      It appears to me that ********************************* of Bradley's Construction in *****, ******** does not wish to honor his *********************************************************** the slab of the property. ***********************, Property Manager of Main Realty sent a initial email on May 2, 2023 You installed 9 piers back in 2015. The owner noted there are more foundation issues. I believe there is a 10 year warranty on the labor only. Can you tell me if that is correct? Also can you come look at the house again and give me an estimate on fixing the foundation.****************** responded on May 4, 2023: Dont remember how many peers I installed I believe it was only three or four. It has been a while and I *** not remember. However, this should still be under warranty if it was done in 2015. I can come and take a look at the foundation. Yes can you please come look when you have time.****************** finally visited the property in early July stating: I was not able to get inside the house. I just looked on the outside. If there is a crack in the air, garage floor and kitchen, that is not some thing I offer, I just work on the foundation which is on the exterior of the home and crawl spaces. He also stated on July 12: If it is cracking on the slab on the inside of the house, you will need to have the slab mud jacked. Mud jacking is not something I offer. We will need to find a contractor who does mud jacking.******** sent a final email on Aug 10, 2023 with no response from ******************. I also sent a email Aug 23, 2023 and there has been no response as of 1 Sep.Two other estimates will be uploaded and also email messaging. Both use "piers" for repair. The cracks are virtually in the same location during his 2015 repair, just longer. 12 of 14 companies in *** also use only piers. AAA Foundation Repair noted a slab perimeter drop requires "piers" to repair the perimeter..I am first asking for a reasonable estimate using piers. A repair request *** then follow. Thanks.

      When I went to the property and inspected the foundation I didnt find any problems with the foundation. There are some cracks in the concrete on the interior of the home which is a service my company doesnt offer. I tried calling the owner a couple times but wasnt able to reach him.       I am rejecting this response because:there were cracks in the interior which the company repaired in 2015 by adding 9 piers to the exterior of the property.  Mudjacking (also known as slabjacking) was not used by this company in 2015 nor ever mentioned as the way to repair the interior cracks that are virtually in the same location now as in 2015 when piers were used.  The only difference now is the interior cracks are longer.

      The exterior may look OK, but without making careful measurements to determine elevation numbers around the perimeter, you cannot know the true status of the slab structure.  There are currently 12 unsatisfactory measurements around the exterior of the slab with the greatest drop being 9 tenths of 1 inch according to ******************************.

      Additionally, award winning ****************************** would make the repair (if I chose to hire them) by adding a total of 33 piers around the perimeter of the slab to elevate the measured drops at various locations. See previous attachment estimate from them.

      Finally as the owner of the property, I have never received any phone calls from the company.  As far as I know, Main Realty who manages the property has not received any calls as well.  I have left messages to ****************** yet never received return calls although I do know that he has been very busy based on email messages I have read.

      When I went to the place to evaluate the repairs, I was not able to get inside the home to look at the interior damages. If interested, I can set up a time and take a look at this in the next week or so. I will try to contact the homeowner again on Monday.

      I wish to leave this case open for longer than 5 calendar days if possible.  The reason why is that the business owner (as of his latest response) indicates he is willing to visit the property to assess the foundation cracks.  This did not occur a couple of months ago because he did not coordinate with the property manager to enter the property and only looked at the exterior of the property.  On his next visit which maybe a couple of weeks away, he may then decide to honor his warranty with a estimate of repairs.  If so at that time, I can then say his response is acceptable.  On the other hand, he may inspect the foundation cracks and determine it is not within his purview again and deny warranty repairs.  In that case, his response will be unacceptable.

      One other matter, I am not sure if ****************** has fully read the initial complaint because he keeps saying he tried to contact the property owner instead of the property manager.  I can not give him access to the property because I am not in ******** at this time.  So I have asked Main Realty who manages the property to contact ****************** to arrange access inside the property when ****************** is ready to look at the foundation issue.

      Please allow more time to either accept of reject the response from the business proprietor.  Thank you.
