      I am writing to you with the feel of pure disappointment over the abysmal treatment I have received from RMC Resort Management. As an owner of a timeshare at the Village of Palmetto Dunes, my experience has been tarnished by continuous negative encounters with this company. Despite my repeated attempts to express my dissatisfaction and desire to exit the timeshare agreement, my concerns have been conveniently ignored. Written correspondences have gone unanswered, and when I did manage to speak to representatives on the phone, I was denied exit without any legitimate reason. This blatant disregard for customer concerns is not only unprofessional, but it also reeks of unethical business practices. From the very beginning, I was misled with false information about the timeshare. I was assured that the units were in high demand and selling would be a breeze. However, the reality has been far from what was promised. The market is saturated with unsold units, making it nearly impossible to find a buyer. Furthermore, the promise of being able to exchange my unit for a larger one has proven to be nothing more than empty words. It has become increasingly difficult to make such exchanges, leaving me feeling trapped and deceived. To add insult to injury, the upkeep of the property and units is severely lacking. The exteriors of the buildings is unsightly, completely contradicting the promise of a luxurious & well-maintained resort. This neglect speaks volumes about RMC Resort Management's lack of regard for its ***************** experience. I write to you not only to voice my frustrations but also to seek your assistance in this matter. I request that the BBB thoroughly investigate RMC Resort Management's practices and hold them accountable for their deceitful actions. It is my hope that by shedding light on these issues, future customers may be spared from the same disappointing experience that I have endured.

      I have spoken to ******************** several times.  He has owned his unit at ***************************** for approximately the last 9 years. After a few years of use, ******************** decided to trade his unit for a different size.  For a reason i dont know at this moment, that trade did not take place.  ******************** wishes to terminate his ownership in his timeshare.  Unfortunately, that is not possible.  It is deeded ownership with a deed filed in Beaufort County, **.  Much like your own home, you cant simply cancel your ownership.  It must be sold or given to another person and a new deed recorded,  I spoke to ******************** today and i told him i will work to find a solution to his concerns and hopefully find a reasonable solution to these issues.

      I heard back and talked with ****************** on Friday, Dec. 1, 2023.  He followed up with an email to me indicating he would get back with me the following week (12/4-12/8) to see how they resolve my issue.  As of this date (12/11) I still have not heard back which has been the same experiences I had in dealing with them in the past.

      I am writing to lodge a formal complaint against RMC Resort Management concerning our timeshare agreement with ************** and RMC. Despite numerous attempts to communicate with the company, our concerns remain unaddressed, and we feel compelled to seek your intervention.We have owned two units for many years under the impression that this would be a good investment, as promised by RMC. However, we have not experienced the benefits of this so-called investment due to multiple issues that we have repeatedly brought to the attention of RMC.My wife has a permanent disability, and unfortunately, we have never been offered handicap accommodations. Our medical issues have progressively worsened to the point where vacationing is no longer a feasible option for us. I have had a recent kidney transplant and need to be close to my Doctor for treatment and follow-*** for 5 years. My condition requires me to avoid sun exposure, making travel especially difficult to a beach or to an island.Despite these challenges, RMC Resort Management has been markedly difficult when we've attempted to exchange our units. The units available for exchange are often subpar and not suitable for our needs. Moreover, during the Covid-19 pandemic, we were unable to use our units but were still required to pay full maintenance fees without any concession from RMC.Our attempts to exchange our two units for one handicap-accessible unit have been ignored, leaving us with a timeshare that we cannot use due to our health conditions and lack of appropriate accommodations. It feels as though RMC is determined to saddle us with something we cannot use or benefit from.Given this situation, we are requesting your assistance in resolving this issue. We believe RMC Resort Management should be held accountable for their lack of customer service and their disregard for our specific needs and circumstances.

      I am very sorry to hear of the Harpers health problems.  I know from my own experience that it can be very stressful and make for a very unhappy situation.  I am equally sorry to learn of the issues they have had with the use of their timeshare and problems they experienced during the Covid-19 pandemic.  We always want our owners to be happy and we will make every attempt to come to a satisfactory conclusion.  I have spoken with **************** and i assured him that i would try to find a reasonable solution to these issues.in the coming weeks.

