      MJP (now rebranded as *********) has failed to repair the heating system in the property that we are renting from them. We have now provided several written and email notices, submitted maintenance requests, and still no movement. Heat is an essential service, and we are facing 20 degree weather in ******** over the next few days.The property management has not addressed a legal habitability issue- the heating system must maintain a minimum of 68 degrees. We brought this issue to them weeks ago and have only lived in the property for a month. The issue has been present since move-in. We have now not heard any updates from them on the heating repairs in several days, and are looking to take as much action as possible to get this habitability issue resolved. In addition to this, the property was not cleaned (feces on toilets, kitchen appliances crusted with grease, nails and debris littering the floor of every room), and no basic maintenance was done prior to move-in. I'm confident that NWV didn't even step foot into the unit after the previous tenants moved out (the unit was listed as available since mid-November).MJP (NWV) has a clear history of not performing basic habitability repairs, all you need to do is look at their reviews on Yelp (and their subsequent inappropriate or disrespectful replies to negative reviews) to get a sense of what kind of company they are.

      We hired AAA Heating and Cooling to both repair the furnace, as well as to clean the ducting per the tenants request.  During this repair and service work, they determined that there may be a challenge with the ducting.  We had to contact 6 different vendors before we could find one that was willing to go to the property.  This is a large 3 story house and there is a single room with no heating currently - the furnace and all systems are operable.  This is unfortunately false and old information from January, 2023.

      I am rejecting this response because:

      The property management has claimed that the information is old and false - this is untrue. It has taken weeks for them to take action on the heating safety issue, and it is still pending a complete resolution. Granted, the property management has taken more urgent action after receiving the initial complaint. 

      We are currently waiting on more information for when they will install a wall heater. ******** City Rental Code requires that all rental properties are adequately heated, meaning that every part of the house must be at least 68 degrees during the winter months. This is not the case for our rental. The point about the house being three stories is irrelevant - the house is not up to legal code. 

      It's worth noting that the property management did not take steps to resolve the issue until after we had put repeated pressure on them to make fixes, including emailed and hand-delivered written notices, purchasing thermometers to prove the inadequacy of the heat, inviting a city inspector to the property (who cited numerous other code violations about the electrical, plumbing, and ventilation), escalating to upper management at the company, and submitting this complaint to the BBB. Renters should not have to take these many steps to get a basic legal standard met for a rental property.
