      My wife and I lived in ******************************************, an apartment complex managed by Campus connection property management (CCPM). We had to move out and break our lease early because my wife is pregnant and the area is not safe for having a child, lots of crime and not a safe environment due to mold everywhere. We gave our 30 day notice 12/17/2021 and moved out 1/15/2021. We advertised the apartment and had lots of interested people wanting to apply. CCPM took down application off their website and wouldn't let people apply to move in and told us we should just pay a month and a half penalty instead of trying to get someone to take over our lease. They were sitting on applications and choosing not to get someone to move in so they could collect extra fees from us. It says in our contract we are liable to pay the penalty only if we can't get someone moved in before our 30 day notice is up. We have tried to get someone to move in but they are choosing not to process applications and have someone move in. They are trying to charge us extra penalties because we have not payed for rent from 1/15/2021-1/31/2021. They have not given us our deposit back and will not communicate with us. They are choosing not to do their job in order to make us pay extra fees. We deep cleaned the apartment and they are trying to charge us fees for cleaning. We have video and pictures to prove we left it better than they gave it to us. Our deposit is $895. We would like our deposit back before we pay them any more money and they wouldn't let us pay rent from 1/15/2021-1/31/2021 until now and are trying to charge us fees for being late.

      Campus Connection has worked diligently in the best interest of our former tenants, Jaren and ******** and we will continue to do so.  Unfortunately, they do not recognize the efforts that CCPM has made on their behalf.  When they decided to terminate their lease early, even though the property owner wanted to charge them 1.5 times the rent, we were able to negotiate actual damages instead.  This means that our tenants would only have to pay for lost rent until someone moved in, which will save them a good deal of money.


      Just as we had hoped, we were able to get a tenant into the property quickly.  The new tenant took possession yesterday, 2/1/22.  That means Jaren and ******* will only be responsible for paying rent through January 31st a mere 16 days after they moved out!  This results in a late fee approximately 1/3 the cost of having to pay 1.5 times rent! 


      When a tenant vacates a property, we must not only look for new tenants, but we must clean and prepare the residence for the new tenants.  The process involves an inspection by CCPM staff, the creation of work orders for cleaning and any repairs, which are then sent along to trusted vendors.  The vendors schedule and later perform the work and must send bills to CCPM so we can do final deposit accounting.  Per ****** law, a property management company has 30 days to send the deposit refund and accounting to the tenants.  We are now at day 17 and Jaren and ******* should rest assured we will finalize their accounting and send the remainder of their deposit back within the specified time frame.


      Campus Connection has treated Jaren and ******* exceptionally well.  CCPM worked with the property owner to minimize the early termination fees.  CCPM processed many applications to find a replacement tenant that could pass our screening guidelines.  CCPM performed the turn-over process quickly to get the new tenant in as soon as possible.  Throughout the process Jaren would repeatedly call to complain and tell CCPM staff that they werent doing their jobs.  I do not know why we were unable to convince Jaren that we were working to expedite the process or that we always had his best interest in mind with all of our actions.


      It is extremely disheartening to put in our best effort to help someone and have them question you every day.  We get it people think property management companies are out to cheat them.  We do business ethically.  We cannot control others perception or fears,no matter how much we explain the process or assure them were on top of things.  The results speak for themselves.  Campus Connection will always work to do the right thing in any circumstance.  We work to help our tenants just as hard as we work to help our owners.


      There is no basis for this complaint.  Jaren and ******* will be required to pay any monies due along with any late fees incurred.  They were released from their lease with minimal expense and the deposit will be returned once the final accounting is completed.  We hope that, once everything is settled,they will take a moment to appreciate the efforts CCPM staff made on their behalf.

      I filled out an application for a property that's my daughter and I desperately need a place to live. We are low income and have a Housing Voucher but I am not a lawbreaker nor have I ever paid my rent late. Instead of processing my application oh, I was in the letter that they have processed my application fee but denied my application due to incomplete details. They said they had tried to contact me for several days but the only contact from them I ever received was email saying that my application was denied. They still went ahead and took and kept my payment. When I emailed the person in charge of the application they were very unprofessional and rude when I politely ask for a refund. I needed a refund of my money so I could continue applying for other properties as myself and my daughter need a place to live.
