      Buy remorse I paid 748.50 dollars for an overages blueprint training course on December 17, 2022, I was given access to the website shortly after I had a family crisis where I requested a refund the first representative formed me that it was not possible so I spoke to another representative she stated I could submit a form to the there review team on January 10, 2023, at 12:23 pm I received an e-mail from ***** ***** informing me my account had been deactivated now I'm confused you deny a refund and deactivate my account understanding that's not a good business practice return my 748.50 thank you.

      We are sorry to hear of this customer's dissatisfaction. When he purchased the course he agreed to a 3 day return period, and did not request a refund until nearly 30 days later thus he was outside of the agreed upon period and we were not able to offer him a refund. It does look like there was a misunderstanding in one area, however, as when we stated that we deactivated his account we meant that we had deactivated the automatic payment of his second payment of $748.50 so that it would not be charged. We did not deactivate his course or access and in fact, offered to continue assisting him, an offer that still stands.

Very poor sound quality - lots of side conversation. Promised could work 47 states in his ads - but offered only 27. I worked 20 states of the 27 listed - I worked 3 counties in each state, wanting this seemingly investment to work. Called /emailed = no support/no help ! Since the Pandemic counties have decided to hand over the Tax Overages to the Homeowners. One county in DE, just released over $900,000. to their population because of everyone's poor economic situation in the last 2 years. The material is outdated and I have attached proof from the samples he offered in the classes. Tax overages rules have changed and the states and counties I worked wanted me to have an Attorney. Not for Excess Funds but for the Tax Overages List. Again I have attached proof. I read his 98 page Guidebook, I jumped in with 2 feet as a retired Teacher needed supplemental income, thinking this would be great! Was Promised hand holding every step -private sessions if necessary - but of course after you pay for this class it's another fee for that. In fact, everything promised seemed to cost more. Skip Tracing was suppose to be part of the course - attached you can see there is additional fee. He repeatedly offer courses on buying real estate and becoming an investor of course for more money when that is not what i paid for. This Scam is very sophisticated. Unfortunately, I spent my savings because my husband lost his job in January after Covid and pneumonia and now living on oxygen. Finding work here in So Florida is hard. Return my funds!

      Having reviewed this customer's complaint, the attached proof that she sent, and her support records in our system, it appears that the majority of the complaints that this customer has are based on either her misunderstanding the information or making inaccurate assumptions.  I will address her complaints and claims of the commitments that we did not keep individually below. 

      1. "3 Live Training classes - vague and confusing overviews - no details;
      12 Overages Training videos were taught like you already knew the business;12 Advanced Training videos -were just a playground for Mr. Diamond and his partner to crack jokes and take polls - constant black out in the conversation. Very poor sound quality - lots of side conversation." -
      Every bit of training that was promised in our advertisements was provided. If she did not like the training or had difficulty understanding them, that is not proof that we did not keep our commitment. We offer full email support for our course and have people answering our phones from 7AM - 10PM EST, which is well outside of normal business hours. Had this customer reached out to us with questions on any part of the course we would have been more than happy to assist her. 

      2. "Promised could work 47 states in his ads - but offered only 27. I worked 20 states of the 27 listed - I worked 3 counties in each state, wanting this seemingly investment to work." -
      This program *can* work in 47 states, however many of those states have restrictions that make it difficult or unprofitable to do so, so we provide a list of the states that we found to be easier to work with and tell our students to work in those states. The goal of our training is to make it easier for our students to get started which is why we guide them towards the states that have the fewest barriers. Again, had she contacted our support department, we could have helped to guide her here. 

      3. "Called /emailed = no support/no help!"
      The only record that we have of this customer calling us was before she purchased and then once on 6/2/22 in which she asked where to find the recordings of the past webinar training, which we assisted her with. Additionally we have no emails from her after her purchase. If she would like to provide proof of her attempts to contact us outside of the times mentioned, we are happy to look into it to see what went wrong, however we received no requests for help or for a refund.

