      We closed on the property ****** E ********* on Jan 20, 2023. We moved in on the 27th and problems began immediately. The problems involved plumbing, electrical and appliances that had been part of the renovation completed on the home. Professional Property Services was the agent and seller for the property. They failed to obtain the required permits or inspections for the renovations, additionally they failed to have the work completed by the appropriate contractors as required by ******** and statute and finally they failed to disclose the work was not completed by licensed plumbers or electricians. As real estate professionals they are aware of the statutes. This appears to be a disregard for public safety and potential fraud. I have attached a detailed list of the issues along with photographs.

      The buyers had a home inspection completed on the home and all negotiated repairs were completed prior to the sale of the home as well as the home inspector inspecting the home multiple times after requested repairs were made.   This was not a new home nor had the sellers lived in the home.  We did not represent the buyers of the home.  Any complaints of unknown items should be directed at the home inspector as all items were were working prior to the owner's moving in based on their home inspector.  Out of nothing short of a courtesy we sent a plumber to the home to check out the issue that they stated was from the drain, the plumber pulled out massive amounts of toliet paper from the line that was clear at the time of sale, verified from the buyers home inspection.  No home is perfect and that is why a buyer hires a home inspector and a realtor (we did not represent the buyers) to guide them through the process. The buyers were not obligated to purchase the home nor was any guarantee made of the home by the seller.  We cannot solve a complaint made when a buyer signs a agreement, completes inspections and than is unhappy with a decision they have made.  On top of it all the sellers purchased a home warranty for the buyer of the home to solve any issues that *** be unknown in the future.  The seller did not choose the home warranty the buyer purchased.  As real estate brokers we went above and beyond for the buyers of the home even though we did not represent them in this transaction.