      I am writing to lodge a formal complaint against RMC Resort Management and Spinnaker at Shipyard for their non-responsive and unfair business practices.My husband and I purchased a timeshare from these entities in ****. Unfortunately, my husband has since passed away, and due to health issues and my age, I am unable to travel alone. The island our timeshare is located on was damaged by Hurricane *****, which led to an increase in maintenance fees due to the refurbishment of the villas and the defaulting members.Despite faithfully utilizing the timeshare from **** to 2016, we have been unable to make use of it since then. My son currently resides in *******, and my daughter has expressed disinterest due to the high costs associated with the timeshare.To make matters worse, in January 2023, I was improperly charged $800+ for the late payment of a maintenance fee. To my dismay, no one from either RMC Resort Management or Spinnaker at Shipyard notified me about not receiving the check in time. This lack of communication and understanding is highly disappointing and unprofessional.The timeshare is fully paid for, and I wish to close it. Given the circumstances and the issues I've faced, I am seeking a refund of the money we have paid to RMC Resort Management and Spinnaker at Shipyard during this time. I am confident that we can reach a reasonable resolution.I trust that you will take my complaint seriously and assist me in resolving this matter with RMC Resort Management and Spinnaker at Shipyard.       I am sorry to hear about Mr. ********* passing and Mrs. ********* health issues.  I can certainly understand that traveling to ****************** has become increasingly difficult.  
      I spoke with ********************* on December 5, 2023.  She informed me that she just wants to be out of her membership with the timeshare.  I explained to ********************* that it is deeded ownership, not a membership that can be canceled.  It must be sold or transferred to a responsible party to end her ownership and a new deed must be recorded.  I will list it for sale free of charge and make every attempt to get It sold by the end of ****.   ******************** sent a check to RMC management in early 2023 for the current years maintenance fees.  Unfortunately, that check was never received in our offices.  A statement of her account was sent out in February, March, and April and would have showed that there was a balance still due.  The account was sent to collections some time after that and ********************* payed ****************** in June of 2023 along with late fees assessed.  I will check with accounting and see if there is any portion of the late fees that can be refunded.

      I am sorry for the hardship facing **********************  We can set up a payment arrangement for the **** fees if needed and I will assist ********************* with anything I can do to help her.

      Hello, I submitted a complaint to the Better Business Bureau regarding RMC Management and my intention to exit my timeshare with Spinnaker at Shipyard. After that, ****************** called me and stated he would try to get some of the wrongfully charged $800.00 back that I was charged by RMC. He then said he could try to resell the timeshare. I am still waiting on him for more information in writing after our initial conversation, which he promised to do, but I have not heard from him since.

Traveli*g is extremely difficult. Retur*i*g to Shipyard across the cou*try is impossible. My sweet wife of 37 years died of colo*/liver ca*cer i* 2010, a*d my curre*t wife was diag*osed with breast ca*cer 7 years ago. We ca*'t afford to travel, especially with the risi*g costs. I must co*ce*trate o* my ow* a*d my family's health a*d well-bei*g. Because of doctors, we have to stay close to home if we go o* vacatio*. I have shared all of this with Hilto* i* hopes of getti*g out of my week at Southwi*d II at Shipyard but they o*ly offer to "list it" o* some timeshare sites for me. There's *o guara*tee that it will sell a*d I'm still respo*sible for it either way. They are*'t offeri*g a*y compe*satio* for the issues a*d lies I've experie*ced with their compa*y.       We’ve been trying to terminate our owner*hip through RMC but their unwillingne** to work with u* toward* any re*olution ha* u* at a *tand*till. No one want* to take re*pon*ibility for what we’re going through. When we purcha*ed, we were told we could *ell it when we no longer needed it. That wa* not true. Their re*pon*e* to u* have been le** than helpful to *ay the lea*t. The only *ugge*tion they’ve pre*ented i* to *ell. We have already made *everal attempt* to *ell, *tarting one year after our purcha*e, and wa*ted more money in the proce**. The mo*t recent route we took in 2020 wa* utilizing *ellMyTime*hare, re*ulting in a wa*te of $1998. Out*ide realtor* will not take a time*hare li*ting becau*e it’* a lot of effort for little to no return. To *ell through the management group a* *ugge*ted, the commi**ion i* exorbitant at 45% with a minimum commi**ion of $1000 and a $99 li*ting fee. We can't ju*tify wa*ting anymore money with no guarantee it will *ell. Al*o, when we purcha*ed, we were not told that owner* would one day be allowed to rent their week* to non-owner*. Thi* one change ha* re*ulted in de-valuation of our owner*hip. Why would anyone want to purcha*e a time*hare when they can rent the week they want at a fraction of our owner*hip co*t and not be burdened by ever increa*ing annual maintenance fee*? We al*o tried to rent our week *everal time*, we have only been *ucce**ful three time* for a net return of $508.36. We tried again thi* year and had no *ucce**.

