I was working with ***** May and at first, I felt that she did a good job keeping me informed of the process. As I started submitting paperwork, paperwork kept getting kicked back and suddenly asking for new documents one at a time which was quite annoying. She urged me to lock in an interest rate but if the rate goes down we could float the rate. One day the rates had dropped, and I asked her about the floating rate that day. She told me to wait and later the rates went back up. After feeling that ***** was not working to get me the best rate possible as she likes to say, I went with an amazing loan officer that worked hard on my loan and got me a much better rate in the same week. I got a bill from an appraisal company for $750 which was fine, but I didn't realize that Filo had control of the file. When I switched lenders, **** said they wouldn't transfer the appraisal that I paid for to the new lender. My new lender called ***** and was apparently very rude and was yelling at my lender about how they do not transfer appraisals. I spoke with her on the phone after not hearing from her for some time and she was quite rude to me and said they would not transfer the appraisal. I had to pay another $750 to get another appraisal. ***** acts nice in the beginning but once things don't go her way it seems she gets salty and *****. I will warn anyone I hear trying to buy a house to be careful with Filo.Review from Halvin C

Hello! My husband and I are first-time home buyers. I am also a bit of a control freak. I know how to buy a car; I've done it a few times and understand all the steps. I did not know or understand the home-buying process as a first-time home buyer. I like to understand all the steps and why they happen, and ***************************** and *************************** were so helpful; they explained each step and answered all our questions to alleviate my anxiety. ****** was extremely transparent from step one and worked hard to get me a good deal. I spoke with several lenders before finally picking FILO, and ****** never pressured me through the process; if anything, he encouraged me to get all the information I needed to make the best decision for our family.Review from Ronald H

They went above and beyond for me! My lending officer was Thomas G******! He is by far the best lending officer I have ever dealt with and went out of his way for me! Made it very easy and I would recommend him to anyone. Answered my texts anytime and my calls anytime. I was very impressed on how easy it was with him to refinance! FILO Mortgage discriminates against black buyers. I am a single black man a with 742 credit score who makes almost $13,000 monthly and have two retirement accounts with $90K in each account and they still refuse to approve my loan. They have lied and said my AMEX charge card and I car I no longer own (and have sent proof that I don’t own) makes my DTI ratio too high even though my retirement accounts easily cover the AMEX balance. You have probably researched mortgage companies and you came here to check to see if Filo Mortgage is legit as their fees are lower than most all other mortgage companies. YOU GET WHAT YOU PAY FOR. You will regret entertaining Filo Mortgage. Filo employs a bate scheme in which they lure buyers in with "no fees" then just before closing they "make a mistake" and you now owe an additional $10K, the same fees you would pay to a traditional mortgage company. I am currently a victim of this scheme as just a week before my closing, I was notified of a "mistake" they made in which I owe more money, almost $10K before I can close. They intentionally will wait until your financial contingency period has passed so you are unable to back out without losing your earnest money. I had also already paid $1000 for inspection and appraisal, and I had no choice but to proceed or lose the house. Steven M******** the loan officer told me “Jason, I’m not the one doing it.” I even mentioned to Steven that I feel discriminated against, and he did not disagree with me, he could provide no legal reason my loan was not approved other than being a black man. The "loan officer" Steven M******** the "production manager" Ashleigh Tanner, the CEO Van R********* and the underwriter immediately changed their tunes once they discovered I was black. I have been lied to, misled, and bated into a situation I cannot get out of without losing several thousand dollars. The CEO Van R*********, who was notified by Steven of this situation to this day, has refused to contact me.Review from Kathryn V

This company has a way with words... as do most mortgage lenders but at first glance it seemed pretty cut and dry. Their lending officers (ours was Mindy May) also have a way of hooking you. If it is too good to be true, it probably is. She said that the mortgage insurance would automatically drop off when we paid down the loan. She knew what we were planning on doing in the long run (paying it down substantially after 30 days) and reassured us that the PMI would automatically drop off. She also said it wouldn't cost anything to recast and she would contact us for that recast in 6 months. Fast forward, they transfer services to pennymac (which we knew about) but none of what we found out later was disclosed from the beginning. I guess we should have known that pennymac would be the one we would have to recast through and deal with PMI on, not Filo, even though Filo made it sound like they were the ones we needed to contact even after the transfer. Pennymac charges $190 for you to apply for PMI to drop. It doesn't do it automatically like Mrs. May wanted us to believe and it is $235 to have them recast.. and we recast through them, not Filo and it is not free like Mrs. May said. Very confusing process due to her deceptive sale tactics. After the fact, we call her to ask what is happening where she claimed that we knew it was being transferred to Pennymac so we should have known all of this and she didn't work for Pennymac so she wasn't going to disclose those things upfront. So... essentially admitting she knew she was being deceptive. FURTHER! They didn't send anything to Pennymac on the transfer of the loan. Insurance information? Nope. Any pertinent documents that we provided Filo (whom we signed with on closing day... not Pennymac) they conveniently didn't transfer to Pennymac so they would have the necessary documents to for our loan. Filo is very deceptive in making their sale and they likely groom their loan officers to do it.
