I made all my payments and then some. I have never been late in any payments for my account. But they restricted my card because I made a 50 payment and then demanded I give them access to my bank account. When I refused they told me they won’t lift the restriction until I do. I will not give them my bank account information. I told them I authorized the payment from my bank and that was all they needed to know. This is wrong of them to do.Review from Kendall P

We have done several refinances with them and over the course of these transactions it has become clear that we are told one thing but the outcome seems to be different. Many costly time consuming mistakes on their part like not verifying that a unit can be refinanced based on the associations financials or rental ratio but instead having us pay them to have the inspection done first. Many credit checks to all partners even after explaining this wouldn't be necessary if one person was a 51% majority. Overall they will get you some funding eventually but it just isn't that great of service and they do not earn your business. Communication overall is not good.

I would give 0 stars if they would let me. Horrible Horrible experience. I had to deal with Mark B***** and Andrew N******, I shouldn’t say deal with them because they are the worst people I have ever tried to communicate with in my real estate career which is going on 20 years. I was told in December it would take 2.5 weeks to close a deal and guess what the deal never closed. Every day it was a new excuse, first it was the GC statement, then it was an issue with the appraisal, then it was we will have approval within 48 hours that never came. I can promise you this when I receive a contract from someone and Lima Capital is on the contract I will not accept that offer unless the lender is changed. Seth B**** was my analyst for a recent refinance. He was so unprofessional and incompetent it was hard to believe. He lied to the title company, he botched the insurance escrow, he can't understand simple instructions like, "Do not change the HUD." Lima One Capital is all sales, no execution. I am seeking a new lender who has competent employees.Review from Lee L

I have called the first time to inquire about the fix and flip loan from the internal sales Andrew with Lima one, I have filled up the application to get the loan process. Unfortunately, after filling up the application, I found out by myself that there were two inspections for the loan process, I ended up canceling the loan process with Lima one, and I did the new loan process with another lender. I almost lost the deal cause the Lima one needs to do two inspection, the seller did not agree with that. My complaint is he never fully disclosed that there were two inspections to process the loan in the beginning, he pulled a hard credit report, it really hurt my credit score to drop !!!! If I knew there were two inspections for the loan process in the beginning, I never want to do it because there are many lenders friendly and professional to work without two inspections. Do not experience professional service and caring about your decision during the loan process with the Internal sales with Lima one.Review from Sunil D

THEY WILL THROW YOU UNDER THE BUS This company not reliable at all. I met one of their guys at a real estate meet up. I buy rental properties and he told me they finance rental properties. I went through their pre-approval process. Time and effort are money these days. I asked the guy specifically about closing time frame. He never mentioned any specific time frame and said they can close in about 2 to 3 weeks or even earlier. Then I get a property under contract, in today's hot market sellers dont want to wait longer. Sellers won't extend the closing time. Limaone should know this if they are really into business. So here I am under contract and they tell me that they need 30 days from the day (which is today). Seller have back up offers and people are ready to close quicker. So now either I loose my earnest money and inspection cost or find another lender at the last moment. Luckily the property is not that of a big deal and I can close on my own. I would have lost the property that I wanted and the money. This is the height of unprofessionalism. Who knows evne with 30 days closing they will screw you for something else that you would not have any idea. STAY AWAY.
