    This home inspector recently inspected my townhouse for a potential buyer. Granted the place is not new and had some issues in the past that have been corrected. And of course he found a lot of little things, they always do. Notwithstanding that a year ago I spent tens of thousands on remodeling, this inspector wrote such a "hair-on-fire" report that the lady who loved the townhouse and found it perfect for her needs backed out of the purchase agreement. This lady apparently left town dejected with a bad taste in her mouth regarding real estate in general. My actual complaint, since we quickly found another buyer, is that this inspector went beyond the standard of practice as as set forth in the administrative code for Alabama home inspectors and consequently damaged my ceiling drywall. We have a built-in soaker tub on the second floor and one of the control handles wasn't working properly. It turned the water off but didn't come to a stop, in other words if you turned it pass the stop point it would just turn the water on again. Knowing this the inspector turned the water on full blast (along with all the other faucets in the house at the same time) for what I believe was 30 mins. although I was not present the entire time. Now, he later told me the faucet handle was leaking a little and that his thermal imager was "picking up an anomaly" so why in the heck would you run water that long into a place that is inaccessible. He also stated that the tub drain leaked. How could he possible know that? The plumbing under the tub is not visible nor is it accessible. Is it the faucet or the drain? The Alabama code states that inspectors are NOT required to determine the condition of systems and components that are not readily accessible or to perform any procedure or operation that will damage the property. This inspector clearly did both. The code states "inspect", not "test" or test to failure or run all faucets full blast for 30 mins. Who gets to repair the water damage?
