      On 4/5/22, I contacted by text & phone Mark D*******, owner & contractor of Father & Daughters Home Services LLC about a plumbing job at my rental property in Phila, Pa. On 4/8/2022 he went to property to assess what needed to be done. He informed me by text that I needed to replace the "T" where the roof vent & drain come together. Said total price includes: labor, air purifier rental, blades, misc, materials, repairing wall, touch up paint totaling $1,680. I asked if he could do the work & how long it would take. Said he could do it & that it would take a day. Said I had to pay him half upfront & that we can work out balance later. I agreed. I *******'d him $840.00 that day. I have been in touch w/ him multiple times for updates. He hasn't been consistent & hasn't been honest. He has yet to finish completing work even after being paid balance of $840.00 on 5/3/22. I've called several times & he either says he's going back to finish work & doesn't or claims he's not feeling well. He has informed me that he had other jobs that had more priority over mine even after being paid. He has been to property multiple times w/out having end date. On 5/7/22 I contacted him demanding he return on 5/8/22 to complete & said he would. On 5/8/22 I met him at house & he did complete work. I'm not pleased w/ work he has done thus far. It's unprofessional & sloppy. After talking to him he again said wasn't feeling well & that he needed to order part to complete work. I also have asked him to provide receipts & invoice for the job multiple times & refuses to do so. I am demanding that he return back to property immediately to complete work & request compensation for undue stress he has caused me, for his incompetence, unprofessionalism, inconvenience to me & my tenants, time wasted & not being honest about completion date and his capabilities. I am requesting that he be contacted immediately to complete job immediately! Please assist in this matter. I am being taken advantaged.

      Job is complete other than other than final closing of walls and ceiling. Client is trying to put in an insurance claim in through her agent for this job. I thought she understood that drywall should not be finished until insurance company has a chance to send out inspector and review claim.Drywall is in place, so walls are not open. I can finish ( tape and compound)joints now if she wishes, but she will have to agree to pay extra to break out drywall for inspector and re-do drywall.Drywall is installed now in such a way that only a few screws need to be taken out for easy inspection. I do agree that I need to send her receipt. I have known her insurance agent for many years and will try to get her claim through.

      I am rejecting this response because:

      I am responding to your response and to my complaint against Mark D*******, owner and contractor of Father and Daughters Home Services LLC.

      As of today, 6/18/22, the work that I paid in the amount of $1,680.00 for plumbing, repairing walls, painting and clean up has not been fulfilled. When I asked contractor how long it would take to complete he told me that it was a days job. It's been over 2 months now and the project is still not complete.  

      I have contacted Mark D*********** various times demanding an answer as to completion time and he has been very cavalier in his response saying things of this nature that I should "give him a break", "stop complaining", that it's because of his age or citing he has health issues as to why he hasn't yet completed work that he has been fully paid for. All of which were not told to me prior to him taking the job.

      During our initial conversation about the work, Mark noted that if I went with a bigger company that they would charge me way more money than he the amount he was going to charge and assured me that he could do the job and finish in one day. So I trusted him and believed that he would fulfill his obligation. Sadly, he has not.

      Since this time, he has been to the property multiple times (7x and counting)and has yet to complete.  He has inconvenienced both my tenants and I and caused a lot of grief and disappointment. As a result of his incompetence and failure to complete and shoddy workmanship, my tenants have not paid me rent for the month of June.  I have spoken to Mark about this and it has fallen on death ears.  The only reason that he went back to the property was because your office had contacted him.  When he returned on 6/15/22, he did not have adequate materials to complete the work and did not provide me with a timeframe as to when the work would be done nor did he want to adequately address my concerns about properly closing up 2 access panels that he opened up.  He also unnecessarily opened up the bathroom floor for his benefit so that I could pay him additional monies to fix.

      As a result, he has delayed completing the work because I did not approve of him re-doing the floor.  Because of this, I am now compelled to find another contractor to re-do the floor.  
      Because of his actions and lack of unethical business practice, I will now have to shell out over $2,000.00 to have another contractor complete his work that he failed to do and also to redo my bathroom floor which was already done in 2019.

      I am beyond frustrated and angered with Mark D*******'s lack of accountability regarding this issue.  Therefore, I am asking your office to request that he fully refunds me for the amount of $1,680.00 + unpaid rent of $592.50 and revoke or suspend his license.  He clearly has no intentions in the immediate future in completing the work nor does he display any pride in his workmanship.  Thus, I can no longer patiently wait for him to complete and thus will need to seek a professional that can provide better and immediate results. He has been given numerous opportunities to correct his wrong and have failed to do so. Therefore, I am asking that you please assist in this effort.  Attached, please find pictures of the unfinished work and shoddy workmanship that warrants my requests.  Thanks in advance.

      P. S.  I have several pictures and documentation that I tried forwarding but was unable to due to the size of the file.  If you should need additional documentation and pictures please let me know how I go about sending it to you.  Thanks in advance.

      I did not see her attached photos. She said she was there a week before I put the most recent coat of compound on the ceiling , so I assume her photos for not the most recent. Can you send me the photos? I need to know what she thinks needs to be done.

      On response to the floor, I saw no way to replace toilet ideal bend without opening floor. I did the ideal bend replacement at no charge to client. Most of the time delay was waiting for her insurance adjuster. Some delay was my fault. The seems to be no complaints about the plumbing work and no leaks. Please let me know what I actually can do to resolve issues. I think the main issue now I a time line issue with her seeing the work
