      Beware before you apply! Shady business practices and horrid service . Questionable listings and high emphasis on application submission. Im curious how much of their revenue is linked to application fees vs. actual placement . I called to confirm vacancy before applying. Submitted all documents same day and came back 3 days later saying landlord went with another tenant - no other reason given and REDIRECT to properties with no regard to requirements.

      At the time of initial call from consumer, the property was available, as she confirmed. Consumer applied and we needed her co-applicant to apply. In that time we had more applications come in and homeowner had approved one same day. At that time, the co-applicants application was received and reviewed and the pre-approved applicant went to tour the home and placed their security deposit down. We followed up with an email stating that the homeowner had proceeded with another applicant and that her application was good for a year to be redirected to any of our available properties. She sent a message stating she was upset that we told her it was available (which is was, at the initial call) and asked us to refund her app fee. We explained her application was good for a year and the the application fee is non-refundable as stated on our website. We also gave suggestions to the applicant for other comparable properties as alternative options and provided listing sheets for her to review. Her response after we offered assistance, No worries! Ill take my frustration to the review platforms and target a 10%conversion for future applicants and get my $80 worth of satisfaction, doesn't help either party.

      Ive been renting from Southern management rentals, probably since I graduated out of high school, so almost 2 years now and Ive dealt with situation where I was not able to use my heat at all in the place. To the point of shaking in my bed. An now the new place, They also didnt even tell me when I first moved in that Id be having to pay for parking even if thats something that people should know Im not from the city and not everyone knows things like that and they should have it documented on paper and coming back to early this month. My upstairs neighbors were not able and still not able to use their shower for the past two weeks and it ended up causing an issue with my place while I was going to the bathroom I had a ceiling tile collapsed on me with pounds of water, and I had to live like that for the next five days, and when I expressed how I felt to the owner ****** she came at me with you wouldnt be in this place unless it was for me and you shouldnt talk to people like that and that legally they dont have to fix it for 8 to ************************************************************************* their ceiling. I also want to let you guys know that me and my upstairs neighbors do not have anything to do with plumbing, so its not our issue and we were told that they cannot make any accommodations for the fact that I was almost injured from this and the fact that we both cannot use our bathroom and have not been. And want to tell us that if we want to withhold our rent, we can only do that if its actually more serious than this what is more serious than not being able to go to the bathroom for over two weeks and being hit with a piece of a roof in the head while going to the bathroom my age will always play a big part when it comes to southern management and I think its totally BS that that should even be happening regardless of the situation. I am 19 years old. I have no family support. I have one job and this is how I get treated.

      Southern managements policies do not align with what they actually say. They lie and say the landlord is the one who denies you but it is actually them. I spoke with an agent after not hearing on my applications for over a week. She told me she would check with the in-house person as my decision should have been back. I then received a message saying I was denied due to debt. The only debt I have is student loans. I showed proof I did not have to pay on them plus proof from navy federal I paid a charge off from 6.5 years prior. I was still told I need a coapplicant. After asking why. I was told it was because of my Navy federal charge of which faxed them I paid and do not owe them anything. I was then told my income was insufficient after trying to understand how they can deny me still. Their website states if you are not qualified for one property you can apply to others. I asked if I applied to other properties with lower rental price would it be worth it. I was flat I told I could not rent from them without a co-signer. I had more than 3 times the income for the 1450 rental. I applied with another rental company and got my place which cost $1500 no problem. Everyone I showed my correspondence believe I was discriminated against for no reason. Now reading their google reviews. I see the same thing was done to many other individuals. They state the same or very similar situations

      Krystale, unfortunately when reviewing your application the income requirements were borderline and we see you had only listed family as your previous landlords. While waiting for the loan forgiveness letter, our only suggestion was for you to obtain a co-signer, in which you did not want to do. It was your decision to make and we wish you the best.
