    We built a new home with LDA in *************, moving in late July. LDA has numerous "punch list" items to complete as well as some missing items from our original contract with them yet we have received no communication from them in weeks and many items remain pending. I am attaching a 24-page (sorry!) PDF of my letters to them noting what needs to be completed. I have lined through what they have completed so far.

    Before, during and after experiences have been horrible. My first clue should have been when I took the contract to my lawyer for a paid review and **** L. then pushed it away and pulled out a different, new, lengthy contract at the signing. The pressure was then to sign it now or get pushed to the very end of the season (winter). There are items the builder has promised to fix. I am at 27 months since the house build and they never get done. The project manager, ****, told me that LDA does not fix things because eventually homeowners will do it themselves. It is nearly impossible to reach the office. **** does not respond and the phone mailbox is most often full. The job supervisor, ****, told me that he did not need to be at my site because their long-term contractors know what to do. There will be too many children working on your house. A 12 year old put in my baseboard and it is poorly installed in places. **** told me the kids can do better work than himself. While that is true, ****** hands-on work in not skilled. They did fix multiple foundation cracks. While one foundation block was missing a large corner, 2 were lose with the mortar cracked on all sides; inside to outside. I was told by **** not to worry because the weight of the house will hold the foundation in place. They replaced the 2yr. old water heater that was installed as being a new one when the fire dept. came to evacuate one side of the street after it caused a major gas leak and near explosion. They did not follow the plans/code to install my deck/stairs with supports below the frost line and all heaved. My back door barely opens to this deck. The thresh hold heaved up. Tony said he will fix it and never did. The weather stripping tore off the poorly fitting door. A deep floor to ceiling drywall crack near a garage foundation crack has not been fixed. **** accidentally sawed through 2 x 4s support at a closet corner and refused to fix this and instead filled the cuts with drywall compound. They would not timely finish the roof and rain flooded 3 floors and warped the 4 x 8s floor multiple times. They would not timely install the gutters and at times there was 18 inches of rain pooled against the house foundation in places. While living here, water ran on the basement floor from an open pipe out of the furnace. Their HVAC guy told me it has to be done that way in your city. Finally, LDA did have them come out to properly install it and stop the puddling on the floor. I have plumbing pipes installed inside my HVAC vents. They use crooked boards with missing sides and my walls follow those shapes. The framers saved the perfectly straight boards and took them when finished with my job. I did not want their particle board cabinets and hired custom. LDA did too much damage to my beautiful custom cabinets with careless installation. There were so many careless "accidents" after I complained about things. I have gouges on too many surfaces. I had to be on site to be my own supervisor. They tried to pour concrete on plain dirt without a compacted base. I have a cracked sidewalk and front porch. They tell you they are not responsible for cracks. They have no one qualified to fix their errors. My roof was buckling and 2 guys told me that my problem was an HVAC problem and not a roof problem. there was no resolution. I hired my own roofer who said those shingles were installed to be overlapping and they then buckled up and I had to pay to fix them or have further destruction. They did fix the smashed drain pipes and bent downspouts from the guy doing the final grade. Tony told me that he builds average homes and if I wanted a million dollar house, I should have told him.
