      To whom it may concern, I am writing to file a complaint against Fineline Homes, **********************************Winston Salem, NC******* with *********************, ************************General Contractor NC license number *****. Residential Building Permit B-******* entered into a contract with Fineline Homes in December 2021 to build a 3 bedroom, 2 1/2 bath home with a 3-car carport and stone front. The quoted price was $367,000.********************* of Fineline Homes, entered the permit for the home with the ****************** affirming a 2 bedroom, 2 1/2 bath home, with no carport, a discrepancy between square footage and engineering plans, Fineline has listed its cost for build, $217,000.00. Evidence attached below. Also see the Davidson County findings, the stop work order, information regarding 11 failed inspections, and current findings.. $226,000 has already been paid in cash. The $150,000 discrepancy from what I am being charged, resulted in my being unable to continue the building, as the bank would not loan for insufficient equity in the home. The mediocre quality, devaluing in materials, quality of workmanship has had a significant negative impact.4 contractors reviewed the current state of the building and commented on its very low- grade quality and sub-standard materials, extreme negligence and incompetence, lack of attention to details of the home, including foundational safety structure for the home. The accounting of the paperwork and traceability of costs / charges is problematic. The exorbitant and extortionate charges for work and items not delivered. See the finding of the mold on the trusses and in other parts of the home. On requesting a detailed breakdown ********************* of Fineline Homes threatened me and my daughter that he would tear down our house, if we did not pay an additional $44500+ and sign a document saying that we absolve them of all charges. No break-down was provided of items delivered / not delivered. 1000s of dollars not delivered but charged. No warranty

      We are sorry to hear about your concerns. Respectfully, we do not agree with your assessment of how we engaged with you or the many concerning accusations you have made. Quality products and installation are a core mission here at Fine Line Homes for more than 50 years of building over 13,000 homes. So many customers tell us that this is one of the unique advantages of building with us.

      This customer entered into a cash sales agreement to build their home. The land they already owned was located in a flood zone and our team went above and beyond to make their challenging build a success. After the frame and trades were complete, the customer claimed they could not pay their draw payment and indicated that they wished to terminate our contract and complete the build themselves. We offered generous terms that went far beyond our contract requirements to try to work with their situation. The failed inspections occurred when the inspector was asked to come to the site to evaluate the foundation and it was not yet passable  this is routine for our industry. We worked closely with a licensed engineer and the inspections office to make sure the complicated foundation was sound and passed inspection on November 21, 2022. Fine Line Homes issued the stop work order due to the customer not paying their draw after the work was completed.

      The complaint mentions inaccurate amounts being paid the customer paid $2,000 less than what was stated and is not being asked to pay the remainder of the contract amount, but the cost through the framing and trades draw. The complaint also mentions serious accusations of our staff which are complete fabrications. This situation never occurred as it is described; our team stands by their culture of kindness, diligence and excellence. We work hard to make all of our communication with customers clear, including signed paperwork on file from this customer that confirms square footage, construction prints etc.

      Hi everyone, ***** and I walked the property and went over her concerns. I know we sat for a 3 hour meeting and agreed to cover her concerns but I do think there is some validity and the need for some of these concerns to be addressed or confronted. I'm attaching the photos I took. I'm also including my BIC for future correspondence.

      Some of the concerns I had for the state of the build was the current mold on wood, the quality of the wood that's splitting and if you had planned to use some sort of brace to compensate for the splitting wood. There was also the upper deck placed against the roof with no siding prior to placing the railing. We talked at length about her using her deck as a carport and the posts are not far enough apart. Boards are placed but not nailed down. I'm not a builder but I can see how these things would be an issue.

      Again, I know we had a sit down meeting to discuss these concerns but I do think we should have walked the property and seen how we could have rectified any issues prior to the release of liability. However, I understand that ***** has stated that other contractors have been on the property and you have said that you would not warranty your work because of that fact.

      As we stated in our first response, Fine Lines work on this build was stopped due to the customer refusing to pay their draw during construction and their request to take over the build. The duration of time that the structure sat in the open undoubtedly caused issues. Any mold/mildew resulting from the building sitting is not a result of our building process but instead an unfortunate by-product of the customers decisions to stop payment and take over the build. The lumber onsite was inspected by both FLH and the local municipalities and supplied by reputable lumber suppliers in the area.

      Loose boards or any materials needing to be fastened/adjusted were placed temporarily during construction. Against every responsible guideline, the customer decided to take over the build before any finishes had been installed. This will result in issues and we have made the local building authorities aware of the situation.

      Due to the serious false accusations and lack of payment with services completed, we have taken the appropriate legal action.
