    I am writing to formally file a complaint against Braden Group ******************* located in *************, regarding the unsafe and uninhabitable living conditions in the property I am currently renting/co-signing - **************************************************************** Despite numerous attempts to resolve these issues directly with the management company, the situation remains constant, posing significant health and safety risks to the tenants of this rental property. Since July 2023, I have experienced continuous and severe maintenance issues, including but not limited to:HVAC : Persistent problems with the heating, ventilation, and air conditioning system have resulted in an uncomfortable and potentially hazardous living environment.Improper Venting and Carbon Monoxide Risk: Improper venting has created a serious risk of carbon monoxide exposure, endangering the health and safety of the occupants.Gas Leak in the hot water tank Plumbing Issues and Raw Sewage Overflow: Ongoing plumbing issues have caused raw sewage to overflow both inside the house and underneath it. This has led to an intolerable and sickening odor permeating the living space. On numerous occasions, we have been instructed not to use indoor plumbing or water due to these issues and have had to leave the property and find other places to live. Despite reporting these problems, repairs are often delayed by days or even weeks, and the issues repeatedly recur.These conditions are not only inconvenient but pose serious health risks, making the property uninhabitable. Given the persistent nature of these problems and the lack of timely and effective resolution, I have requested an early termination of my lease without penalties, effective May 31st, 2024. However the management company has consistently stated that they cannot proceed without the owner's approval, which they have not yet obtained. I am seeking your assistance in facilitating communication with the property owner to expedite the termination of my lease.

    Braden has been the most predatory property management group i have ever rented from. The lease agreement that a tenant is signing into is not given to the tenant until about 2 weeks from when you are supposed to move in, at which point you almost have to sign since you have been approved as a tenant, have already paid a steep fee and have already ended your former lease in order to move in to a new house with a date set.Once you receive the lease, you read the most outrageous maintenance contract i have ever seen. A $50 dollar fee for each and every maintenance request regardless of what it is.We would not have signed a lease with this company if we had seen this ridiculous section before we had already made plans to move in. The leasing agent let us know that the first request is free in which they recommend adding all of the service requests into 1 ticket.We followed these instructions and lived in the home with the following issues:Garage door opener that does not work.No ** to one of the bedrooms.A crawlspace that does not have an actual door in which various animals break into to live under the house.Living room reaching 80 degrees since the ** unit is not adequate for the size of the house. (See above where 1 of the bedrooms has no ** to it at all)Once we put in our 1 service request, they still charged us $50 dollars for the "tenant portion" which can be charged "regardless of cause"So now we will be waiting for the next maintanence request we will have to submit which will have the $50 fee and an additional $50 fee that can be slapped on for a tenant portion.We look forward to never doing business with this company and will actively spread awareness on social media and around the *** metro.Btw: the solution that they gave us for the ** was to install a window unit in the living room to "help". One of the bedrooms still doesn't have any ** to it.

    Hello! Our leasing staff makes sure to go over the lease thoroughly before a tenant signs, explaining the $50 tenant portion of maintenance fees. The fees are presented up front, and notified to the tenant before move in. The lease also requires an initial on the first page, confirming that this information was given to the tenant prior to the tenant signing the lease.The tenants are also required to read and initial each page of the tenant orientation packet, which explains the 2 week repairs. We have these on file, if you would like a copy.Unfortunately, since we do not own the property, and we only manage, we presented the options to the owner regarding the air conditioning, and the owner opted to just place a window unit into the home to assist with the temperature. We unfortunately cannot go against the owner wishes, in this case, and made sure to complete the window unit installation within 2 days of the owner's approval.The crawl space was submitted on 6/17/2024 by the tenant, and resolved on 6/20/2024. We were not notified there was any further maintenance needed for the crawlspace.The garage door was submitted on 6/17/2024, and parts installation scheduled for 6/28/2024. If this is not completed, we have not been notified. Please let us know if you need further assistance by texting the chat line, or submitting another maintenance request online. Thank you!
