I had built with **** and signed our building contract in January of 2021. We took procession of the property in November of 2021. Throughout the build process, multiple employees had departed the company that we were working directly with. No "designer" for assistance, the project manager left halfway through the build after numerous issues uncovered, no guidance on how to use their ************ app/website for logging all confirmations on materials, change orders, and (new to me) where to submit warranty requests. Since move in, I have called and left multiple voice mails, texting various employees and called their direct line with no response, and now have been informed that since my warranty issues were not entered in ************ they will not fix anything. Additionally I have logged multiple emails to every single email address I could find for the company. Issues are: cabinets not being level or closing properly, outlets with no electrical output, excessive cracking with interior paint, AC coil failure ($1,000+ out of pocket) after first summer, and rotting interior wood from leaking entryways. Now the ************ app has been disabled for my account/home after contacting ***************************. No ability to see material or original documents. The company has refused to come back to my home to fixed any of the issues we have had that are all under warranty in their contract. The overall lack of professionalism is astounding. The lies from their team in regards to items being fixed when they were not touched, and now issues that were present from day of move in not being fixed and the refusal of assistance. In order to make this right, and resolve the issue I would like **** to fix the known items or reimburse for any repairs at my (owners) expense. Due to the lack of support from **** from the early stages of building, I cannot say I would ever use or recommend them to anyone. If this was my company with my name on it I would be embarrassed.

Homes by **** ***** has a process for reviewing and responding to warranty claims within the one-year limited warranty outlined by the HBA of Greater Toledo. Our warranty process was explained to the homeowners at closing, and a follow up letter was sent prior to the expiration of the limited warranty reminding them of the warranty process. In following this process, the client was mailed a follow up letter in October 2022, reminding them that they were approaching the expiration of their one year limited warranty, and to have any warranty claims entered into Buildertrend by a deadline. The deadline came and passed, and the homeowner did not have any warranty claims uploaded into the Buildertrend system. As a result, their one year warranty expired, and their warranty was closed. In June 2023, the homeowner sent a message to our office asking about their one year warranty. A representative of our company responded that they had been mailed a reminder, and that there were not any claims entered in Buildertrend, but did ask if we had missed something on our end. The homeowner did not respond to this message, and there had been no communication from the customer until January 2024. At that time, the homeowner was well beyond their one year limited warranty, and their warranty was closed. This was reiterated to them multiple times via email from January until March 2024. Being as this job closed in 2021, their account was closed due to no longer being active. Outside of this process there were issues during the warranty period that our staff did proactively resolve at the request of the *******.
