      I rented a home from this company for 2 1/2 years When I first moved in they informed me that they would be replacing the floor the next year since "they had just dropped so much money into it." OK, no problem. The floor was awful sinking in in places, sloping, etc. I figured I could put up with it for a year. I paid on time, every month the entire time even through Covid and everyone needing extensions. I didn't bat an eye when they "needed" to increase my rent.About a year in, my daughter picked up a nail that came through the floor in the master where the floor was sloping. It tore her foot up. Months later, my niece fell through a soft spot in the floor. They were notified many times to fix problems, they didn't. They didn't even apologize about either incident.The final straw was when a pipe burst under the house. They sent someone from their company to fix it. Their "plumbers" said they had to go get a part and they would be back in about an hour. They NEVER came back. Meanwhile, I had been without water for over a week with 3 children in the home. THEY would not call me back, nor would their plumbers. Fast forward several more days trying to get them out there to fix it, still NO communication. I finally called in my own plumber so that our children could at least be able to take showers in the home we were paying for. My plumber informed me that the piped under the house were so old and rusted he was amazed that they had held together as long as they had. He fixed the pipe to the best of his ability without having to replace all of them so we could at least have water. I sent Capital Real Estate the receipt and invoice showing that I paid him and took the amount off the rent I owed them. They harrased me for month for money which I refused to pay them. We finally decided to move. We cleaned the home and left it in better condition than when we moved in.They have harrased me multiple times since saying I owe them over $3700 after keeping my deposit.

      Homeowners entrust Capital Real Estate & Asset Management Co LLC to maintain their greatest investment, their home. Capital Real Estate takes these matters seriously and I want to address tenant concerns before it comes to this but often arguments are one sided, so I have to rely on the facts presented. As the owner of the company with 350+ homes and 40 Realtors to look over I know this must be addressed promptly without prejudice. I have taken the time to go thru and review the timeline of workorders and communication through the tenant's portal. 6/2/2022 Walk thru of the home. Pictures reveal home is not in a make ready condition as tenant has indicated and is dirty with debris, wall markings, torn window screens, to many others to address. Stove was on the lease. Tenant removed it and placed in garage. Tenant was late on rents. 5 days late 5/9/2022, NSF 5/4/2022, Late 4/4/2022.6/1/2022 $25 certification fee applied to post. ****** responds take it from my deposit, you were going to keep it anyway.5/9/2022 Text from tenant to ******, office manager. Accepted text as a notice to move, not the traditional 30 day letter to quit their lease.1) Keys were put in a lock box without notice.2) Lockbox was still on front porch.3) 5/13/22 $175 reimbursement credit for plumbing to the tenant. This was agreed by the homeowner.4) The Tenant sent ****, the general contractor away, said he was taking too long.5) 4/7/2022 and 3/4/2022 text to tenant about calling ****, the general contractor to fix floors in question. 6) ****** admits that she had a missed call at 10:00am. Her phone was on silent.7) 4/7/2022 ******, the property manager informs the tenant that she cannot have unauthorized contractors work on the house, but owner allowed us to credit her for the plumbing bill we received on 5/13/2022.8) The Tenant sent the Plumber away also. Telling plumbers how to fix the issue. Tenant did not leave water dripping. Busted pipes due to ice storm.9) 11/11/2021 & 12/31/2021 emailed Cold Weather Instructions. Tenant and roommate opened it (read receipt). ****** has been sent to collections and was reported to main credit bureaus. The property management service industry does not reflect well in reviews when entitled tenants don't adhere to the lease agreement and threaten us as "slum lords". It's a direct reflection upon their own character. She has made good with her threats on multiple platforms. example: *************************************************************************************************************************************
