      There's rats and sewage smells in my rental home that is managed by PropM. I have written documentation from their pest control company and from **************** Vector Control. They keep canceling my maintenance requests and saying they don't need to take care of the sewer line or rats. The City of Portland Code ************** and Multnomah County Vector control said they are in code violation. They treat me very bad they are condescending and tell me they are not going to listen to my complaints. I'm disabled and I feel discriminated against

      Hello.

      I have attached to items.  1 is an email where ******* is agreeing there it no problem. 2 is the invoice from the vendor stating there is no problem.

      In addition, ******** has submitted 26+ work orders since October 2023, which is an extremely high amount of work orders.

      A snippet of the email: "Received, thank you.

      And apparently there's not a rat issue in the garage..Eradicon said it looks like rat droppings but it is some insect..gross :/

      So I apologize."

      After moving out of our rental unit the property manager (PropM Homes) sent us a check with what seemed like a fair deduction for cleaning and normal wear and tear on the unit. We cashed the check thinking the transaction was complete. We ended up receiving three more letters saying we still owed money for various issues but the numbers didn't actually add up in any of the letters we received. We emailed them asking where these numbers came from and asking if we needed to hire a lawyer to address this. That stopped the letter from coming but today about 3 months after the last letter we find out that they've given our "debt" to a collections company to the tune of $545.

      Hello.  These tenants moved out on 11.30.2023. They were initially given a deposit refund of $2758.03 on 12.28.2023. Then there was a revised accounting letter that they owe $385.08.  We show tenants did not submit cleaning invoices, therefore the home needed to be cleaned and the tenant charged.  ****** failed to pay the amount owed, they were turned into collections, now they complain.  They are now in collections for the $385.08.  Tenant can submit cleaning invoice from their move out, we will confirm with company and credit tenant if invoice(s) are submitted.  Thank you and I hope this resolves this for you.

      Long story short I have a hole in my ceiling due to my roof having either holes in it or some type of way that water is getting in. Ill let the company know the next day it fell in on me and my son. They have sent people out there to take pictures they sent people out there to try to come and fix it. But the moral of the story is that someone needs to repair the whole roof. Since The ceiling has fell Ive noticed mold and rats. I have all the emails messages videos of everything from me to the property manager me to section 8 me to the **************** about these issues. I just spoke to someone on the phone today about the same issue and they literally told me to call My Attorney then. This is my last results and I really need help I can forward over anything that is needed

      This one is simple.  We took over property management on February 1st.  She notified ******* leak, we had roofing company out asap.  She continues to refuse entry.  We will proceed with full legal action if necessary as she continues to refuse entry and service.  We have many work orders of work which may be tenant neglect, may be previous property manager neglect.  Bottom line, we just started managing this home and we have sent many vendors out to do repairs. Property owner switched management company's so we can help resolve issues.  To leave us a review is criminal being we just took over management.  Please have this person provide the BBB complaints for the previous neglect, I would like to review them.  I will pursue this aggressively with my legal team! :)

      I hired this company to be my property manager. They performed a home inspection and failed to inform me of the gutters overflowing with water three months later, my gardener informed me that my deck was overfilling with water because the gutters needed to be tended to a few months after that, I asked the Property Managment for any walk-through information and learned that they had noted that my gutters were overflowing, but they had failed to inform me of it, their excuse was because of bad weather we werent available to email you or send you a phone call fast forward to year later my tenants reach out soon they would like to go month-to-month, and this Property Managment failed to respond back to the tenants and failed to inform me of the decision that the tenants wanted to go to month. I then decided to use a different property manager after being completely fed up And this Property Managment couldnt inform the tenants that I was switching property managers, the new property management company surprised my tenants of the switch in management. I have sent several emails in regards to my frustration to this company. They have not responded

      Hello.  We have gone round and round with this property owner who calls in screaming at the top of her lungs, many many times which we will not tolerate, period.  No exceptions.  We also paid for her gutter cleaning she is complaining about.  There is no funds being given or transferred to this person, this case is closed.

