The Bank of Landisburg is in receipt of *** *******’s rejection of our initial response dated February 4, 2022. Mrs. B******** emailed *** ******* requesting information required to order an appraisal, he responded asking who pays for the appraisal. Mrs. B******** responded the applicant is responsible for the cost of the appraisal. January 3, 2022, *** ******* emailed a copy of the contract agreement for the purchase of the home. The Bank received a “Notice of Intent to Proceed” signed and dated January 8, 2022, by *** ******* regarding his loan application. At this point, all necessary items were received to order the appraisal. January 11, 2022, *** ******* was emailed by Mrs. B******** a question posed by the appraiser regarding whether the house will sit on concrete footers and if the existing foundation will be removed. *** ******* responded in the affirmative, indicating he was aware the appraisal was under way.
When the appraisal was completed, the invoice was issued. *** ******* was notified on January 18, 2022, the appraisal came in too low to cover the down payment. The Bank has no control over the outcome of the appraisal. It is unfortunate that the appraisal returned lower than *** ******* expected.
As a courtesy, the Bank is waiving the cost of the appraisal for *** *******. We appreciate your assistance in this matter and please feel free to contact me if you need further information. The Bank has retained copies of the above-mentioned emails, the contract, and the notice of intent to proceed.
