      SCAM BEWARE!!!!!This company does rent homes, but everything about the process was basically a scam.The actual property we viewed was nowhere close to the condition of the pictures we were shown. No cleaning was done, no maintenance had clearly been done in a long time, and you can tell even the paint was over 10 years old. Grout was falling out of all the tile, a bunch of mold in as left in the shower, and the backyard was overgrown with weeds, and fallen trees still covered the property leaving behind huge holes in the front yard. They didn't put any effort into making the house presentable, even after cancelling and rescheduling our viewing appointment at the last minute so they could clean up."The listing agent ignored all of our questions while also encouraging us to apply before being able to see the property in person. Only after we submitted our applications with the NON REFUNDABLE $130 deposit did they tell us that there were 3 other people in line ahead of us, so we didn't even have the actual chance to rent the property.This company clearly wants to collect as many non refundable application fees as possible, and they won't put any actual money or effort into maintaining the properties that they are paid to manage.I would avoid using Prop M Homes at all costs.

      Worst leasing company ever. They lied to us about a "special landscaping" service we paid a premium for that just included mowing and nothing else. We brought this issue up with them multiple times and they kept saying they would "look into it" but nothing changed. Our shower drain was clogged and they had a plumber come. The plumber told us they needed to come back to check the drain of the downstairs tenant, but next we heard from PropM was they found blond hair and a shampoo cap that was the cause of the blockage. None of the people living in the unit had blond hair and there was always a cover on the drain so nothing could have dropped in. But they blamed us for the blockage and charged us for the plumber. The point of renting is for the property management to handle repairs, but PropM cares about nothing but money. We were charged an extra month after moving due to a miscommunication that they did nothing to try to clarify or rectify. I made a ****** review with my complaints and they responded by calling me by my (non-legal) dead name, and further gaslighting by calling me a liar. Horrible, unprofessional company. If you see a property they manage, run.

      The worst experience Ive ever had with a property management company. My husband and I had called in June to let them know we were moving, I asked them if it was okay to have over the phone confirmation and they said yes. A month later (about three weeks) before we were going to move they called and asked for us to sign a move out confirmation. On it it said the date of the day they asked us to sign, I asked if that would be an issue considering we didnt break our lease and gave more than a months notice. They said it would not be an issue and it was just a formality.Fast forward to us getting a bill in the mail a month after moving. I immediately called and told them I wasnt going to pay and told them to go back and listen to the call when they said it was okay. They said they would look into it and call back. They then called back and left a vague voicemail. I tried to call multiple time and they said their manager would call and that she was in a meeting. She never called. Now 8 months later I have a debt collector calling because I was stupid enough to trust a horrible, slimy business. I also know Im not the only customer who has issues with them. Just look at their reviews. Please do something about this horrid company.

      Since we have moved out of our townhouse in November 2023 On the original statement dated *****, we received our deposit $2758.03. Then there was unexpected $385.08 due in February. I noticed a new cleaning charge of $320 wasn't it cleaned before renting showcasing for sale? Additionally, the carpet cleaning cost decreased from $250 to $215. How long and additional charges are they going to come up with?

      Thus far they have been very disapointing to work with. The team showed little initiative getting my property listed, taking almost an extra month and requireing lots of prodding and micromanagement. The property has now been listed for almost two weeks and I have been asked to lower the rate to below their projected market rate twice. Given their pricing model, this takes a few dollars from their pocket and hunderds from mine all to make their job a bit easier. Finally their communications have been boilerplate and borderline condescending. I don't expect any of this to be improved now that they have been aquired by Poplar Homes.Update: As you can see from the response timeline below they had to be contacted and managed virtually every step of the way. They didnt get the keys because they never asked for them until I reached out. Despite being told the property was ready 8/15, inspection was not scheduled until I reached out. Photos were not scheduled until I reached out. Finally, I spoke to ****** on the phone and approved the ad verbally but they needed it writing and did not communicate that. Another week lost.So as you can see from the response, zero accountability and its up to you to manage they abysmal communications and time management. We have since terminated our contract.

      As a landlord I've worked with 4-5 property management companies, and PropM is certainly at the bottom, by far. They are extremely reactive and will take money from you whenever they can.To give you one example, I took back my property from them recently and it was time for PropM to send me the security deposit. (Yes I fired them!) The tenant had done quite some damage to the house and stopped paying rent so PropM agreed that 100% of the security deposit would come to me to compensate for that. As a result, PropM didn't send me the whole amount and I was asking why. It took them A MONTH to get back to me, and their reasoning is that the deposit is used to cover the unpaid rent, and since it's rent, they are entitled to charge management fees.I can't make this s*** up, people. I have all the emails. And I didn't even have the time or energy to go into the details of how their mistakes caused a squatter to live in my house and made me lost $10K+. I'm too tired for that. Hire them If you like pain and suffering.

