I’ve been told by 3 other people that this appraisal company does not conclude true value on homes, always way way under value. She determined a home value on a home we were purchasing way too low. Our lender even agreed and put her on a do not use in the future list. Before I see anyone else waste over 500.00 on a bogus appraisal, I felt I should report this company. I don’t even seek for a refund, just awareness.Business response

Please note that I am only guessing which appraisal that this is referring to. I did not find this name in the file but believe it to be in regards to a recent appraisal prepared by me in January. This appraisal has the lender as the client so I am limited to what I can explain about it as the lender is the only one that has right to the info. However, all appraisals are done the same way. I need to prove the value based upon sales within the area that are similar. In this case, I did what I was supposed to do. The lender responded with sales that were much further away than acceptable by HUD and I responded to them with that info and explained. I am sorry that the value was not what was expected. I have to meet specific guidelines and adjustment guidelines or the appraisal would have not been excepted by HUD. Sometimes the value isn't provable. It is much easier if the value is provable as everyone is happy. However, my job is to call it what it is. Again, sorry it didn't work out.
