      In July of 2021 I hired Dennis G**** and his workers to replace our roof. I have a list of things that his crew didn't do and or if they did do it, was not done properly. We had a professional roofer come out to look after we had a leak in our bedroom ceiling 7 months after the new roof was put on. His words were, "I have never seen anything like this before." See below: 1. Rotted wood was never replaced 2. Incorrect step pattern of the shingles which could lead to voiding of the contract of the shingles. 3. Ridge Vent was installed incorrectly 4. 6 out of 10 nails were used 5.ice guard and drip edge were installed wrong 6. Nailed 6 in. from gutter line causing the shingles to be lifted easier 7. No starter strip was used was used going up both sides of roof. 8.Installed 3 types of drip edge on top of old existing one. 9.Did not place overhang on shingles from drip edge into gutter allowing water to get under shingles. 10. Left multiple nails on seams and shot low on shingles underneath and did not caulk 11. Poor cuts of the shingles going up the sides of the roof

      I Dennis G**** owner of Affordable Quality Home Improvements LLC 
      When I originally went to *** ******* Home to examine her roof, I asked them if there was originally a flat roof on her home she said yes they had some people put the a frame up with new shingles. I explained that the addition added to cover there flat roof was done wrong I pointed out numerous places where it was wrong and also crawled up In a crawlspace to show her what was wrong.. I explained the only way to fix her roof 100% write the A frame would need to be replaced and everything done write.  She proceeded to say they didn't have the money to do that, I said we can do the best we can to fix some of the problems she had I gave her a estimate for the work we would do and I sat at there home for over an hour explaining how we would have to do it since the original A frame that got put over there flat roof was wrong, I said we will do what we can
      When we were finished everything was fine, she paid us the balance
      She called us back to fix a few things which we did fix..  
      Then after about a year she called and said she had some leaking coming in her bedroom
      I explained that with the weather we've been having 35+ mph winds and all the ice we had over the winter plus with the A frame being wrong and having the worst rains we've had that I've seen may have caused a problem.

      I have read the response from Dennis Grimm, and I find his description of the situation appalling and inaccurate. Dennis was not aware of the flat roof until we told him. The leak did not occur 1 year later it was 8 months later, and it was not due to the high winds and or rain. It was due to the fact of the poor and inaccurate work, the shingles were not placed properly. the Shingles were cut too short and no drip edge was placed and/or installed incorrectly. 

      When Mr. G**** FINALLY returned to address our concerns, most of our concerns were not addressed. The drip edge was installed, BUT!!!!! It is was installed in the wrong place, different color, and was not properly fastened. His reply does not address why shingles were incorrectly spaced and nailed, thus voiding the warranty on the shingles. He also did not address why the Roof Vent ended up looking like the McDonalds arches due to improper installation. Quality was obviously not job 1 for this company.

      Finances were a concern of course, as for anyone, but we wanted a quality, professional roof along with warranty for our shingles, which is void due to their improper installation. 

      In the end, we had to hire a PROFESSIONAL Roofer to repair what they failed to repair at further expense to us.

      Dennis was hired to complete a new roof, fix a hole in the dining room ceiling, fix laminate flooring in the dining room and locate leak of chimney and fix. This was not all completed. Dennis gave us the run around and did not come when he said he would. The ********* ended up asking Dennis to collect his belongings and reimburse them for what was not completed. Dennis agreed to reimbursement but none was made and now he is not responding to texts from the *******. See attached detailed document.

      we were hired to do a total roof job, patch a hole in the dining room ceiling and fix the dining room floor, all for a certain price, when we were oing the roof we relized the back part of the roof did not need wood replacement nor did it need insulation which was part of the job. We brought this to the customers attention we ended up knocking one thousand dollars off of the original price instead of telling the customer we did the work and keeping the money. i told the customer at the beginning of the job that we would pressure wash the awning to remove debris which we did i explained that all the old dirty marks may not come off cause when we pressure wash things like that we keep the pressure washer on a low level. I said if the awning needs painted i would do it for giving us the work, i also said that i would look at the chimney to see if that needs any work and explained that the chimney needed a little mortar work and at the time i thought it needed a chimney cap which it did not after further inspection. when we did the ceiling in the dining room as a favor i was going to paint it for them they origanly said they would paint it, i said since your giving us the job i will do it for you i admit the ceiling needed another coat of joint compound but they would not ler us do it, they didnt want us to paint the awning which was a fvor anyway and they didnt want us to do the chimney, we put screws in the deck to reinforce that for free we removed the satilite dish free of charge as well they were originally happy with everything after we knocked the thousand dollars off they had no problems at all they even gave my workers a tip, iwas supposed to come back to paint the awning and fix mortar on the chimney that following week, with the weather and some personal things i was not able to come back. This made her extremely mad, when we did get back to the job her husband charged at us yelling as if he was going to attack us, i looked at my partner and said lets go we are done here
      the entire roof was done as contracted so was the dining room ceiling as well as the dining room floor the few extra things i added on we didnt do now she wants reimbursed for those things, i told her i would i even sent a check in the mail but was to wrong zip code i was in hospital do to my colitus when the check got returned i didnt have my ohone with me so didnt know she had texted me, then i received the BBB letter in the mail. I have every intention on returning money just like i did the original thousand dollars after i relized that part of the work didnt need done, sending this to the bbb was folish knowing that i had already was honest and told them some of the work didnt need done alot of contractors wouldve just kept the money and told the homeowner all the work got done, they paid me entire balance and gave my guys a tip i will personally give back what i feel is appropriate especially the money that she wants back is for work i really just added on cause she gave us the job

      The BBB forwarded the response from Dennis Grimm and asked for me to accept or reject the businesses response within 5 days. I will need to reject it for now. Since receiving the complaint, Mr. Grimm has reached out to me. We have agreed to meet to discuss the possibility of allowing his company to finish the job in full which would satisfy my issues. There are some erroneous comments he listed but I will defer to detail those for now pending possible resolution in the next few weeks.

      I had a new main roof on my house in July 2021. My bedroom ceiling is still still leaking when it rains. Affordable Quality Home Improvements, LLC owner/roofer, Dennis G****, told me that it was coming form the house next door. I spoke to the owner of the house, ***** ******, and he said there is no leak coming into his property. So, he will not do nothing about it. Mr. G**** will not do anything without *** ******** approval to fix the leak on his property. I am afraid my bedroom ceiling will fall from the rain water soaking the ceiling tiles and mold growing in the ceiling or wall. The last time I spoke with Mr. G****, the middle of May, he said he will come and look at it again to see what can be done on my side and he never showed. *** ****** refuses to get the repairs done so the rain will not leak into my house.