      I was sent to colections for something I do not owe propm has not been returning my calls. I was never notified by propm in any way for any debt owed was never given the chance to conferm or denying the charge have not lived there since July of 2022. Thus negatively impacting my personal credit and costing me time at work costing me lost wages. Affecting my credibility and reputation.

      Hello.  We did some homework.  ***************** $299.54 for an Oak ************* bill.  ****** will need to pay the collections company directly to resolve.  Thank you.  This is closed on ourside.  Tenant owes money and failed to pay.

      I am rejecting this response because: I don't know oak loge when I contacted the collection company I was told PropM had charged me with cleaning of a garbage disposal and a torn windo screen the same screen that was torn apon move in. PromM has already collected from *********** on the allegations. I do not owe this company anything. I do have documentation as dose PropM on this matter. PropM is dabble dipping again on this. I request this to be removed from collections. And for PropM to own up to this mistake.

      We rented a house from November 18th 2022 - January 31, 2023. We moved because we learned the property had a rat infestation after we had been living there for three weeks. We had to get an attorney to keep them from charging an illegal lease break fee so instead they charge us a bunch of erroneous move out charges. We only lived there for less than three months and they charged us $350 carpet cleaning fee which the carpet didn't need cleaning then charge us a fee of $595 for bulbs, batteries and blinds. Really?

      We have lived in this unit for 4 months, and we think the unit may have not been inspected. The other day we took the cover off of our bathroom fan to find mold growing. This has clearly been harboring for a long time and hasnt been cleaned in years.

      Hello.  Every home is inspected and video'd.  We do not remove fans and clean behind the working parts, and ******* no cleaners remove fan covers and clean behind.  In this case, we have ordered Calibrate to fix the fan, and has left the tenant a message and has not heard back from tenant.  Thank you and let us know if you have any troubles with Calibrate.  Good luck.

      Our sink started to fill with water on 10-11-22, on that day we submitted a maintenance request through PropM. They didnt get anybody out until 11-1-22, and they sent a handyman who could not fix the clog. He said the clog was more than 25 feet down the drain. They said that they would contact us to get a plumber out, and they never did. We have called continuously and nothing has been resolved.

      Hello.  Yes, the work order came in on 10/11 and the earliest available appointment was 11/1.  Upon diagnosing the issues, the clog is deep in the system and Anytime Plumbing is scheduled tomorrow with the tenant at 9am.  Thank you and good luck.  Let us know if you have any issues.

      I am rejecting this response because the information Prop M stated is incorrect. The work order was originally placed on 10/11, however we did secure an appointment approximately a week later. We waited from 11am-1pm and nobody ever showed up. I called Prop M to ask what was going on and they said their distributor was no longer available to come see us that day, as they had unexpectedly quit, and we would be getting a follow up email to reschedule. We never got that email. I called a week later to ask what was going on once again, and was met with the 11/1 reschedule date.

      The rest of Prop M's statement is correct, and someone did show up at 9am today, however they "did not have the authority to fix this issue" even though this is now our third attempt at fixing this problem, we were ensured that it would be solved by today, and that it would be handled by the correct technician.

      Prop M has been thoroughly informed of the severity of the issue and contacted by us upwards of 6 times at this point. This situation is frustrating, confusing, and I am met with no explanation as to why this can't be solved. Hearing "we will have somebody contact you soon" instead of explaining what's going on, when I have already been promised a phone call or email multiple times and have not received it, is extremely unprofessional.

      Hello, our understanding is everything has been resolved.  Here is the statement from *********.

      Per Invoice from ********:
      Kitchen drain cleared, cause: food and sludge. Cleared blockage at approximately 7' out. Sink is now draining properly. NOTE: Noticed that there was a small leaking coming from the bottom of the disposal when flushing the sink full of water, but then it stopped after a minute. Let tenant know to keep an eye on it and if it starts dripping again then replacing the disposal is recommended.

      RRS: Went out following day and replaced the garbage disposal.
