I was to take over a lease .the apartment had been flooded was not notified by office. No repairs had been made and sheet rock was exposed upon moving my things in. I have not lived there one single night. I threatened no rent and reporting them to health department and was offered another apartment finally Friday August 4th. I view the apartment and there were several repairs that still needed to be made and also no keys to the apartment and I was told that I would be able to move in Tuesday or I'm sorry Monday August 7th so August 7th I called to check on moving in and I'm told that I need to pay a full month's rent even though I have not stayed there either apartment have not have been out of all this money for moving calls deposits for transfers of utilities you know U-******** going back and forth and hotels so I told them my rent should be prorated per the law and was told I would get nothing but either live in the deplorable first unit or be forced to pay full rent.

You understood the apartment had just went through a flood from the recent heavy rains. Maintenance went and took care of all the issues except the cosmetic issues. With your belongings already in there, we tried to set up a time to go in to get the cosmetics done. We offered the transfer as you suggested and was told by you that that was perfect, and you agreed to the transfer up until we asked for rent to be paid as explained before with your belongings there you have possession of the unit. I can see the photos you attached are from the day the flood happened. However, we have video of the unit once the repairs were mostly completed minus the cosmetics to show the progress that was made in the unit versus the old photos that you had attached. When we had an appointment to go over issues stated, you had not shown.  As of today, you still have possession of the unit therefore rent is owed until keys are turned in. If you are not wanting us to do the cosmetic repair and wish to move out, please return keys to the office as soon as possible.

      Complaint: ********

I am rejecting this response because: I was only made aware of the flood from the previous tenant I move my things in because I had nowhere else to put them you talk about possession I had keys which I obtained from the previous tenant I am on a lease as a cosigner I have not signed anything stating that I am a leaseholder with your apartments so you will not be getting a single ***** from me You've cost me money and time and you have the nerve to ask me for money and that's a joke so I guess we will take this to court because you will not receive any type of compensation for me if anything I will be seeking compensation your apartments need to be condemned you need new management that actually makes sure of these apartments are livable just because it was a transfer did not give you the right to not have that apartment ready to move into on the 1st I called you guys on the 20th and the flood happened on July 8th so why is it you're still making repairs mid-August because you didn't do it when you were supposed to there's a statue of limitations on time for repairs and you have been way over that

      Sincerely,

      ***********************

On 5/16/2023, I ***********************************, paid Steel Management $70.00 money order ***********. For Application fee. For an apartment. On my application I filled out I had no rental history and only on my job for 3 months. Before I paid iasked if that would be OK because I did not have the money to waste. Steel Management said would be fine and ran my application. A different employee from Steel management called me back denying my application for the same reasons I had asked previously. Steel management has this application on file. It does not state any wording about application being non-refundable. The employee completely ignored the facts that they knew I would not get approved. And proceeded to take my money knowing I would not be approved.

Application fees are an administrative charge for the cost of running an application. We received the application on May 5th. We look over job history, rental history, open credit lines, and background. When we received the application fees to run the credit portion we notified ************************** that her credit was frozen so we were unable to see that report. Typically when a persons credit is frozen they have multiple open credit lines, one of our criteria, so at that point we could not tell if ************************** was able to be approved or not. Once she was able to get her credit unfrozen days later, we reran the report and saw that there were no open credit lines. The application fee covers the cost of these reports and while there was not significant rental or job history, this does not alone disqualify an applicant. We also need to take their open credit lines into account so at the time of applying we would not have known if there were to be an issue with the application. We were unable to make a final decision until we were able to run the credit report.
