      I bought a spec home from Parkview Custom Homes and it is still under the one year home warranty. A few months after moving in, my front gutter became blocked and overflowed. When I told Parkview about the problem, they recommended that I install gutter guards. I followed their recommendation and installed gutter guards. The front gutter blockage and overflow problem continued and my gutter guard company made several changes to my front gutter guard to try and correct the problem. The gutter guard company finally concluded that there is a gutter/roof design flaw. The roof is directing too much rainwater to one small section of gutter and this water carries roof granules with it that clog the gutter. The gutter guard company recommended installing a gutter extender to redirect upper roof rainwater to another gutter. When Parkview sent a company to inspect my gutter/roof situation, he reached the same conclusion. I also had a roofing company inspect my roof and they also told me that too much rainwater was being directed to that small section of gutter. Three separate companies all reached the same conclusion. My gutter/roof system has a design flaw that must be corrected. I sent several detailed emails to Parkview explaining these findings. I also informed them that two other homes with the same gutter/roof design were experiencing similar issues. Their response was that this is a maintenance issue that is not covered under the home warranty. Three separate companies have stated that this is a design flaw and not a maintenance issue. Not wishing to void my gutter guard warranty, I would like to have my gutter guard company install a gutter extender to correct this issue. Parkview needs to honor my home warranty and reimburse me for the installation.

      Dear BBB,

      Mr. **** ****** did purchase a home from Parkview Homes, and it is still under warranty.

      I do not see where Mr. ****** has made a formal warranty request regarding the gutters on his home.

      If he had leaf or debris build up in his gutters this this not a warrantable claim, it is homeowner Maintenace.

      If Mr. ****** installed gutter guard on his gutters and the gutter guard is restricting the flow of water into the gutters this is also not a warrantable claim either.

      As far as his claim that there is a design flaw, the gutters and downs spouts are installed per plan.  During a normal rain event the gutter should not overflow.  During heavy rain event one should expect to experience some overflow on the gutter system.

      Hello, Within weeks of taking ownership of our new home I noticed flying insects all throughout my home. The bugs were everywhere, especially in the sun room. They were found in every room, window sill and even in the heating duck work. We contacted an exterminator and he came out and got a sample of the bug and let me know they were fungus gnats. He said there was nothing you could do to kill them, no poison ,no traps. He informed us that the gnats were from damp wood our builder used to construct our house. We contacted our builder's contractor and he said they would eventually go away after a hot summer drying out the wood. They are still in my house. We have been patient and have used yellow fly traps to try to catch them. Mr. P********** and his brother did come by our house once and we showed them the bugs and they said it was because of all the dead ones in the window sill. (we left them there so they could see our problem) They ordered a cleaning company to clean the sills. We still have them. Parkview keeps telling us this is not under warranty. I can understand that if we created the problem but this problem was here before we moved in. We have video of a home being contructed behind us with all the wood framing being exposed to a severe thunderstorm. No action was taken to protect the wood. Yet, a home across the street being built at the same time had every window covered throughout the whole building process. It shows me that the standards were not met on the building of our home and the one behind us. I truly feel this is a problem Parkview should handle . We are victims of their lack of properly protecting our framing.

      1. Per the Homeowners Limited Home Warranty, any insect or vermin damage is excluded.  A builder cannot control insect inside or outside of a home.
      2. All new homes that are built get built during inclement weather.  Houses do dry out during construction.
      3. Their home was inspected by the City during every phase of construction.
      4. If it is true that these insects are Fungus Gnats (per their exterminator), then through research and a call to an exterminator we have found out that they can be treated.  There are means and methods to handle Fungus Gnats.  There are pesticides that are available that are plant friendly.  We also found that Fungus Gnats are naturally occurring and come from damp soil, mulch and potted plants and other moist places where decomposing organic matter exists.  A Pest Inspector has not basis to say that these insects were caused from damp wood used to construct their home.