Over the pa*t 30 year*, our week ha* only been rented a handful of time*, and thi* year wa* no exception. However, our week fall* in February, notoriou*ly challenging to *ell. Hi* *ugge*tion offer* no guarantee of a *ucce**ful *ale but merely extend* our unwanted involvement with thi* time*hare. We've tried li*ting before to no avail, *o why repeat a failed *trategy? The term* propo*ed by ***** are nothing *hort of outrageou*. They would either take half of any *ale or a minimum of $1500. Thi* mean* we'd either forfeit half of what we paid in full or lo*e money becau*e the *elling price will be laughably low. What wa* particularly di*heartening wa* *****'* concluding remark*. He pointedly *hifted the blame onto u*, *aying, "whether or not you want it, you bought it, and that'* not our fault". But it i* their fault. If hi* firm had been hone*t about the reality of owning a time*hare, we wouldn't be in thi* predicament. ***** *eemed to imply that foreclo*ure wa* a viable option, which conveniently leave* hi* firm with the property. That allow* them to profit while we *uffer the lo** and credit damage. La*tly, de*pite repeated reque*t*, I *till don't have a copy of my contract. ***** wa* unhelpful and provided no i********** or contact* that could a**i*t me in obtaining it. My late wife ***** and I purchased two units in December 2011 and since her passing in 2015, I have requested that her name be removed from the records. Despite providing RMC with her death certificate per their request, they have failed to remove her name. Furthermore, when we purchased these timeshares, RMC's salesman **** ***** assured us that they were easily transferable and marketable. He said that RMC would have "no trouble finding a buyer" should I decide to sell later or transfer ownership. I have been trying to be released from this timeshare for over six years, and RMC has not answered dozens of calls I have placed to their financial agents. Instead, they have accrued *** fees and endangered my credit rating. In late 2019, RMC notified me that they had found a buyer for one of my units for $8500 and prepared a deed transferring ownership. However, when I tracked down the supposed buyer, ******* ******, he had no knowledge of the transaction and claimed it was an obvious fraud. RMC attempted to defraud me. I sent a letter to RMC about the situation and received a call from ***** *******, who claimed that the potential buyer was not a fraud but a mistake. He promised to send a picture of the buyer's driver's license, which he never did. RMC claims they had *** ******** driver's license on file, but I believe this is just a ploy to cover up their fraudulent actions. I know from my experience these companies take and file a copy of your license during sales presentations. As a retired *** ***** and ***** ******** in *** ****, I know how to research and check for validity on any and everything related to this matter. I demand that RMC honor their original false assurances and representations, refund my money, and stop selling timeshares as they are clearly scamming people. Thank you for your attention to this matter.

      In late 2011, *** *** **** ******** purchased two weeks at ********* ** for use week 41.  The weeks were titled in their names, as well as three others I assume to be their children.  If ownership needs to change at any time, a new deed would need to be prepared and signed listing the names of the new owners and removing anyone that no longer wishes to retain ownership.  This needs to be done and filed by a ***** ******** attorney retained by the owners.  Once this is done and recorded in ******** county, their management company will update their records. If *** ******** would resend a death certificate for his late wife to my attention, I will make sure **** ********** name is removed from his statements.  That would not change the deed however.  That would need to be done as previously described in order to sell the property.  This is deeded ownership.  You cannot just simply be “released” from your ownership.  

      On October 14, 2019 ******* *** ****** ****** came into ****** ****** and purchased **** ********* **, fixed week 41, one of the two units owned by **** ********.  I am attaching a copy of the purchase agreement signed by *** *** **** ******, along with a copy of *** ******** signed credit card receipt for the down payment of $1,799.80. Note that the ******* have owned another week at ********* ** since 2001. The proceeds due to *** ******** were in the amount of $2,526.00.  At the time of the sale, *** ******** was in arrears on his maintenance fees in the amount of $3,820.00 for his week 41 in unit ****.  An agreement was made with *** ******** so that the proceeds from the sale would be payable to ********* **  *********** *********** and this would  settled his account in full.  

      Soon after the file was turned over to the title company “********* ****** and Title” for processing and closing.    For whatever reason, the ******** never completed their purchase.  I do know that **** ****** passed away in 2021.  

      In his complaint, *** ******** states that he wants a full refund.  He did not pay us any money.  He is possibly requesting a refund for the purchase of the two weeks he purchased 12 years ago and has used.  That is not possible.

      There was nothing fraudulent about this deal, nor was there any mistake made.  The ******* came in and purchased an additional week of timeshare.  For whatever reason, they did not complete their purchase.   I have attempted to contact *** ****** several times to no avail.

      Been trying to sell or give back my parents timeshare/deed with RMC Resort Management Company in Hilton Head Island SC for the past year-we paid them over $400 to list the timeshare-My parents have paid close to 10k this year alone for past assessments and maintenance fees they were not aware of until this past year when RMC took over Please help us navigate and assist

      RMC is a timeshare management company and all of the timeshares that we manager are deeded timeshares not unlike the deed that someone obtains on their primary home.  We are not in the business of buying or selling timeshare.  Anyone who contacts us is directed to their options to sell their timeshare including recommendations for timeshare resale companies as well as information on various timeshare resale groups on the internet that other owners have had success with selling on.
