    This company's BBB file contains a pattern of complaints in which consumers allege problems in refund/ exchange, customer service or service issues. The company is currently working with BBB to eliminate the complaint pattern concerns. The company communicated with BBB on January 10, 2019, and stated; Our cancellation policy is stated on every one of our ads and does allow for full refunds of days that fall within a mandatory evacuation order. We do not cover anything outside of the mandatory evacuation but we have always tried our best to work with the renters by allowing them to change their reservation dates to a later time that year. We do offer travel insurance for anyone traveling during peak hurricane season. The office hours have been modified to accommodate customers by being open seven days a week for customer's convenience. Guests are given emergency contact numbers in their check-in information for any issue that would arise after 6pm.

    The business has agreed to work with BBB to correct the underlying reason for the complaints. BBB will continue to monitor the business for future patterns.

    Amount of money. $124.10. Two nights lodging. Damage charge $120. Total $244.10.Reservation *****. Business committed 5 nights. BC ****. 11/21/22 -11/26/22.A condensate alarm for HVAC behind locked door. Very loud. Noise was unbearable, I left at 5 PM on Nov 24th after repeated attempts to get a resolution to this problem. Damage to bi-fold closet door was not discernable because the door was open when I arrived. Company charged $59 as part of package for damage insurance then charged my account for $120 to repair the door. Ocean Breeze Office contacted at 9:14 am, *****, concerning the alarm. Ocean Breeze emergency number contacted 3 times. No resolution or information that problem would be resolved during my stay. General Manager contacted on *****, and on **** two times. No money was refunded for the two nights that the room was not suitable for occupation. I paid $59 for damage insurance but my account was charged $120 to repair a damaged bi-fold door. Management has stated "since the damage was not turned in before you departed it is not covered" and "no reimbursement for the alarm as maintenance was sent out to fix the issue on 11/25". On **** management wrote "The alarm, we actually had to send a outside vendor out to the unit, it is not something our maintenance would have been able to fix". No indication of when the repair was actually made.

    Dishonest uncaring people. Will rent you a unit that is in disrepair then blame you for causing it.

    ******************************* had rented Forest Dunes Resort 1010. Ms. ***** and her son **** checked into the one bedroom on 1/1/2022 and checked out on 3/1/2022. They had called in a maintenance issue which we dispatched our maintenance out to the unit, they did not like what our maintenance tech said so the owner was notified and the owner herself called out another maintenance tech. The maintenance tech that the owner called out said there was no issue, as did our maintenance. They came into the office to discuss the issue and they were offered 2 other units to stay in, however they did not want to move and said they didnt like the other units. He then complained about everything in the unit because they were not happy with the outcome of the situation. Ms. ***** complained about how uncomfortable the couch was, as her son made her sleep on the couch, and he slept in the bed. Maintenance had to go in and do repairs after Ms. ***** and her son departed. They damaged the wall and ceiling when they taped over the vent with duct tape, and it pulled paint off of the wall and ceiling when they removed it before departing. They also ripped the towel bar out of the wall which maintenance also repaired . The son **** has gone around calling employees of the company names like b*tch and c*nt and leaving bad reviews everywhere he can even though they were offered 2 units to move to and they choose not to. They then tried to book another unit on 5/17/2022 for the next year from 1/1/23-2/28/23, however we cancelled their reservation as we have the right to refuse to rent to a guest who damages a unit.
