              Purchase of home Date of early occupancy contract: 9/23/21 Date roof started leaking: 9/28/21 - 9/30/21 On or about date notified Ruhl: 10/1/21 Date purchase of house: 3/23/22 Date roof repaired: TBD Purchased home under an early occupancy purchase contract originally signed 9/23/21. Terms were 6 months as rental and then either purchase or move and lose deposit with no further obligations. Upon occupancy on rental terms - eight (8) days after the roof leaked - and has continued to leak since. Ruhl has made numerous attempts to repair and are still attempting to repair. Through their foreman trying to repair the roof I have been told "no more money will be spent on this home for any repair". The water damage includes sheathing, floors, walls, ceilings along with unseen damage inside the walls. It has been over one (1) year and I can't use all of my home. Additionally, there is another item Ruhl Construction has refused to have repaired. The kitchen range has not worked properly since I moved in. I originally submitted a repair request 9-10 months ago. I have also placed other phone and email requests in addition to ask their foreman many times when they have been at my house trying to repair the leaks.

              Four months after closing with ***** Homes/****, I am still awaiting the proper installation of our fence and generator. The urgency of installing the fence is amplified by the presence of a pool in our backyard; currently, we only have a temporary construction fence in place. Additionally, numerous subcontractors have informed me of delayed or absent payments from ***** Homes/****, which seems to be a significant factor in the delay of our agreed-upon work.Communication with the company has deteriorated markedlycalls to ****** at ***** Homes/**** are consistently diverted to voicemail, and attempts to elicit any response have been futile.Moreover, myself and other homeowners have experienced pressure from ********************* and company leadership to close deals despite significant items remaining incomplete, presumably due to cash flow issues. Given these experiences, I would urge potential homebuyers to exercise caution when considering this builder; there are signs that their business may not be sustainable in the long term.In my case, I have made every effort to collaborate with ********************* and his team to complete the work, even offering to pre-pay for necessary supplies for my fence. Regrettably, it seems they have no intention of fulfilling their promises, leaving legal action as my only recourse.