      4. "Since the Pandemic counties have decided to hand over the Tax Overages to the Homeowners. One county in DE, just released over $900,000. to their population because of everyone's poor economic situation in the last 2 years. "

      This is not true and again appears to be a case of her misunderstanding the information. After searching for evidence of her claim about DE, it seems that she is referring to the "Money Match" program which returns funds held by the state as unclaimed property to the citizens who they are owed to, however these are not the same funds that our course teaches how to claim. 

      Unclaimed property held at the state level is money that comes from many sources such as closed or dormant checking and savings accounts, uncashed wage and payroll checks, uncashed stock dividends, insurance payments, utility deposits, uncashed death benefit checks, and life insurance proceeds, among others. Per the state unclaimed money website, this does not include real estate (https://****************************************************). Excess funds that result from a property tax sale, which are the funds that our course teaches about, are not released in this manner and are still being held by the counties. 

      5. "The material is outdated and I have attached proof from the samples he offered in the classes." 
      The proof that she has offered for this is from a marketing email that shows a check that a student got by using this course in 2018. Granted, that marketing piece should have been updated, however this is hardly proof that the material is outdated and we can provide dozens of copies of checks that our students have received in 2022. I have included several in our attached proof.

      6. "Tax overages rules have changed and the states and counties I worked wanted me to have an Attorney. Not for Excess Funds but for the Tax Overages List. Again I have attached proof. "
      Again, the proof that she provided shows that she misunderstood the information that she was seeing and/or didn't fully read our training material. The first is a screenshot of the DE excess funds website in which she highlighted a link titled "View Attorney List". This is not a list of attorneys that are required to be hired in order to get the list of excess funds, it is a list of attorneys that people can hire to file a claim for excess funds that are due to them. Had she scrolled further down the page, she would have found the links to the excess funds lists for all three counties in DE. Please see our attached proof.

      The second is a screenshot from Erie County, NY. New York is not in our list of states to work in and in fact in the detail training document that is included in our course that explains how the laws that govern these funds in ** it specifically says that each municipality makes it own rules on how they handle these funds and that consequently, some have them available to claim and some don't (see screenshot of this in my attached proof). Using an example of this not working in a state that we didn't recommend is not proof that our teachings are inaccurate.

      Our course is marketed as a do-it-yourself study course. While we do offer comprehensive support, at no point did we offer "hand-holding" or private sessions as part of the base course. There is training on skip tracing included in the course that she purchased, a screenshot of which is included in our proof. What she is referring to is an additional advanced course that we have available for those who wish to purchase it, but that is not necessary to be successful in the business. The training that comes with the course is sufficient in learning how to skip trace. Additionally, we do offer a live teaching event that is an extra cost, but again, this is not required in order to be successful. It is just an additional value add service that we offer to those who wish to partake.

      8. "He repeatedly offer courses on buying real estate and becoming an investor of course for more money when that is not what i paid for." 
      Yes, we do offer other courses including courses from other real estate experts that we partner with. She was never required to purchase any of them to be successful with the one that she did purchase. Literally every company in business will continue to market their other products to you once you purchase one from them so I'm unclear on how doing this indicates that our course is a scam. 

      We are sorry that this student apparently had some difficulty understanding the training in the course. We understand that it is a lot of information and can be a lot to take in which is why we offer the support that we do, and as mentioned previously, had she ever contacted us with any of these concerns or questions, we would have been more than happy to assist her and get her on the right track; however we received almost no communication from her at all and certainly none that indicated that she was struggling with the course before she went directly to complaining with the BBB. While doing so is certainly her right, it is hardly fair practice to not tell someone that there is a problem and then complain that that problem wasn't fixed. 

      When she purchased, she agreed to a 3 day return period, which we do because our product is information rather than a physical product that could be returned and never used again. Knowledge learned can never be unlearned. Our records indicate that she has consumed all of the training as well as has downloaded many of the legal forms. We are very sympathetic to the current economic situation that many people find themselves in and we believe that with some assistance, this customer can be successful in building this business. While we are still more than happy and available to answer any and all questions to assist her in being successful, we unfortunately cannot offer a refund.