      Upon move in, the heating system was not functional, the Washer/Dryer was not in working order, most locks and doors did not function properly and plumbing fixtures were in subpar condition. PropM provided certification that claimed all the above was checked prior to move-in, this was factually untrue. It has been 39 days since a maintenance request was submitted for our washer, yet it is still not in working order which goes beyond the landlord of 30 days to repair non-essential issues. They will blame their contracted technician for this, but that still falls under them.The heater was also not in working order and deemed a safety hazard as all the internal wiring was found to be melted off, which indicates extreme heat or flames. This shows the heating system was not properly tested prior to our move-in. They did offer space heaters and eventually agreed to replace the heater, but only after much push back from our end. They will likely reply saying they're working on it, and thank me for my patience while completely disregarding that their move-in certification was not factual, and that they have exceeded the "timeliness" of a maintenance request of 30 days.

      This company offered me $2500, plus 100% of my deposit back if, I gave notice to vacate by may 13, 2022 and vacate within 90 days! Which I did! They sent me my deposit check, which was wrong but whatever, then it BOUNCED! Yes bounced! I NEVER received the $2500 either! Then after I realize the check bounced, I try and call them to discuss, and ******* director of finance says they held it so to the conditions of the property!! I cleaned that place myself!, although I received an email stating do not hire professional cleaners because we will do that! I mean for goodness sakes I lived there 12 years! I have pictures as well!! Im not happy and would NEVER do business this way! You dont go back on what I have in writing. I would never refer them ever! I wouldnt even give them one star!!

      There is a meth lab at *************************************. They didnt respond to multiple complaints. Trash stopped for awhile, attracting critters. Made a promise to a bunch of my friends that if they moved out they would get paid. The day that ******** law FAIR was partially revoked, they stopped payment on the deposit and said they werent going to pay my friend ** the house wasnt to standard. This isnt true, it was to standard. I know my friend, I know how she left it. She has pictures and everyone knows shes a good housekeeper who doesnt leave a mess behind. She was a GREAT tenant to them and they treated her horribly and stole from her. They are currently refusing to take calls from her.

      My husband and myself applied for a home to lease. I did my due diligence by calling the rental company and getting confirmation from them that there were no applications that had gone through and they let me know that so far no one had filled to lease the property so I filled the papers out at about 4: on Friday March 11th and I paid their application fees. The rental agent said she could show me the house that night however she got tied up and said we could meet at the house on Saturday March 12th at 10:00am and we agreed to that time. Early this morning I got an email saying the property has a lease signed already. When talking to the company they said I should of called first and made sure it was available which I had done. When speaking to another of their workers this morning she was saying "sweetheart nobody in the office would of told you that" and kept being rude. They refused to return my money for the application even though it was their mistake. They also ran my credit which I would never have let them do if I had known the house was already leased out. I value my credit report because it shows landlords that I am a responsible person and for this company not only run my credit but also take my money when they already had a signed lease two days before I applied is fraud and I would like to make a formal complaint against this company so others dont have the same problem I have had and I want my application fees returned to me.

I have a text message I'm looking at right now, sent to you and your two other applicants on 3/14/2022 11:20am.It says: "Good Morning to the three of you. This is ****** from PropM. I was asked to reach out to you and let you know that your application fees will be refunded to you today or tomorrow. Please call the office with any questions. :)"BBB/******, please tell me where we refused to refund, being I have a text saying differently to all three applicants applying with ******.BBB person, this is clearly an untrue post as we have text message proving differently. I'm happy to email the text into the BBB for verification. The weekend person ****** is so sweet, I could see her calling you sweetheart, she is a wonderful person, bar none.It takes several days for the refunds to show up on your card. The delay is the credit card company as they usually take a few days or more.Hopefully this is clear and makes sense. Let us know if you have any other questions, happy to help.

      Update after further research as something did not sound right.Alicia's credit was not run at all as the home rented quickly unfortunately for ****** and friends.FYI applying for homes does not hurt your credit report.So 2 things ****** said so far are incorrect.1. She said we ran her credit, we did not.2. She said we refused to refund her and we have text message proof showing differently.We consider this done and this false review will be removed. Thank you.
