I agree as Pine Creek Estates has a lot of problems. The Manager and Area Manager are changing work orders, have the contractors do it - The Manager does not help the tenants and is very slow on work orders, Has a trailer cellphones, only pays for lot rent, She had a large wooden deck and cement parking area installed on her lot which is wider that most as many tenants do not have cement parking lots or decks, only new ones. - Maintenance guy is on medical pot. arthritis and I have seen him on heavy duty equipment, He also was seen going around the park taking pictures of tenants home as well as the manager. Privacy -Manager is very slow on work orders, so a lot has not been done and very slow on getting the contractors approved EX: last December a tenant has a lot of problems with gas heat, Cain Properties told the managers to fix the pipe or put her a electric heater quickly. She did not have heat for over 2 months, Tenant was in office and ran into heater contractor, asked manager if she was approved, manager said "oh it already been approved for a week and very slow as a senior was without heat" Contractors was slow due to manger not processing work orders, many tenants had to go to hotel not paid for and pipes burst with no repairs. - Was told she charges $75.00 for tenants no mowing lawns, she split it with maintenance guy, so Cain Properties should audit and are losing money. - A contractor was working on the gas pipes in the summer, was pulled off by the manger to work on another order and never had him go back and finish repairing the gas pipes, which caused many safety issues for the tenants as the manager and area manager was aware, no work order disappeared. Heard from contractor. - Manager and area manager has hidden from Cain Properties that the sewer system is a clay product from the 50s or 60s, has cracks and vines inside. - This information is just tenants talking about park issues, speculative only.
