      Hi My daughter and her 4 friends rented an apartment for school year in 2023. When they moved out they cleaned but of course not perfect. The complaint I made to manager was I believe they took too much from deposit. Deposit $3,250. The biggest charges were from cleaning and painting. Manager stated **** hours were spent cleaning and $765 to paint if painter charge $50 an hour that would be around 15 hours. There is no way it took this long to paint and clean a **** sft apartment. I complained and I was told by other cleaners and painters that it should have took no longer than 8 hours and that is deep cleaning. Also, the invoices were written by AG employees and when I told them the cleaner and painter should have licenses to do business in oregon. She( manager) said that is not true, when I asked for phone numbers of painter and cleaner she would not give to me. If her employees cleaned and painted I am sure they were not paid those amounts. This is a common practice with AG housing and is their number 1 complaint keeping deposit. I would like someone from BBB to look into who does their painting and cleaning and why they dont give phone numbers or why they dont use contractors with business licenses if they charge the going rate of contractors.Thank you

      Hello, we received your complaint in regards to the painting charge and cleaning charge for your daughter's unit. I have reviewed the file in ********** uses third party local vendors to perform all turnover work. All vendors with the exception of cleaners are licensed with the **** Not all cleaning crews are licensed with the *** nor are they required to be. The attached invoices were not written by AG, they were submitted by those third party vendors. This unit is actually a large 3 story, 5 bedroom 3 bathroom, ***** sqft unit. Unfortunately deep cleaning a unit that size does take time to clean. After reviewing the move out photos, it does look like the cleaning was needed. $605.50 is the amount the cleaning vendor charged us to clean the unit, there is no up-charge by AG. 

      In regards to the painting charge, I show you were charged only 10% of the total painting invoice. The total invoice was $765.00. Only $76.50 of this was charged to you due to many ***** screws in the walls. The property owner paid for the remaining 90% of this invoice.

      Daughter rents from AG Campus Housing @ ********************************************************************************** started 9/1/22.On 9-27-22 @ 2:33 my daughters car was towed from her official parking space in that buildings ground floor authorized parking area. My daughter, living in the building and paying rent since 9/1/22, thought her car was stolen. Very concerned she immediately called the police and they told her to 1st check with the authorized towing company of that building. She did that and found out here car was towed. and that she will owe $345 to get it back.Later that afternoon, at 4:15 AG Campus Housing sent out a email about picking up Parking Passes. I have attached that email. Unfortunately by then, atleast 3 students (including 1 of my daughters roomates) had their cars towed from that lot. My daughter found out a few days later tthat there were atleast 2 others that had cars towed, at a cost of $345 each.Even though I attached the email, here is the exact direct email gives...all 2 hours after cars were towed. If this email would have gone out say 9/1 when students started moving in, none of this would have occurred. Non communication of this in a timely manner, caused my daughter $345, had to take an UBER to pick up her car as well as take off from school to go pick it up.It is now time to pick up your new ***** parking passes! Please come to our office with your ID to get your new parking pass. If you have multiple parking passes we will only need one tenant from each unit to pick them all up. The deadline to pick up your new pass is Monday 10/31/2022. If you have not picked up the new parking pass by 10/31/2022 you will be subject to tow.I did call the management office on my daughters behalf on 9-28-22 to speak w the owner(***********************) but no return call as of this filing. I am submitting this complaint since I pay my daughters rent on this rental. My name is *************************** and I can be reached at ************.

      The email that was sent out on 9/26/2022 at 4:15pm was in regards to new/updated parking passes for the 2022-2023 year which would replace the 2021-2022 passes the residents already had (the only difference being dates on the parking passes). This tenancy began on 9/21/2021, the tenants already had the 2021-2022 parking passes in their possession for the entire year prior to that email on 9/26/2022 which would have protected them from being towed. Furthermore, the unit only comes with two parking passes, yet there were three vehicles for this unit parked in the garage, taking up yet another space above what they are allowed. This is what caused other residents to report the unauthorized vehicles. Because the rules were not adhered to, we are unable to compensate you for the cost which the third party towing company charged you. I'm sorry I could not be of more help.
