      I pay my *************** online at AMS site. Have not been late in recent years. I add a lump sum to the online account and replenish when need. AMS is charging me return check fees and return payment fees. I've asked several times how to resolve. They don't alert me by mail and the fees are random. No one can explain exactly why this is happening so I have no way to fix it.I asked before and I ask today what am I doing wrong. They blamed my bank. But my bank has not record of a return check/fees. I don't just want a refund. Once I get a refund I will return to paying from my bank. It doesn't look as if AMS thinks solving a customer's issues is priority.

      Good evening,

       

      The homeowner submitted a payment that did not include the account number to which it should be applied. Our payment process requires the homeowners account number so the bank knows where to apply the funds. Without that, the payment must be returned.

      There is a $25 return payment fee for the additional administrative work required for processing the returned payment.

      The attached notice was sent to the owner to inform them of this.

      ************************* called our office to ask about the fee. My homeowner service representative tried to explain and help with the concern but ************************* became irate, used foul language and would not let our representative finishing explaining how we could assist with the issue. ************************* then hung up on our representative.

      AMS Association management solutions is acknowledging they are refusing to schedule a meeting with homeowners discussing numbers and budgets regarding contracts. There have been several attempts to schedule a meeting to discuss the matters at hand. AMS Association management solutions has continued to refuse to have a meeting with home owners at the *********************. Actual contract with the landscapers Landscaping contract amount ****** AMS Annual budget summary Landscaping contract ****** Have several emails requesting a meeting to have these numbers explained and always told this information is only for HOA board members only. There are several other discrepancies with the contracts. AMS refuses to provide receipts or invoices to homeowners claiming that information is only for board members on where the money is going and how is it being used.

      Good morning, ********. I'm very sorry for the inconsistency in this situation. While contracts are not necessarily off-limits to non-board members, if the board asks the manager not to disclose certain items, the manager typically has to comply. This could be the case, especially if your community is still under the control of the developer- this is the case for your association. In fact, a developer-controlled community may also be the cause for inconsistencies in the budget, compared to the contracts. When doing build-out-budgets, cost typically fluctuates dependent upon occupancy rate and any actual costs that differ from the initial estimate. It seems that your qualm may have to be settled by the board- whoever is acting on behalf of the developer. Please feel free to reach back out if I can be of any help in this matter.
