      Inspection was done 9/14/22. I reached out to Gary about serveral items he did not put on his inspection report. These items include ants and mice droppings. He also did not list a large window with wood rot damage. He did not addin the report the roof was installed wrong. He did list any of the following. He did not check the all of the toliets only one of them, 3 tiolets had internal leaks. Shut off valve leaked. The was no caulking around the windows. The shed was destroyed by ants. The gas dry vent was leaking into the basement. I can add more items if needed. The bottom line is he did not inspect the home properly and I am now out thousands of dollars in repairs. I WOULD HAVE NEVER BOUGHT THIS HOME IF HE WOULD HAVE DONE HIS JOB. I have pictures if needed.

        In response to the letter received from your office. I would like to bring to your attention actual facts as stated and documented in the issues report to the buyer and the real estate agent, PRIOR to the purchase of the home.  It is highly advised that the Purchaser of the home inspection review carefully the ASHI standards of practice and ethics provisions that were provided with the original inspection report.  It is stated that any issue bought to the prospective purchasers attention in the report is to be addressed PRIOR to the purchase of the home and are to to addressed by the real estate agent in the real estate form, " Response to the Home Inspection Report"  .  Any failure or neglect to do so is not the responsibility of the home inspector and in way way or means to we participate in the negotiation process.    I will state the following as fact and consider this matter resolved.   The 20 year old, aging roof was addressed in the report with the inspection for further inspection, maintenance and repair and replacement as advised in the inspection report.   I did not perform a pest inspection or pest inspection report.  Home inspectors are not permitted to comment on anything beyond their license. I am not licensed or required to be by the state of Pennsylvania to perform a home inspection.  The pest inspection was performed by Bryson Termite and pest control. ###-###-#### if there are any issues or concerns .  Any defects that are hidden or conceal are beyond the home inspection report.  All commodes flushed during the inspection.  As stated in the inspection report .  Isolating valves are not tested as by ASHI standards and is specifically stated in the inspection report.  Refer to the ASHI standards of practice.    There is exterior caulking where required on the exterior windows.   Gas dryer vent more than likely was bumped during the moving process.  Dryers are not considered part of the real property and are not tested.  See ASHI standards of practice.  In conclusion. I and my company have met all the ASHI requirements in performance of this home inspection as required by the Standards of practice and Code of ethics as required by the PA Home Inspection Certification Act.   It appears that any failures that may have occurred were that upon the buyer of the home and possibly the real estate agent in failing to address issues prior to the purchase of the home.   You may also want to review the lengthy contract that the purchaser signed with our company prior to the home inspection.  I have not been contacted by the complainant as stated and he never contacted my office or myself to review the inspection report prior to purchase as Highly advised and instructed once the complemented email report is revived.  It appears that the complainant is advising me on how to perform a home inspection without knowing what one is. In 30 years inspection experience and having performed over 9K home inspections, I believe I know my Job and perform is very well. after the Report , Standards of practice, Ethics provision were provided with the report along with direct recommendations and instructions, I conclude the buyer may be suffering from buyers remorse by his comment in your complaint, and conclude this matter resolved.

      I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

      Gary lies and the proof is in the pudding. Just because he inspected many homes does not mean he did his job . I recommend his license be removed. I have text messages from him. 

      He showed no signs of remorse or concern for the cost of repairs. His negligence has cost home owners like myself thousands of dollars. No buyers remorse for buying the home, just for hiring Gary.

      His lack of skill set showed up in many areas. I can provide more pictures if needed. I can provide text messages from him when I reached out to him. He is a jerk, and the public should know his inexperience.

      Gary also hired the pest inspector and I never received a report. It was his guy, I paid Gary only. Good luck Gary and god bless like you told me in your final text! My family could have been killed by the fumes from the exposed 

      Gas Dryer vent pipe leaking gas fumes in the basement!
