      This person is fraudulently going around and making unaccredited house evaluation claims and purposely raising the rates per clients request - he’s not affirmed or accepted with the local banks and yet he’s submitting such documents for lawyers to help their clients steal Monies from the other parties and then refuses to speak up to the clear evidence as to why they falsely inflated the value of a particular house . In this case, my home . In less than a month the bank dropped the value by 20 K .

      This complaint is being made by an individual who is not my client or customer & is simply a 3rd party person.  I was requested by a local attorney to perform a market value appraisal on a single-family home for her client (who is not ******* ********).  After my assignment was completed, I started receiving emails about the appraisal from ******* ********.  ******* ******** is not the client or an intended user of the appraisal report, however she asked to discuss the appraisal with me.  I explained via email that I am not authorized to discuss the appraisal with anyone other than the client and that I would be happy to discuss the appraisal if I receive written authorization from the client to do so. Please note, this is a requirement of USPAP (which are the Uniform Standards of Professional Appraisal Practice).   I have consulted with my client & my client has declined to give me authorization to discuss the appraisal with Mrs. ********. 

      To further address the complaint - please know the following:  I am a State Certified Appraiser with 20+ yrs. experience who works for several local and national banks.  Appraisers remain unbiased in performing market value appraisals.  We simply collect & report the market data and after reviewing/analyzing, estimate the market value of a property.  Mrs. ******** is comparing the appraisal I performed to one that she had performed by another local bank.  According to her there is a variance in the estimates by 20k.  She has automatically assumed that my estimate of value is incorrect when, it is very likely that the appraisal she had performed is likely flawed.  I have performed over 7,500 appraisals in the past 23 yrs. & this is the 1st complaint that I have ever received.  

      Simply put, this is the case of a property owner on the other side of a divorce appraisal who is upset with the value estimate on an appraisal.

      there has been no response from the attorney declining his ability to discuss the property that I own . He also continues to stand behind this “ law “ that protects him without providing appropriate evidence of such . He’s a scam artist and everyone needs to know he conducts poor business and is not a person of ethics and integrity. His website is vague and his daughter is his only recommendation. It’s bogus and fraudulent. He’s making money helping people rip off others in divorce cases by inappropriately labeling assets and is very unprofessional
