      I used Inquest Inspections for my pre buyers home inspection. There were several discrepancies in the report including a clogged drain in the bathtub, a dishwasher that doesn't wash dishes, and most importantly, and A/C that does not properly cool. Todd Willis neglected to perform a full home inspection and inspect the AC unit completely. Upon moving in, we discovered that the ductwork was not properly hooked up and in some cases not hooked up at all. The damage was readily accessible and visible without obstruction. Todd took reading from 4 of the 7 vents and they indicated cool air was present, however, I have had three HVAC professionals come give an estimate for the repair, ALL said that there is absolutely NO WAY this system should have passed a proper inspection and that cold air can always be present but it doesn't mean it's enough to cool a home. The unit was not installed properly so there is NOW WAY it could have passed an inspection.

The home he purchased was built in 1970. His inspection report included a 76 page report that detailed numerous safety issue such as: aluminum wiring in the home, a Zinsco electric panel and an aged a/c condenser to name a few. The dishwasher may in fact not wash his dishes because it is old but it was functional. His bathtub may in fact not drain quickly because his drains are old. The attic space was full of garbage and the roof pitch was 4/12 or less, making access difficult without crawling on one's hands and knees of which I am not required to do according to the rules laid out by the Oklahoma Construction Industries Board. I stated in the report that many components in the attic were not accessible for those reasons. He is pretending that I didn't state that because he didn't read the report. His a/c is functional but it is over 20 years old. Regarding the disconnected ductwork in the attic: It is in an area that is not readily accessible. The service tech I hired to crawl on his hands and knees to that location told me he could repair it and I offered Mr ********* the opportunity to allow me to come over with the tech I hired and make the repairs but he refused. He is attempting to profit from this issue and has chosen to single me out on social media and this site for reasons unknown. Additionally, I gave him a $189 discount off his inspection fee to help him out. I am not sure how else to help this man? My claims are not exaggerated whatsoever. I had to hire a plumber to come out and remove debris from the drain. So the drain was not dysfunctional because it was old it was dysfunctional because you didn't properly check it. It shows in the pictures the tub that is holding water. After the plumber came and removed the debris the tub drains just fine. So you definitely missed that in your inspection. There is not garbage in the attic and there are pictures that you took to prove that. I can stand in the attic and walk down it just fine as well. Your claims are false. You did not do do diligence and inspecting my home which has caused me and my family to have to look for another home. As far as the dishwasher goes. They barely even sprays water and it falls out of the hole so if that is OK with an inspection then I suppose that an unsecure and a working dishwasher is just fine. However, most people want their dishwasher to be probably working and want the inspector to be honest about it. Todd has been unapologetic and remarkably unprofessional. I do not except his explanation at all. There are pictures attached to the complaint that make it clear that he did not do his job properly. Even if he had looked inside the home up to the Plenum of the air conditioner he would've seen that it is not right. He wouldn't have had to even be in the attic. Nevertheless, this inspection was taken to be thorough and proper in good faith And it was not thorough or proper. And desperate times like this with Covid and housing the way it is, we cannot have inspectors like this running around and hurting families. Business Response /* (4000, 9, 2021/08/20) */ This is the final response I am going to make regarding this matter. Everything in that home, including the appliances is aged. There are no home inspectors who guarantee perfect operation of any appliance, electrical component and/or plumbing after the inspection is completed. That very statement is written and stated more than once in the inspection agreement and the report. I do not and will not guarantee anything in anyone's home will function past the day of inspection. Period. Consumers have the right to purchase a home warranty, of which Mr ********* chose not to do. That was his decision. He took a risk when he chose NOT to purchase a home warranty on an old home with old "everything" in it. His buyer's remorse ie evident in his words. He can use Covid as plea for pity, but the timing of his purchase came long after the fear subsided. Additionally, I have never seen him wear a mask, or make mention of Covid anything so that statement is baloney. If Covid "times" are such a concern he shouldn't have purchased the home during "these times." Lastly, I offered my assistance to remedy his ductwork issue but he denied me. I have complied with his request to file an insurance claim with my insurance carrier. If they believe he is entitled to compensation then he will be compensated. Even if he is compensated, I don't believe it will matter because his list of complaints changes frequently and it is obvious he resents his choice to purchase that home. I even have it in writing via text that he wished he never purchased the home. If he hates it so much then he should consider selling it and move back into a rental where he doesn't have to deal with home ownership like the rest of us. This is my final response! I'm not sure why Todd Willis continues to shift towards appliances. This is about ductwork. Had I gotten a home warranty, the ductwork would not have been covered since it was clearly a pre-existing condition. Todd Willis can say all he wants but his own HVAC professional even said that he messed up this inspection. There is not a single HVAC professional that is going to say otherwise. Todd Willis and inquest inspections neglected to Inspect the home properly. This cost me thousands of dollars. Had this been caught in a proper inspection then we would've had made concessions to have the issue fixed or not by the house at all. Again, this is not something a home warranty would've fixed it all. Everybody involved in this situation agrees that Todd Willis did not inspect the home properly. And Todd's own pictures so you can't even see the garbage that he's explaining in his description. He is a dishonest man, he should not be doing home inspections if he can't do them right. When I have three professionals in the field that we are discussing which is the air conditioner and ductwork. Telling me that there's no way that this could've worked properly then I can be sure that Todd Willis did not do his job. Plain and simple. He might get most of his inspections right and it's not out of the question to screwing up but when you do you should admit it. He screwed me over and he's not admitting it and it caused me and my family a lot of trouble. Business Response /* (4000, 13, 2021/08/27) */ This is my final response to this matter. Mr ********* requested that I file a claim with my liability insurance provider. I have done that. We are waiting on them to complete the claim. If Mr ********* is awarded the claim then that is what will happen. If he isn't awarded the claim then he has the right to hire an attorney and proceed. Per the agreement he signed before the inspection was performed, he agreed to accept damages in the amount of no greater than 1.5 times his total inspection fee. He is still able to receive that should he desire to accept it. If he doesn't then he has the right to pursue this matter further in court. Any complaints and comments on this site or any others will be viewed by me as malicious. He seeks to hurt my reputation and my business. He has been offered assistance for repairs and I have done everything he has asked regarding making an insurance claim. I will not respond to any more comments here unless directed to by an attorney or the BBB. An inspector doesn't even know what English words mean. You can't have two final responses. Anyhow, Todd has yet to admit that he was wrong and that he did a bad job. He's not man enough to admit that he made a mistake. It's a shame that people like Todd Willis and his company inquest inspections are allowed to even be in business at all. This man is a horrible man. He is a liar, and and I absolutely will not stop until this is resolved.
