      Had a house built less then 2 years ago and Westside Drywall was the drywall subcontractor. The Drywall in the upstairs bonus room was extremely lumpy and sagging. The drywall was also installed with insulation stuck between it an the rafters. There was a warranty punchlist from the general contractor to have this repaired. Westside Drywall eventually come back out but but didn't correct the issue.

      Tell us why To whom it may concern,

                     We received a request from *********************** requesting Westside drywall to refloat the den ceiling, great room, and bonus room and to complete the 1 year touch up. ***************** agreed to refloat a few ceilings for the homeowner with the understanding that Westside Drywall was not replacing sheetrock and we were going to attempt to lessen/flatten some of the waves/lumps in the ceiling. The sheetrock only follows the wood frame. After we were done the homeowner made us cut a portion of the finished work to check on the insulation because it was sagging. Westside did not install the insulation in this house it was another company and we are not aware of who did it.Homeowner was using a fish line to level the ceiling and a flashlight, per industry standards if you can not see it with in 6ft away and natural light the repair is complete.       I am rejecting this response because:
      They did not install the insulation but they installed sheetrock over the insulation that is on top of the rafters and is now stuck between the rafters and sheetrock, as the insulation ***** were already in place.Secondly I did not make them cut a section out,the technician said in order to fix this correctly the sheetrock needs to be removed as there is too many large humps to float out The technician called his boss to get in touch with *********************** for approval and were apparently unsuccessful. The technician also stated he was a repair guy and not an installer and was not setup to do this type or size of work and did not have enough material to replace what needed to be done because he was the patch/touchup guy.The technician also apologized for the work and said he could only do what was approved.The photos clearly show the humps during normal lighting condition.

      The wrong sheetrock was installed per IRC and the sheetrock needs to be replaced. PerIRC TABLE R702.3.5 MINIMUM THICKNESS AND APPLICATION OF GYPSUM BOARD AND GYPSUM PANEL PRODUCTS Three-eighths-inch-thick single-ply gypsum board or gypsum panel product shall not be used on a ceiling where a water-based textured finish is to be applied, or where it will be required to support insulation above a ceiling. On ceiling applications to receive a water-based texture material, either hand or spray applied, the gypsum board or gypsum panel product shall be applied perpendicular to framing. Where applying a water-based texture material, the minimum gypsum board thickness shall be increased from 3/8 inch to 1/2 inch for 16-inch on center framing, and from 1/2 inch to 5/8 inch for 24-inch on center framing or 1/2-inch sag-resistant gypsum ceiling board shall be used. We have 24in on center rafters with insulation above. This should have been 5/8 or 1/2 sag-resistant sheetrock as we have 24-inch on center rafters.The Builder *********************** and Westside did not install the correct material for this application.

      I am rejecting this response because:
      All my photos show standard ***** sheetrock being installed, and not the Certainteed Westside provided manufactures information on. Even if they did use Certainteed it was not stored properly according to the manufactures documentation by laying it on its side against the wall.
